NYC's micro-studio expert by accident: Felice Cohen's new home

In 2010 we toured the 90-square-foot apartment of Manhattan's Felice Cohen and soon after media networks worldwide were calling it "America's Tiniest Apartment" (we have since filmed smaller) and helped our video go viral.
Today the video has had nearly 5 million views. Thanks to all the attention, Felice's landlord discovered she wasn't on the lease and evicted her (well, gave her the option to pay double the rent). Felice considered staying and paying $1300 or $1400 per month for her minuscule space, but then decided to listen to her grandparents who insisted that it was time to buy.
She's been saving up for "a rainy day" - helped along by her relatively tiny $700/month rent- so she was able to go big. Her new apartment is 500 square feet and she didn't have to change neighborhoods, though moving to a one-bedroom apartment from such tiny digs was a bit of a shock.
The video has received 4000 comments and not all of them understanding of Felice's decision to live so small. But Felice defends her choice, and that of cities like New York, Boston and San Francisco to build more "micro-studios" as less about physical space and more about a state of mind.

I'm glad she's happy in her new place but how sad that she was evicted due to the publicity the original video created! her landlord is a terrible greedy person.

Felice got really lucky the landlord evicted her at the RIGHT TIME. 2012 was a GREAT time to buy, it was the lowest housing market ever (2012). If she didn't get evicted and didn't buy, the same house she has now (2017) is worth 30-40% more. Funny how her famous video made her got evicted and it turns out to be a blessing in disguise! It's better to be lucky than smart! Looks like she has both! She is the one laughing at the end!

I’m sure it’s less greedy then you think. Check out the taxes or HOA fees people pay in nyc. I know people that pay as little as $500 and some that pay as much as $10k that’s per month plus a mortgage. It’s an investment property that has to make money. Wish it was cheaper but it’s not

I hope Ms. Cohen took out her loft and all her storage built-ins she paid for and installed when she was evicted. I know that's petty, but her landlord is an ass for taking advantage of all her hard work and ingenuity--and free advertising that video created for his/her building.

$1400 is still a deal in Manhattan for a studio apt. You're talking about the most populated city in the US while at the same time with limited resources (land) so of course prices are going to be high. She said she was evicted because the original video pointed out that she wasn't the name on the lease which means that the place was most likely rent controlled for as long as that resident was living there (grandfathered in) but would revert back to market value once that person was no longer living there. Market value is determined by what a consumer is willing and able to pay for a given service (in this case the apartment). Sure the owner could rent something out for $700 but if there are people will and able to pay $800+ for it what incentive do they have to keep it low? Owner was probably already taking a loss since the property tax on the building the rent controlled apartment is in has continued to go up. You call it greed I call it business. It's not a charity.

I lived in some very small apts in NYC when I was a fresh kid out of college many years ago. Now I have a nice 2,600 sq. ft. house with front yard and large back yard that backs up to a creek. All I can think about is building a tiny house near the creek where I can scrunch up by myself and read and contemplate. Big space is great, but there is something magic about a "nest" if you will.

Rolando Fuentes Well, it is definitely not empty, as the whole family lives here. But a big house, I find, tends to be a magnet for "stuff" and even though we think we need the stuff, we really don't. I'm always trying to get rid of stuff, but it keeps accumulating and is hard to keep it under control. That's part of the appeal of a smaller space.

It really does accumulate, it's almost scary to think of HOW much money you spent on things that sit around and collect dust? I decided that I did not want to buy a house regardless of whether or not I have children. I want them to understand the importance of space and to understand that things aren't the most important part of life.

my children are grown so I sold the BIG HOUSE, 2000 square feet(not counting build in garage) and got a 750 square feet first floor co-op; looking out onto grass; benches and picnic tables. I am so much happier in a small space (well I think 750 is small; but not too small-a good size for 1 person :) ) I also do not have the yard or lawn or side spaces or sidewalk or curb to sweep. If I counted my land too the property was 4000 square feet. I had mow my own grass; trim my own bushes; ..etc. because was too broke to hire anyone; with a high mortgage payment. Life is better now. :)

I agree. I personally think that, subconsciously, she likes tinier spaces, because she doesn’t like facing her loneliness in larger empty spaces. She is a writer after all... I’m sure she has some antisocial tendencies.

Many American people seem to be surprised to see her living in a tiny space. But, a lot of people live in small places to save money for their better future. So, there's nothing weird here. Rather her way of life is inspiring. People truly do not need a bunch of stuffs to make a wonderful life, and I love her spending money on her life experiences, not material possessions.

Beautiful video, thank you for posting. I watch your other video about your micro apartment. And really love Felice Cohen’s comments about only “keeping the things your really love” and “it’s an attitude adjustment”. I have had clutter most of my life and I know ridding myself of most of it would improve my quality way of life. I’ve done it once before when I moved from California to North Carolina in a car. It was such a freeing feeling to give away a lot of belongings & down sizing. I send a few boxes by mail, the rest what I could fit in my car. I’m going to bookmark this video to refer back to for inspiration.

