In this video, Kelly and I tour 26 acres in the eastern part of the state of WV. The land was beautiful with incredible views and pasture land. But at $12K per acre it might be too expensive to buy for a farm/homestead.

If that property is as close to the ski resorts that you say, it won't be long before enough people buy and build fancy homes around there and then they start yelling about your pigs, cattle, etc. Would not be long before you could not farm as you wish...

TROY, good stuff, personally I like it,, With the dreams and plans I have for that parcel , at 66years old, I'd never be able to enjoy it. But man,...that's a nice peice of land!!

Pretty much everywhere in Canada you're looking at tens of thousands of dollars, even hundreds of thousands per acre. The American dream still exists. Never let foreign investors and corrupt governments steal it from you like it's been stolen from the Canadian people.

it's been stolen because folks are selling it, not because of gov't, with housing at a historic low as far as availability, prices are the way they are because of it, supply and demand!!

It’s a bubble. Housing is relative to your geographical area. There is not a mass housing crisis. And I Do blame government. If it were not for the FedGov’s loose monetary policies (expansion), and artificially low interest rates, housing would be much more attainable.

The land would be stolen if the State took the land off Canadians & sold it to foreigners. Did this happen? If you never owned the land it was never stolen from you.

I live in the Eastern Panhandle of West Virginia and the land prices are insane. Berkeley county is bad enough but Jefferson county is worse. I've been trying to find some acreage with a decent house as well but everything the right size is more than we can afford. They're above $800k in Jefferson county.

Bed and breakfast in a beautiful farm cabin just ten minutes form the resort. A couple of extra cabins, why not? But only if you are into that kind of thing. A few pictures of baby goats and the price for the week doubles.

I miss West Virginia. I now live on a 60 acre (roughly 2000'x1000") farm in Coastal Mississippi, total elevation change is 24 feet. Of course, all 60 acres is 100% usable.

very nice, rolling hills. You could do a lot with this property. A little too open for me. I couldn't justify the price just because it's close to a ski resort. I don't think I would pay more than 4 or 5 per acre.

I saw that property online as well. Didn't look at it but did seem a touch high for a mobile home, nice land and views though. Nice area though bit of a pain to travel with all those mountain roads around there.

I'm about an hour from snowshoe and about an hour from the national park. I think we can take advantage (commerce wise) of those traveler dollars, but are certain we did not pay too much per acre. We sure dont have enough buildings...but the sawmill did just arrived🙂.

Here in the UK,as a beef farmer for good quality land(mowing land) fetches minimum of £10000+ per acre..

In some places of WV, like property would sell for $1,000+ an acre. Northern Virginia and the D.C. metro area is the main driver for these prices.

That certainly is a very beautiful view! We lived along the outskirts of Clarksburg when I was a child… going slightly SE from there…. Near Quiet Dell and Philippi…there are some ‘backroads’ along one of them is a farm where my best friend had his horses kept in exchange for us doing the hay for the farmer every year. It almost looked like you was walking that farm when you was at the top meadow and talking about the gorgeous view and where you’d put a house! I’d have to 100% agree! Thank you for the ‘tour’ and some beautiful pictures…video of the mountains! God bless you real well!

The price may be right--depends on how the land lays, buildings, water source etc. i have seen property in KY snd TN go for $20,000+ an acre.

In most AZ Counties land goes for $45,000 an acre for nothing. No water, no utilities, Nothing… just raw desert. Did I mention there’s no water? Anywhere

Why is the price so high. Mineral rights, future development potential? Are the prices discounted if you are buying 100 acres? $450,000 for 100ac of desert sand seems a bit “over priced”. 👍🏽

Shot 12k is a bargain in my area. These Houston fools and out of state developers have shot our land up from about 4k per ac to over 15k per ac and it’s crappy youpon covered junk.

Semi-Seasonal Short Term Rentals sounds like an interesting setup, very limited in places that can manage such. With a house built at the top of the hill, they'd be more than far enough away...

12k per acre for prime ag Land near a metropolitan area is not uncommon. Because of land for building a lot of agricultural land is becoming too expensive to farm.

We purchased 51.3 acres at $4800/acre in Carrsville VA. We are looking for a Timber broker near us, but no knowone because we are moving from MA to VA. Any help you can give is appreciated. Thank you fro all of these videos. We have learned much from you.

Beautiful piece of property, super jealous of all the water you folks have. I love visiting WV, don’t know if I would ever be comfortable living that far from the ocean though.

Depending on where in WV one resides... we can be in Myrtle Beach or at the Jersey shore in 7-10 hours. Ocean City, Maryland or Virginia Beach in 2-6 hours. The best part of WV are her people and the rural nature of the state.

@@HarrisonCountyStudio I try to visit every year. My mother in law is now in southern Ohio. Driving an hour while I am there to go explore WV once or twice is probably good for everyone involved. It's beautiful, and the people are amazing, but I've spent my whole life within 10 miles of the ocean. The way the air feels and tastes is just different.

@@ericc3327 I love the ocean too. I couldn’t agree with you more with how the environment makes you feel. I absolutely love watching the sun rise on the Atlantic. The cold sand beneath your feet, the sweet smell of the salt air, it’s breath taking. (I have a video with such an event from Myrtle Beach, SC on my home page). I was fortunate to watch the sun rise from atop of Seneca Rocks (Pendleton Co. WV) when I was much younger. Along the maintained path, it is about an hour hike to the top. Once you teach the ridge, there is a look out platform and you can continue, at your own risk to the very top of the rock. The view is spectacular in its self. In the early dawn light, you can watch the fog ‘snake’ thru the valleys bellow, slowly flowing like water thru a stream. As the sun crest the horizon, it pierces thru the sky, casting long shadows of the mountains tops. The wind picks up, it feels cool, but the warmth of the sun on your face predicts the weather for the day. Simply majestic.

The price is cheap but if there is enough snow for a ski resort I doubt you could get in there easily.

300.000 is way too expensive IMO. If you Have 300 k to buy new land with you are already Rich. Most people could never afford that.

With a water supply like that you can;t drink it like that LOL . Most of them have a couple of dead mice or rats which drown in there. Maybee a raccoon.

Very pretty but would not be that close to others especially that garage almost on the property but not belonging to the property. I can’t find a realtor there to help us find land so it’s been frustrating..

This is one of the worst times in American history to buy land. The injection of fake money into the economy, vis a vis endless quantitative easing, has resulted in an epidemic of inflation and real estate prices are no exception. Some dire times are coming for this country, including a collapse in many different markets. That same land will cost a lot less 3 to 5 years from now, when folks are less interested in skiing and more interested in scraping by. Homesteaders and preppers will be just fine, for the most part.

He was being paid to look it over and give his opinion by a potential buyer. That's something he does occasionally. If somebody is interested in some Property in West Virginia,but is to far away to personally look at it,for a fee he will look at it and video the property for them. And give his opinion based upon his knowledge and experience of West Virginia. It looks like some folks like using his service in that way. Personally I enjoy the video's he sometimes puts up of the land.
