The Cleveland rental property I bought in 2015 just keeps getting better and better! I have had a tenant who never paid rent for years thanks to covid and Cleveland eviction rules but we may have some progress there! Kind of bummed about the cash for keys deal, seems she is being rewarded for her bad behavior, I do understand your reasons though but it sure would have been fun to watch a video of her and her belongings being taken to the gutter.

the government literally created the entitlement mentality. and we have Lyndon Johnson and that session of congress to thank for all of the messes they have created. basically what happened is after JFK was killed and the nation was in national mourning, they immediately expanded the role of government, and pushed through a crapton of social justice nonsense. and we are seeing the effects of it pan out and result in failure today

Yeah I remember I was looking at a 48 unit complex there, the numbers made sense on paper until I learned more about how awful tenants in the area are.

Finally gotten good news to get rid of the free loaders of tenants. Smart to fix it up to get it on the market and wipe your hands clean from this house.

Glenville Riots? I've always heard about the Hough Riots. I put this on my favorites, cause I'm also a history buff, plus being my city. My mom & her siblings grew up in the Glenville neighborhood. Interesting how you're part of history, now. I'm glad this is closer to being the end of this chapter, for you.

I also had a bad experiance in Cleveland. Not as much money as you and I donated the home to the church next to the house. All kinds of issues and was not worth me fighting through them to keep it.

You've got a historical landmark Cleveland used to be nice, then it wasn't, and now it is again. Not as good as the 1920's though. (I live here)

It's a good place for young people who are out of college! Trains(Amtrak & metro), big fresh water lake, bike trails! Lots of good stuff. I was looking to sell all my RE and park the cash in Cleveland but still too chicken to do it. Out of all the cities in USA, it's probably going to appreciate the "most" in the coming decades.

When you do cash-for-keys to get a tenant out, do you stipulate that they only get the money if they don't destroy the place?

They are idiots that don't understand the law. There is a lead paint law that was recently passed in Cleveland. The management company is being hyper vigilant so that they don't get in trouble.

​@@pamelavance8753Nope. You have to get the lead paint inspection. Real estate agents in Cleveland can talk more intelligently about it but it's not like how it is in other states where you can hand a form explaining the house may have lead paint. If you have lead paint, you need to remediate/remove it before putting the property on the rental market.

despite all the blah blah blah the tenant should be paying rent on this beautiful house. No excuse after 3 year gravy train. At this point tenant should have more than enough to buy another home somewhere else.

Politicians keep wanting to help tenants with their rent and stop evictions. while it helps the tenants, it doesn't help the landlords. They don't understand that the landlords need to make money or they will not buy more properties and may sell them or abandon them once tenants leave. Then there are no more places for rent.

Are they going after the back rent ? We just got in Tuesday to one that we bought at Sheriff's sale on 23 March here in Ohio . I like to be able to keep an eye on them that is why we keep close by . Me and the wife love the high interest rate cash is king . I'm about 50 mins from the one of yours .

I enjoyed the information you provided in this video. I worked 7 days a week before and during "covid" and paid my rent ( May 2017 ) but unfortunately I had 2 strokes in October 2020 and thru a series of events I applied for assistance for my rent and my landlord worked tirelessly to make sure all the paperwork was filed on his end and I did the same on my end, my girlfriend and I were constantly calling all the numbers we had trying to follow up and finally we received our approval after 3 months then another 2 months before they cut a check for my landlord and in the mean time I using money from Insurance I had thru work to keep the rent current ( 845 ) out of 1500.00 in disability Insurance monthly, between DR. visits and therapy and normal living expenses I struggled but I didn't give up and the 2nd time the rental assistance came up I applied and approved and was not any different than the first time. I still live that mobile home park and it has 200 mobile homes in it and everyone has a unique circumstance and not all cared 1 bit about the landlord and his financial needs but I do care. My health has not changed good or bad and I still struggle every month but my rent gets paid, I cannot afford to live any where else in this economy and rising rental prices and everything else rising plus any credit I did have went out the window when I had my stroke because I went from $ 1500 a week to $ 1500 a month, rent is necessary but it's not FREE.

That they had to live there rent free. I don't know. It wasn't really a lawsuit but a rambling letter demanding 35k to move out

@@investfourmore unbelievable….all I can say is people that game the system still surprise me. Sorry you had to deal with this. You shouldn’t have had too but I guess at the end of the day, it is what it is. You probably can’t comment since all of this is still in play, but I would sue these people and tie up anything they owned FOREVER!! I don’t know if it’s possible to garnish welfare checks or not, but I’d sure find out!!

Cleveland has made it intentionally difficult for out of state investors. They are trying to stop the in-flooding of investors buying up cheap real estate for high cash flow

Which makes no sense because real estate investors are fixing up properties that would remain vacant and derelict and providing rentals to the area. They need investors to help fix up their neighborhoods and provide affordable housing.

@@sahnie82 Correct. Cleveland is taking the typical progressive Democrat-run big government approach. They think they can do housing better than people who do housing. Which is funny bc there isn't a single urban housing authority anywhere in America, which can address the housing problem effectively. They are all incompetent. The housing authorities who have stepped back, and provided incentives for investors to come in and clean up the mess, and then facilitated a housing voucher program with T&C that work for everyone, have seen great success.

@@kingmichaeln1 locals would need the capital to buy them and fix them. Most won’t be able to with the high interest rates!!! Retail buyers are usually looking for move in ready! The homes that investors buy usually are need of expensive repairs that could take weeks to months before they could move in. Most want to move ASAP.

Cleveland, Columbus and Cincinatti most likely. Any major city will be bluer and be hostile to landlords.

cash for keys means you are done with that person. They leave and you never haven anything to do with them again.

I know you had people hired to run your business with the property management, etc. but it’s still your job to pay attention to your finances into your business. You don’t just put it in somebody else’s hand and walk away that’s a recipe for disaster every single time.

Mark hasn't had a job in many years. He has admitted that if he were to be managing his investments, he would be miserable. He doesn't work. He has other people work for him while not only taking credit for their work, but also takes the majority of the profits from their work as well.

Never buy a property in another town, let alone another state on the other side of the country. When I was looking to invest in Cleveland, I noticed the law regarding evictions that the property has to be in your name; otherwise you have to hire a lawyer to file/appear in court for you. For those who hold properties an LLC or a trust, that's a major hassle and extra expense. There's a "wolf" real estate broker Holton Wise who has a youtube channel and they are located in Cleveland. It's not a town for lazy landlords. You need to know what you're doing, otherwise operator tenants take advantage of you. Sorry it didn't work out. It's okay though, you're a rich guy so you can take the hit.
