That about what I am paying for a two bedroom little townhouse with a garage and my own little backyard. If I were to sell it and rent I’d be paying more then or around that for a one bedroom.

Yeah i never understood why they always want to sell the house and rent. I mean they obviously come from a place where incomes are high and house prices are low. So being priced out of the market isn't even on their radar. And on top of that, going back and forth between buying and renting is a huge money waste. It costs way more than being behind a few mortgage payments. Myself i'm living comfortable in a house that's got under a 50% debt ratio, and that i would be priced out of buying today. Because the average house price is 11 year salaries where i live.

He still might keep it. Dave gave him options to catch up but if his life is unstable worst case scenario he pays half the house and the bank repossess it anyway next time around and you are left with nothing. I wonder if his driving expensive car or has any other debts that may hinder the plan to keep house. We needed more details.

He bought it less than a year ago. He can sell it, make some money, save up more money and get in a better financial situation. He gave him multiple options, but it's clear that there are cheaper rents out there. I ran into one bedroom apartment for like $500 just a few years ago. Yes it was small, like 500 square feet. It was in a decent part of St Louis. Not the most beautiful neighborhood but not the worst. There's plenty of lowering areas he could rent from and save some money if he really wanted to. It's clear he's in a desperate situation though and he can always save up and get another house

His take home would only be around $2800 a month. He’s missed approximately 10 24hour shifts. That’s a $4000 hit to his finances.

I work in the Emergency Dept as an RN Educator, and EMTs/Paramedics should be paid way more than what they currently make,, they honestly do alot on the field prior to bringing people to the hospital. Unsung heroes..

I fully agree. They are some of the most underpaid members of the Healthcare team and a very vital part of it. The work is also both mentally and physically exhausting and PTSD is common.

Mine was built in 1954. We've done a lot to it as I still had original sinks toilets and bath. I save money then do the repairs. I don't go into debt making the repairs

Mine was made in the 80s too but has sever animal damage so my electric is FUGGED...Its not always about a house not being built well...BUT my wifes mothers home is over 100 years old and has plenty of life left :)

Having a 3-6 month emergency fund could’ve prevented this. If he got sick and couldn’t work for a while having an EF would’ve provided that cushion. Sounds like other debt is in play here as well.

FHA only requires 2.5% down. I know we want to help Vets etc but that is way too much risk to take. if you cannot put 20% down on a house, you should not buy that house.

He’s only $4,200 behind and it was due to a temporary situation. He can pay off a $4,200 debt and keep his house. Next he should work the baby steps and get the rest of his finances in order. I don’t think the house is the problem. I think the debt is the problem. Getting a roommate or two would also change the situation for the better.

Roommates with too little money or no money might make it all worst. In my experience people want to rent rooms because they need a place to stay not because they just want a room... The need creates issues in part because ability to pay is not linked to need.

I'm pretty sure that it is way more than $4,200, you are forgetting late fees, maybe by now attorneys fees if they already started the foreclosure process and sometimes even if you have insurance they will add insurance. I know this by my own experience.

This is the truth. We got our house. Everything passed inspection. Bought in the fall, the septic failed in the winter, and the dog blew her knee out. Then, our daughter was born the following year. Between the dog and septic, it was 35k. Then, 2 years later, she blew out her other knee. 😅

My husband, a nurse had Covid, he was almost dead, he was in hospital for 2 weeks and sick 2 before and after he was on oxygen for 3 months couldn’t work, I took care of him and our little boy. He finally was able to recover and got another job. Them he got Covid again he was weak, lost so much muscle, he missed more work then had to get another job then again he got sick! We were able to defer payments. Thank goodness. My house was purchased as a foreclosure at 90 I put down 20. It’s now worth 200-250. We now owe it 50! It was close !

He only needs $1000... Where is he spending his money? He has a three bedroom house too. Get two roommates for $500 a month each and you can make the payments again. Work at McDonald's on the weekend and you can get caught up on the behind payments and not even touch your first job's income. If this was needing an extra $5000 a month like it would be in an expensive area things would be a lot different, but his current situation can be solved without selling.

I agree. He must have been dependent upon having roommates to help make the mortgage payment. The drafts in the house and the electrical issues probably help drive the roommates away. Sounds like he bought the house without having an emergency fund.

The people that used to leach off me were only asked for 200$ each month per person and rooms back then were going for about 400$ per room at the minimum (500 to 600 more typical) so if the landlord offers him a place for cheap it might be a great opportunity.

