Originally the site of a single story derelict house on roughly 200sqm of land, Quintana 4598 now contains 12 small apartments ranging from 32sqm to 44sqm, with a focus on affordability and fostering of community. Each apartment is designed with flexibility and comfort in mind. The kitchen, bathroom, storage and sleeping area are condensed into a cleverly designed multifunctional joinery unit on one side, freeing up a larger area for the resident to personalise and furnish as they desire. Each also features a large balcony with a full size sliding door, allowing access to the outdoors, whilst a window above the door brings in even more natural light. The rooftop of the building, with it’s green space, swimming pool and common area, is designed to promote interaction between the residents and build community. In a city like Buenos Aires where the cost per square metre is really high, Quintana 4598 allows access to affordable housing in a central area, and the decision to build small apartments creates more generous community areas to make life better for its residents.

As a long time follower of this channel, I've come to understand the importance of a strong separation between living and sleeping space, especially in small spaces. This design sort of goes apart from that notion by blending the bed with the living room and tucking the kitchen away into the darkest corner. This is probably best suited to those who don't cook much, and love waking up to the sun.

Yes maybe the better solution would have been switching the bed and the kitchen and making it an open kitchen space and a closed of sleeping space 🤷🏻‍♂️

@@wellhello1603 The same for me. I could never live alone in a big apartment, being confined in a bedroom at the end of a long aisle without having an eye on what happens on the living room. In fact when I have lived alone for a short time on an apartment like that, I just locked the bedroom and slept in the coach on the living room. That was great: open space living room with kitchen and at night the coach became my bedroom and it was the best arrangement ever. I felt like I was living my space 100% without the anxiety of being alone at night and fearing burglars.

@@wellhello1603 I am on your same situation, the current disposition would suit me better than switching the bed nook with the kitchen, but still I wonder if they might switch from one apartment to the other. Maybe not vertically as that would make the piping more complicated, but maybe on the same floor you could have the two alternatives also to provide a bit of choice to people living there. Just a thought :)

Having spent time in Buenos Aires in the summer, I feel that the bed is positioned by the window to increase ventilation through the night. Summers there can be brutally hot and humid.

Would switch the kitchen and bedroom nook location. Personally I'd rather have natural light and be fully connected to anyone else in the apartment if I was using the kitchen opposed to be tucked away. Feels like being near the balcony there would be more ease of naturally venting smells from cooking. The bedroom relocated to the kitchen wouldn't be on show if you had guests and be darker in the mornings so you don't get the sun abruptly waking you up.

Agree , one other particular dislike of mine are bathrooms with no window ! But in this apartment there would be no way of installing one . Apart from that it’s lovely 👍🏻 and a useable balcony is an added bonus .

A balcony makes such a huge difference to the apartment, makes it feel so much bigger when the doors are open. Nice to see apartments that are actually lived in!

I would prefer the kitchen open and positioned nearest to the balcony for ventilation so that the odors won't stick to the linen and clothes, also for good illumination. The toilet stays the same but with exhaust fan and a louver door for ventilation. Bed is on the darkest part (conducive for sleeping) but with a curtain instead of a folding door for easy ingress and allows more inflow of air since it's farthest from the balcony/air source.

I disagree with people complaining about the bed placing, where it is you can lay there during the day looking outside and also you can have one tv for both the living room and bedroom and if you have visits, you have additional place for them to sit appart from the couch. I do agree that the kitchen could use stronger lights and a pop of colour

Yes, this would be more true if the bed was closer to the floor, like a normal bed. Then it could work perfectly like an additional couch. But as it is, the people sitting on it would be awkwardly high up, compared to the rest of the people. Poor design.

I don't like (giant) open kitchen in the living room area (especially in small appartments) and I'm quite annoyed how popular and standard this has become. I even built an extra wall in my 30sqm flat to have it seperated. So I really like how the kitchen is tucked away here. If it's too dark, switch on the light. The bed makes a great cosy lounge area. Overall a good result for a rectangular one-room appartment.

I'm the same. I hate open plan kitchens - there is no way of containing the mess and smells. I love cooking, I just don't want my couch / curtains / clothes to smell like food which is what happens in an open plan lay out. In small space living, a seperate kitchen is the first casualty. So it's nice to finally see a seperate kitchen in a small flat.

In Argentina young people don't mind their friends seeing everything at their house. There's no need to hide the bed - they feel worse when anyone sees their messy kitchen 😂

I really like this apartment. It's intended mostly for singles, or couples, and for people that are spending more time either in the living room, balcony, or in the common area. I really like the amenities of it. Yes, the kitchen and bathroom are on the darker sides and aren't as modern as some like, but that can be fixed if it is you living there. I appreciate all that was done. A well thought out design, especially if it was done throughout the building!

It's a nice size and I like the concrete + general idea but division and execution... idk, kind of unpleasant/careless? Looking at the tiles and bottom edge of the mirror *it seems like moisture and mold are an issue both in kitchen and bathroom - adding effective ventilation is crucial with only one window even if the sliding door panels had ventilaton holes.

Yeah the bad finishes / dodgy edges struck me as well - it's also visible where the countertop meets the wall. If this were built better and as others suggested the bed and kitchen were the other way around I might've liked it better, but now I'm going 'yikes if there's so many visible flaws, how many hidden ones are there?'.

