In the video, I have discussed the Indian Real Estate History, Growth of real estate in India, Indian housing bubble and Indian housing market crash. I have divided the evolution of India Real Estate in 4 parts - Post independence till 1980's, 1990 to 2000, 2000 to 2010, 2010 to 2019 and post 2020. I have explained the reasons for growth of real estate market in each decade, why and how property prices went up, how Indian housing bubble was created in each decade and reasons of housing market crash
The famous quote by Mr. Robert Kiyosaki, "if you want to predict the future, you need to study the past" applies to real estate aswell. The objective of this video is to understand factors affecting growth of housing market and property prices and learn from them which will help us predict future better and do better real estate investing.

Modiji looking for black money in Swiss bank when more money than Swiss banks are in India real estate market. I just finished 8cr lands deal In Gandhinagar Gujrat with 1cr stamp duty so rest of 7cr cash isn't that black money?

The Indian real estate market could be considered one of the least regulated markets globally. It appears to operate without significant consideration for economic, political, or social factors. I've spent the past year searching for properties in the South Mumbai region, and I've noticed a trend among developers. They seem to have redefined the concept of a "quoting price," charging exorbitant prices without a clear rationale and presenting confusing cost sheets to make it seem fair. Conversely, the reality for affluent property owners is quite different. Despite their substantial investments, they struggle to recoup their initial investment due to a lack of willing buyers. This situation seems to be a result of a vicious cycle perpetuated by marketing and sales companies. They lure buyers into this inflated pricing bubble, ultimately making them pay 10 to 20 times the property's actual value, with little hope of recovering their principal investment even after a decade.

People earning 1 to 1.5 lakh a month cannot afford a decent house at current level…my question is who is buying…is this demand even real or just investors bumping the prices and storing their black money

Plenty of reasons why one can have lot of money even if salary is low. If one has ancestor property which is sold - this will give lot of black money. Parental home e.g. smaller apartment of parents can be sold to buy bigger apartment in same city. Spouse earning equally well so combined loan can be higher. When kids earn equally well then parents can also buy high-end apartments since they invested wisely. Many ladies are home makers but provide tuitions, day care, yoga classes, reiki classes, etc. Many ladies do good as stock traders also and can build sizable money even being at home. If tuitions or yoga classes, then no one is paying income tax. Plenty of ladies are providing food/catering which gives lot of money.

The main reason for hike or downfall in real estate market gaps in government system itself. 1. Here government means = in general, local government, that is; municipalities for city (urban) and panchayat (rural) Each municipality and panchayat has own set of guidelines and own approval system. (Its own system of "corruption") that has resulted end user in a nightmare. 2. Stamps and registration department functions differently and has own set of procedure, that too more surprisingly within one state, each SRO work with different set of rules. 3. Like each state has its own RERA with there system of corruption within each state RERA. THE PUBLIC IN THIS COUNTRY has NO OPTION except to BOW DOWN to Nexus of local government and builders

​​@@SandeepKumar-hx7qtAll new launches are not having big sizes. In Godrej 146 min size is 1800 sqft and in M3M also around 2000 sqft. Also, prices in Noida increased due to other factors. Authority increased land rates by 30% which increased prices of existing properties. Secondly, for new launches 100% land cost to be paid upfront whereas earlier builders had to pay in 10 instalments. The dual effect of increased in land cost and 100% advance payment of land cost resulted in substantial increase in launch prices. And people keep thinking about that these prices are inflated, 5 years down the line when Airport and other inductries will be operational, these prices will soar further.

Past can't be accounted for in Indian real estate market. Because more people have moved abroad and have strong dollar and pound to park in housing market. We voted for modiji to bring dollar and rupee value near 1990 values but in fact it went in opposite direction. Now more NRI are investing their black money from abroad through hawala into Gujrat real estate.

