Prospecting time according to the FCC is from 8am to 8Pm. but you do you. 7am to 9pm works too.

Loida, excellent video as always! Question: Do have feel your CMA/comps are accurate prior to the listing appointment with expireds? I'll be going on these appointments soon - but other agents are telling me you cannot get accurate comps without seeing the property first and doing a deep dive analysis (over several days).

Hey! So when i prequalify a seller I ask a lot of questions regarding the condition of the home and when I run comps, I find properties similar to the condition they described. Once I see the home in person, I can determine if the price needs to be adjusted, but for the most part I do have a good estimate number or potential range that I would suggest and once in person we settle on a price

Then yea call after 4! I’ve gotten great response after that time. As long as you consistently do it, you will talk to people!

You can subscribe to a service like Vulcan7 that give you the data for expireds, FSBOs and more in your local market.

Do you ever call old expireds? Maybe 1-3 years old? Thoughts on this?

Yes, Do it!! Many times you’ll come across some that never relisted and are now thinking of selling again. They are probably also not even getting contacted by agents anymore so you will have better conversations!