@@CommentLikeASir Apart from the lack of proper preparation aka cleaning (for the purpose of a presentatation on a channel with nearly 2M subs) there really were quite a few of these details: 3:50 *swollen up material (veneer) of the doors under the sink (worsened by short countertop); 3:54 connection countertop/wall; (4:02 paint on the cable;) 4:05 tiles around the switch socket + overall look (e. g. smudgy frames); 4:12 *swollen up edges + unevenly aligned cabinet doors, rusty mirror, connection between flooring and wall, moldy tiles; spot where tub meets white wall; 5:12 unevenly aligned cabinet doors + neglected common space Didn't even think of hidden issues before. Beginning with: How did they ensure proper ventilation of the mattress?

And as they say the devil is in the details; I've found with buying houses that if there are small things like this where it's obvious they cut corners, chances are it's the same with the structure of the house / building itself. So sure the bed ventilation is one, but worse is that spot above the bed in the ceiling. Now normally I'd go OK might just be some discolouration, but now I'm like well that could be something a whole lot worse.

I really like this. It's so rare to see a small space with a seperate kitchen - and it has a full sized cooker / worktop space. I disagree with everyone saying the bed and the kitchen should be swapped. The bed is a nice cosy little nook - I can see myself curling up and reading. Also, for everyone saying the kitchen would be better open - why do you want everything to smell like cooking? It's impossible in open plan spaces to stop cooking smells getting into your clothes and soft furnishings. Life is too short to cook without onions or garlic!

This appartment reminds me of my old university. Not sure if it's in a good or a bad way though. There are many aspects of this that I like, but as others have already mentioned: switching the sleeping and cooking area would help a lot. A pop of color would make this more lively as well.

having the experience of remodelling first a 2 bedroom 80yrs appartment and then a 3 bedrooms 110yrs house in Buenos Aires, i have to say that is not easy to find good (and/or affordable) craftmanship. a lot of the labor force are just people triying to make a dayly living, and not making a career in construction. also noted that some architects care more for their sketches than for the finished product of their work. building materials are incredible expensive here, and pretty basic (I can´t even dream about some of the off the shelf resources that some videos show), so many times you have to resort to cheap stuff and cheap workforce. that said, the owner could have put a bit of effort on cleaning the tiles befor the video shoot 😂

The bathroom tiles need a bleach scrub. It's sad natural light and a functional window in a bathroom is such a luxury in city apartment dwellings. It makes a huge difference.

This could have been so much better with the bathroom replacing the kitchen and being closed off. The kitchen feels rather dark and dingy could have just been an open plan... The sleeping area could have used a Murphy bed unlocking the storage...

The idea is fantastic, I would love to see the option of switching all the units though. For the people wanting the kitchen and bedroom switched, one of my kids lives in one tiny unit like this with the bed in the kitchen space. He uses the bed as a storage space and sleeps on a sleeping couch as he doesn't like the dark, not well-ventilated space. Not everybody likes a closed-in bedroom. He would love this.

Most of these comments are about the individual apartment. I agree that theer are a lot of flaws. But the building of so many units on what used to be a single family home in the heart of the city is still really impressive, especially since they included nice common/outdoor space.

Agreed. 12 apartments in a relatively low rise building on a relatively small footprint is superb. The low cost materials used throughout is really good to see for affordability.

Unlike other commenters, I like the loft bed where it is. I live more life outside the kitchen and waking up with the natural light from the windows seems best, unless you work at night or you're a vampire. I hope better small space designs like these catch on more everywhere!

I like the project, especially the bed placed under the wardrobe, and the clean line of doors to the kitchen, bathroom and storages. The public space for the residents is great!

It's really amazing how much space you can create in such a small area. The sliding doors are a nice touch, especially for air flow so you do not feel like a sardine.

This is the smartest small apartment I've ever seen. Really well thought out: bifold doors, bed above wardrobe, huge floor to ceiling window, small semi-enclosed balcony... It's brilliant!

Unlike others, I prefer the bedroom not tucked away in a claustrophobic space. I want the bed close the window, I want natural light waking me up and I want an eye on everything that happens in the living room. For living alone my favorite solution is a complete open space: with bedroom, living room, kitchen all in the same room. I like coaches tha turn into bed or beds that disappear into the wall.

I personally love this apartment and its design. As a current university student, I feel this kind of apartment would be perfect for single living or a couple. It has everything you need but with a minimalist design.

I love these videos, this one is cozy, but bright and airy. I thought the kitchen was going to be insanely cramped feeling, but seeing him inside of it, i love the cosiness. I would never be able to keep such a small space tidy but this so beautiful

This is perfect - compact, practical, aesthetically pleasing but also homely too. I like that it offers the chance of building community with the shared spaces, but doesn't rely on forcing residents to use them for anything. This place looks like it could actually be affordable, too. Everything about this feels well designed to me - I'd live here in a heartbeat!

I know ppl don’t like separate kitchens but I love it because you can keep the smells separate. And it’s so brilliant and it doesn’t take up the rest of your space. And you can hide your dishes.

It is clearly seen this apartment built some while ago. Ideas are great but execution of furnitures/appliances etc. seems lacking

They said in the video that they built where there was a smaller building so no they actually planned it with that horrible dark kitchen!

It is really important the message that he provides us, to live in small places but with a generous space due to share with the others, feeling that you are part from a comunnity, also is really cool, how with the "closet they hide the bathroom and the kitchen, it providing a clean surface.

People are saying they don't like the kitchen much, but to be honest, a good fan and lighting makes it no problem. I like this design a lot. It makes it sleek and it doesn't look messy since the areas are separated.

Putting the kitchen on one side of the door, open to the rest of the apartment; the bathroom on the other side of the door with its storage space above; a coat rack by the door; the bed space pulled back against the bathroom with the same storage layout; this variation would take the gloom off the kitchen and make the space feel bigger. Dining/study area would fit where the bed is in the video giving plenty of floorspace for activity. Light, views, privacy, storage all those needs met.