No NRI wants to invest in India given the poor returns in the last 10 years An Apartment bought in Noida for 40 lac /90K USD in 2011 is now worth 70 lac/82K USD. In the same time period a 300K house in California became 600K.

​@@prabuddhaghosh7022​​​ who said the value of flats in noida hasn't increased. Leave 2011 My dad purchased 3bhk in Gaur saundaryam, greather noida west (earlier noida extension) for 80lac in 2015. Currently it's value is around 3.3Cr. Guess you need to move out of internet and see the reality. Even local developer with no amenities or socity just flat are demanding 90-1cr for 3bhk in ghaziabad and noida region. Leave Delhi.

middle class & poor class r more or less becoming same thing now in india....50k to 100k monthly inhand salary is very common but still far too much insufficient for proper investments.....so top 1-2 crore people r actually pushing the economy....rest all r hopeless, waiting or simply dropped the dreams & spending on cheap thrills like sex, drugs, alcohol, dining out, traveling, mediocre vehicles....

I still feel the price will surge till 2024 and from the mid of 2025 till 2029 there will be the time correction for sure and hardly you will see price growth..

Over the last 100 years the US stock market has provided an annual 8% gain. Dont look at Dow Jones as it is got winners bias, the more successful companies are added to it. The overall market has provided 8%. Also over the last 100 years the US real Estate market has provided an annualized growth of 8%. So over a 100 year timeframe there is no difference.

this market is under huge speculation. It's a common sense that if interest are at 9-9.5 then retail will not buy house, in covid time there was genuine demand due to low interest rate amd low stamp duty.

Very nice video. I can relate to this trend. I bought an under construction 2 Bhk in kothrud Pune for 43 L in 2008 and sold it for 86 L in 2018. I then bought a resale 2 Bhk in Malad Mumbai for 1.7 Cr in 2018. I think Pune prices grew faster than Mumbai during this period. Is this correct?

Thanks for sharing details. That's the fundamental problem with real estate. A person invests majority of their portfolio when it comes to real estate so timing is very important. In your case, 43 lakh rupees turned into 86L after 11 years which is 6.5% returns before taxes. Post taxes it won't even best FD returns.

@@6870FTW Also, he hasn't added all the costs in 43L such as his downpayment, EMIs cost (it differs almost every couple of years), interiors cost, property tax, registration, stamp duty, etc. If anyone adds those costs, then they'll come to know that real returns are mediocre.

Say something about price to rent ratio Affordability index of Indian metros cities for e.g average flat price in Mumbai western suburb is 3 crore and roughly EMI monthly is @3.00 lac , how many people can afford this flat ? You need minimum 6 Lac per month income to stay in this house

When advisors talk about supply and demand in this black money moving Indian real estate market they not looking at one thing. This is more of investor actually black money investing market. Actual end users who need housing never reach their destination because so called investors jumps in new schemes before even project gets finished. I'm in USA and our Market is more transparent compared to India. Most of 99acrea and magicbrick listings are resale properties and most of them are not ready to move because it's a ponzi scheme. Modi government need to adopt USA tax rules. Bring property taxes annually just like USA according to market value rather than so called "Jantri". Also all renters should file their rental expense with their annual income tax like USA. Therefore people who are buying flats or houses just so they can make money off rent will be paying capital gains tax at end of year. Just like right now everyone has aadhar card all properties in India should have tax number which should be taxed based on it's use. Once government start taxing so called investors hard than price correction will follow. Right now it's 1000% guaranteed profit market as investment because government isn't taxing properly I guess.

I dont get why people live in Mumbai. Its worse than Manhattan affordability wise. Mumbai is a very special case and cant really be used as an example to understand Indian Real Estate.

USA 🇺🇸 per capita income is $80,000/- and india per capita is $2000/- where the comparison, india going to be in big trouble due to real estate bubble affordability index of Mumbai is 0.25 which shows housing is beyond reach

I think India too will see its Evergrande moment. Don’t know when but it will see. A descent flat should not cost more than 5-7 years of a person’s average salary in their city. If it is more, it is a bubble, prices will correct. Flats should be affordable for an average middle class buyer.

