Massachusetts housing is more expensive than ever. Here's how lawmakers hope to bring prices down.

It's getting harder and harder to afford a place to live in Massachusetts. If you're looking to buy, real estate company Point2 says more than half of all listings in Boston proper are over one million dollars. Only four other cities also pass that mark, and they're all in California. For renters, the picture isn't much better: according to data from the U.S. Department of Housing and Urban Development, Massachusetts has some of the most expensive rental prices in the country, and the most expensive Fair Market Rate for a one-bedroom, of any state.
State lawmakers have filed dozens of bills aimed at bringing prices down, and recently, the Legislature's Joint Committee on Housing held a hearing on nearly twenty of them. Adam Reilly is joined by the Senate co-chair of that committee and Caitlin Golden, director of public policy for the Massachusetts Housing and Shelter Alliance, to discuss the solutions that are currently being weighed.

@2:07: "most people moving out of MA are NOT high wage earners but those earning LESS than 200K". The senator replies, "Correct". Umm, hello? Are we talking individual salaries? So in MA we consider those earning under 200K/year low wage earners? Wow. Is 175K now barely scraping by?? Regarding the ridiculous renting/housing costs in greater Boston, the age old human problem of greed is a factor.

Affordable housing hurts local tax revenues (real estate taxes). The people you are watching are clowns trying to sell you a dream. In order to get affordable housing you need Non-Profit housing developers that can go to the bond market. You also need to have new methods of construction such as building with shipping containers. Don't let them fool you.

@@siriusjones956 They need to if they want AFFORDABLE. Shipping containers allow you to go modular which is a cheaper build-out and its energy efficient as well as weather resistant. Also, much better material than a traditional build.

When housing becomes unaffordable for all except the very rich, existing homeowners, and those with reasonable landlords (usually mom and pop) you know that the housing market has failed.

$1,800 to $ 2,600/ mo. is AFFORDABLE for 2 Bedroom,THAT IS INSANE and ONLY IN A POOR AREA ! MOVE TO NICER AREAS , COST MUCH HIGHER!

How hard is it to set limits on rent increase on apartments? A studio in downtown Boston is now more expensive than a two bedroom in Manhattan. Ridiculous! Massachusetts just never wants to displease the corporates.

Consider the terrible weather of Massachusetts, massive problem with pests, crime rate … why on earth anyone would stay there except for their job or universities.

The market rate is too high and every time they build these apartments they are at market rate or higher. This pushes people to move outside of that area. When they do this demand goes up in those surrounding areas which also raises the value of property. When the property value goes up so does everyone's property taxes. Much like San Francisco, they become so overinflated and so high that the people living there can no longer afford the homes they bought 20 years ago at an affordable price. These people are kicked out of their own neighborhoods and are forced to move outside of that area. More focus needs to be placed on lowering market value or at the LEAST stabilizing the market value. Having 10 apartments in an apartment complex cost 3000 a month is not helping anyone. More needs to be done here. The solutions and the incentive to implement these solutions end up being flimsy and counterproductive. You have towns like Brookline where old rich people will go to town hall and then protest the idea of building units that are affordable to the middle and upper middle class. They just want billionaires to live in their town. It's gross.

Its so bad you will not have police, fire fighters, nurses, construction workers etc because your pricing middle class out of greater Boston.

Who would want to live there? Seriously it’s not just the housing prices, it’s the taxation on everything and the loss of rights on the people that live there. In the one state that first went up against the unfair taxation and rule of a tyrannical empire fighting for freedom of Americans is turning full circle back to the oppressions they ousted from their commonwealth. I lived there for 17 years watching the transformation, paying taxes that were unreasonable with no results to better communities. Now with HB 4420 even hunters and sportsmen that pay some of the highest game management fees in the country will be stripped of their rights. Yes I moved out 5 years ago, loved the land, sights and people, but the politics are down right idiotic. You all will keep voting the same garbage in office until the state becomes a corrupt, broke, dirty, unsafe, dictatorship…wait it already is.

There is PLENTY of housing in MA! They just built an apartment complex down the street from me and there are several going up across the street from my apartment. The issue is NOT lack of availability, it is the price of these new apartments. All of the complexes near my are trying to charge 5000usd for a studio or 1 bedroom. Most people CANNOT afford a 5000 a month apartment. If you want families to stay in MA and Boston in particular, you need to charge 1800-2600 for a 2 bedroom apartment because that is what people can afford. These politicians are completely clueless or manipulated by the real estate corporations into allowing them to hog all of the land/real estate in MA. I don't understand the cognitive dissonance here. Maybe it's just genuine stupidity? I don't know, but I find this to be exasperating.

All needs to happen is to provide incentives to builders to build more homes at all levels. Fund private schools and abolish public schools. Incentives to allow families house and take care of their parents.