@@anacorreia8058 Well you do realize there are people out there who have bought some stuff at such a high price they can't pay right? I used to live with one dude who made 600$ and he could not pay 200$ often. And another dude made at least 800$ but also could not pay 200$ (because of child support). So those two are proof making multiple time the rent amount does not make people able to pay!!!! Nothing personal but you seem to think in theory not in reality.

And plus places to stay have been getting more and more expensive and it is also possible to make less than it cost to break even anyway.... Also talking about what people should be making has little to do with what people do make but the point was that there are factors besides income that effect ability to pay. Beggers can't be choosers....

If he got sick because of his job he should have been covered by Workman’s Compensation. No reason to sell the house to only start paying 50% extra for rent. Why can’t he get roommates now? A 3 bedroom for a single guy is too much house unless you are house hacking

Not so great insulation in the attic and electrical surges are not going to be found on a standard home inspection. The surges are likely not stemming from the house anyway. Homes do not have power conditioner on them. Surges come from your power company.

Would have been good to know more about the caller's financial situation. What are his other expenses beyond the mortgage. Maybe a car or other asset could be sold or downsized to raise the necessary cash. We're only talking about a few thousand dollars here.

He might be eligible for mortgage relief program (HAF) grant. Please if you're reading this call them and apply. It's a grant that will cover your past mortgage and or property taxes. You never have to pay it back, it's a grant.

I would work a bunch of overtime and get current on the mortgage then keep working overtime save that money and repair the house after that you can choose to get a roommate if needed because mortgage probably isn't much more than a one-bedroom apartment

A personal loan is a good idea, but there's a high chance his Debt-to-Income Ratio is out of whack, so he will not be qualified at this time.

There is another option to get a cash buyer for your property that can buy and close in 2-3 weeks. That way you can sell your property even before it gets to the foreclosure stage. Recently my mentor Smarty shared a story about a woman from PA who was just 1 week away from her property taken away from the bank. She saw the ad from Smarty and called her who in turn got her a Cash plus deal where the cash buyer not only purchased the property at the fair market price but also fixed it and resold and shared the upside with her. Do not let the banks take away your property, equity, credit rating, your self esteem and your peace of mind.

He’s probably only bringing in $2800 a month just for his base take home pay. That’s not a whole lot when you factor in other bills. He probably has medical expenses along with missing pay due to missing work. If he misses 10 shifts that’s approximately $4000 in missed take home pay.

I’d try to find a way to make that work because it seems hard to event rent somewhere for materially less than $1K a month. I’d be hunting for some roommates or something but hard to let go of a cheap home unless you can replace it with something much cheaper.

Your house payment is a little over a thousand a month. In Tampa a 550 square foot studio starts at 1400. A one bedroom starts at about 1600. Annual rent increases on leases have gone up as much as 300 to $600. Do everything you can to keep from getting foreclosure on. You're just going to be jumping out of the frying pan into the fire. And whatever the heck your family is doing to bring you down financially, stop letting them. This is your livelihood and your housing you're talking about. Praying for you.

The question that comes up in my head,this caller said he was four months behind. When money starts coming in,for him does he have the option of paying the current month or does the money go towards the back due payments and fees and then going forward, you treat it like a debt snowball pay as much as I can when the money comes in?

The house could take a while to sell, especially if it's not in the greatest condition. It's probably best to do everything he can to solve the problem and not place all of his bets on the house selling in time.

EMT's can pick up all the extra hours they can handle with other agencies, or non emergency patient transport. There are many more medical calls than fiire/rescue. I'm glad he is 24 and can handle it. What can you rent ofr $1000? I think the caller can work his way out of this.

Should try to sell it on his own for 30 days while he gets his finances together instead of losing 5-6% to a realtor right off the top. Dave telling him his house will sell quick at that price is short sighted at best. Plenty of cheap houses in Huntsville and newsflash the buyer pool has dried up

5-6 % for a realtor ?! Here they sell your house for 1.25-1.75%. Looks like realtors are really making bank off of you suckers lol. Selling the house sounds like a dumb idea. He might end up being priced out of the market. I know that it's hard to believe in areas with high incomes and cheap houses. But even in America houses are now 6.5 year salaries. I know thats it's not yet 11 year salaries like it's with us. But i would be carefull nonetheless. Lots of well paid professionals are stuck renting the rest of their lives because they didn't buy in time.

I do not know about this type of loan, what happens when you fall behind? do you just incur interest, or are there penalties? the thing that concerns me most about debt is that if you fall behind, the penalties practically ensures that you can never recover - for many people

Probably some combination of a lack of a budget, lack of intentionality, bad spending habits, and having a bunch of other debt payments in addition to the mortgage.
