It probably is a breach of contract as most leases preclude business uses and have several standard clauses which would prohibit it. It is largely dependant on the freeholder and whether they care enough to crackdown. There will be a chain of contracts and insurances which will be breached by short term lets including mortgage terms on the freehold and possibly the leasehold it all depends on who cares, if anybody. I have a number of apartments that i own and rent on airbnb it all depends on who the freeholder and if they care enough. Apartments are also more likely to be deemed a material change of use in planning as they affect communal areas and the uses of them see the recent planning decision in Scotland. But for now crack on while you can.

Probably illegal, because though the lease and the LL allow it. There are laws that every city has in place that restrict such short rentals