I lived in a huge house all my life.. 3 washrooms 4 bedroom. 2 living rooms... and to be honest it struck me what u said bout people `being angry at others for owning small spaces!` and you are totally right... i don't see the harm in decluttering your house and living small. i Want to live in a small space because i am fed up with alllll the space ive lived in in my house. The house just fills with crap we don't even use! Good for u! If anyone can make use of every space in ur tiny space an be happy.. i applaud u! I wish more people had smarter mind set. Bigger isn't always better.. quality is! And if you can live a happy life and live debt free... i applaud u! :) thanks for sharing! I can't wait to move into my small space after living in boring monstrous homes. :-)

I'd have to agree about "people being angry at others for owning small spaces." Thanks to the Tiny Homes "series", I've learned that in the U.S., the size of the legally defined "family dwelling/home" has been re-defined from being about 1,000 square feet (in the 1970's) to about 2,100 square feet now. This was done so that property taxes, insurance rates, etc. could be raised for people either selling or collecting these monies. In other words, a certain group of folks didn't want to lose their jobs/salaries because a larger group of folks, i.e squeezed middle class America, were not bringing in more money. Sadly, the message seems to be, if you are responsible American, and realize you cannot afford an increasingly larger home, you simply will not be allowed to be in a smaller dwelling, i.e. we, the system, will legally deem it "not a fit home." How sad is that ?

I STILL don't understand how so many people don't know how to cook. They make it sound glamorous "There are so many places to eat so, I don't cook". These are the same ones that are dropping by or sending a text to see if I've cooked anything because someone is shooting in their favorite cafe. The only thing they have is junk food, cereal and coffee or chips and guac from TJ's. Hopefully Wegmans can help with this.

Love her attitude! She not only was able to do something most people would not have been able to do, she did it well and was able to be incredibly productive in that tiny space. Funny thing, that tiny space fit her better than the larger apartment. Such a shame what the landlord did.

Oh, shoulda waited! Congrats! Good things happen to good people. It is important to tell the survivors stories. So happy you won. Strange i have never met you. this almost feels like rich people trying to rebel against their rich parents. all the focus is living in a small space, well guess what if you were really poor and had to live in a small space you wouldn't like it. it almost reminds me an episode of Mtv cribs with Redman who apparently lived in a shitty house, he said he liked living that way because he knew he could and had the option of moving to something nicer, without that option i don't think it would be so wonderful.

radioclash84 We used to have to cram into a 10 by 10 room my mom my dad me my 2 little sisters and my aunt. Now we have 3 homes in Orange county California but we still cram into den in front of fireplace our bedrooms are just storage for our bed, clothes and crap...lol

I don't see where you're getting that from...did she say she was rich? She was paying 700 dollars a month for her rent which is more than I pay for rent and I'm a cashier. That doesn't sound rich to me. She's trying to live in a realistic way in New York City. I was born working class and I can honestly say that I don't need 70% of the shit I have. That's just common sense. More space=more shit to clean. I feel the same way she does about a living space. I don't want a large amount of living space because it's too much to take care of. I am a small person (under 5 feet) and I'm tired of our super sized society. Must everything be giant? I bought some new silverware the other day and they were fucking giant! Like how can a human being used these for eating??

123gwf You don't understand! It's not about pretending to be poor or whatever. It's about using what you need instead of using what you can get. This has nothing to do with being poor, living in a shitty dump etc etc. Use what you need and spend the money you save on other things like travel or whatever you want.

I love that apartment. Would love to know how much it cost. Congratulations to Felice on the book and the new apartment. So happy that she was able to swing getting her own place. Being in the downsizing part of my life too, I'm always asking, "Do I need that or, do I love that." I keep filling up bags and hauling them off to the animal shelter thrift store. I made a deal with myself to not sell things but to donate them for the sake of the critters. I love that she can move and organize, remodel, and write a book, several books, at the same time. Love her, love her place. I hope you'll follow up with her as she continues her renaissance. Thanks Kirsten for bringing us this continuing story.

I saw that original video a few years ago (I lived in a 200 sq ft home for 6 years a while back). I ran across it again yesterday and was wondering if she still lived there, and then this one pops up today :) It is so true what you said about taking the person out of the tiny space but you can't take that tiny space living mentality out of the person. I was forever changed in that 6 years in that tiny house and sometimes I really miss it. My son lives there now.

Made me think of the late George Carlins skit about stuff , and the bigger the house the more stuff. One thing I got from this , rather than criticize her I realized I had a lot of stuff I never used and got rid of a lot of crap So no matter how large the living quarters it can become small when you load it up with crap you don't use.

i think Felice's little studio was so cute- but her new place is awesome! 😀 and yes people charge wayyy too much for rent- i live in san jose ca and in a studio condo and i pay $1950.00 a month! And tiny homes are really popular nowadays- so i think Any space can be made into a humble abode. ...Felice,your a beautiful person! 😀

Nice place now, too. :) As the years pass, living in a 'folded' space gets more challenging. A tiny bit of elbow room is not so bad. I just ordered the book - I look forward to reading it - it sounds very inspiring.

I love this woman she's so great I loved her first apartment and the bed realy did look like a heaven away from the crazyness of city life.such a shame she was evicted but I'm glad her place she bought is working out for her and the main thing is its hers nobody can evict her!

She has a great attitude. I wish more people would 'live and let live'. Nobody shares the same circumstances, interests and priorities - so in our ignorance and limited experience we must have respect for other people's choices, so far as they don't harm anyone else. It is a shame what happened to her but she has not let it get her down. A good example to follow