​@@vishalkanwar2333Just stating example from USA, here average salary is 60K dollars whereas average property price is 400K dollar which means approx 7 years salary. Also, one thing that most Indians fail to understand is that mortgage loan interest rate is way lower in developed countries. They are not paying 8-9% home loan. In India, almost all metro cities have real estate bubble where average salary is around 1 lakh per month or 12L per annum but the average 3BHK price has gone to 1.5 crore which is 12-13 years of salary.

@@WalterWhite-og6wj with the average salary in IS it takes 8.5 years to afford an average house as of 2023. Also in India you can afford a 500sq ft house in India with 7 years of average salary. On top of that you pay much higher taxes in the US, not just income taxes but property taxes also. Have you ever heard people in India selling houses due to high property taxes? Common in the US. As of 2023 mortgage interest in India is around 10% but in US more than 6% given that average GDP and salary growth in India is 7% compared to 2% in the Us

भारत में अभी शहरी आबादी 40% के आस पास है मतलब 140 में से 56 करोड़ लोग शहर में रह रहे है और यह शहरी आबादी 60-65 % तक 85 से 92 करोड़ तक नहीं हो जाती तक शहरी आबादी बढ़ती रहेगी और धीमी पड़ जायेगी जैसा चीन और अमेरिका जैसे देशों में हुआ , जिन राज्यों में शहरी आबादी 40% से कम है वहा प्रॉपर्टी बढ़ेगी लेकिन कुछ शहरों में ही , उत्तर प्रदेश में एक्सप्रेस वे बनाने से डेवलपमेंट तेज होगा और यहां केवल 22% आबादी शहर में रहती है मतलब 25 करोड़ में से 5.5 करोड़ लखनऊ ,कानपुर ,आगरा , झांसी, प्रयागराज में प्रॉपर्टी ली जा सकती है , मध्यप्रदेश में इंदौर ,भोपाल ,जबलपुर , सागर में क्योंकि यहां भी 30% से कम शहरी आबादी है , गुजरात में अहमदाबाद ,धोलेरा ,सूरत में अभी और प्रॉपर्टी बडेगी क्योंकि वहा रोजगार की संभावना है और लोग वहा और जायेगे छत्तीसगढ़ ,झारखंड ,ओरिसा में भी कुछ शहर अभी और बढ़ेंगे,जिन भी राज्यों में 30% से कम शहर आबादी है सरकार डेवलपमेंट पर जोर दे रही है वहा के आबादी के मामले में टॉप 2 से 3 शहर अभी अच्छा रिटर्न दे सकते है

इंडिया का कुछ हो नहीं सकता भाई. में पिछले साल इंडिया आया था तो मैंने ऐसा कुछ देखा. जमीन के भाव ट्रिपल हो गए रातों रात जब लोगो को पता चला के यहां से बुलेट ट्रेन जाने वाली है. अरे भाई ये तो बुलेट ट्रेन है कोई थोड़ा स्टॉप करते करते जानी वाली है फिर भी मार्केट मे धमाल मच गया. ये हे हमारे देश की मानसिकता. मेरे गांव की खेत की जमीन के भाव १ cr पर बिग हो गया ना जाने उसमे से कोनसा खजाना निकलेगा. इंडिया के लोग स्पेक्युकेशन से पिछले २३ सालो से चलते है और अभी वो खेल खतम नही हुआ. जब तक रियल प्रॉपर्टी प्राइस पे सरकार हर साल लगाना शुरू नही करेंगी. इंडिया का रियल एस्टेट मार्केट सिर्फ इन्वेस्टर्स पर चलता हैं. हमारे ४० बिगा जमीन खेत की गांव में हे लेकिन इतनी प्राइस मालूम नही कोई इस नाटक पर से पर्दा उठाएगा कि नही
