Thanks John! We are pleased with the way things are turning out so far! We do not regret our decision to purchase here in Oct 2021 one bit. Well, being on the Buffalo or Tennessee rivers would have been nice. But then we wouldn't get 35 acres for what we paid.

Ended up renting a 6Ton excavator for a month to do lot of DIY work. The video production took a back seat to the rented machine sitting idle! Ran out of $$ at the end of 2022 and Hef The IT Guy is replenishing the LC kitty with his IT security gig for more RV park development soon! It's good timing because Comet Troy can get caught up on videos which only costs his time!
That's exactly right! Usually, we would put in a "Time is of the essence " clause with a due date and sanctions for missing that date. However, that's impossible when business is conducted and agreed to on a hand shake without anything in writing! Things are different in a small town when reputation, good and bad travels at lightening speed.
a 200 site camp ground uses about 4000 galion per day sewar flow . i own a 200 site rv park 135 seasonals . that setup never cut it we have a sewar plant . stream discharge
Out of all of our infrastructure, dealing with human waste has been our biggest concern. Fortunately, we are not building a 200 site camp ground. There will only be 5 RV sites on this septic system. Scalability would obviously be a concern for a larger operation. Also, the intent of this septic system was to be a quick and dirty (pun intended) method to begin living on the land ourselves in order to construct. We are very interested in learning about septic system alternatives if you would be willing to point us to resources! Thank you for your support!
