Yes I forgot to mention that but you’re correct you can deduct the depreciation from your taxable income as well!

I’ve seen the podcast you’re talking about and while I think Paul doesn’t give terrible advice I do agree more with JL Collins. Mainly because I think in order to truly be a passive investor you can’t make active decisions thinking that one sector or category will out perform the other. That defeats the purpose of passive investing. I truly believe the best approach to investing is to buy a broad low cost total market index held at market cap weights and don’t change your strategy and try to figure out what sector or category will do what over time and instead focus on increasing your income, lowering your costs and maximizing savings rate while letting the market figure out who the winners and losers are. Maybe his strategy will slightly outperform a total market approach who knows? But think what if he’s wrong and the opposite is true and the total market outperforms. I think it’s best to stick with the more simple plan and not try to guess. (Just my opinion) I appreciate the question and thank you for watching!
