1. The city of Palm Springs does have a limit annually for guest stays. You can rent out your home for 32 guest stays per calendar year but they do allow you 4 additional guest stays during the summer months of July, August and September. Palm Springs passed this rule because a lot of people were renting their homes out nightly and some of these communities turned into mini motels.
2. Should you buy a long term rental or a short term rental? With long term rentals you’ll make less but it’s also less work. Short term rentals you’ll make more but it takes more work. Rents do fluctuate a lot and that's why owning a short term rental in the Palm Springs area will give you a better return on your investment.
3. Does the desert slow down in the summertime? The Palm Springs area doesn’t really slow down anymore in the summer. People are renting all year long and there are events happening in the summer.
4. The hot cities to buy a vacation rental are Palm Springs, Indio and Bermuda Dunes. All the other cities right now have rental restrictions in place or have banned short term rentals completely like Cathedral City. La Quinta has stopped issuing short term rental permits and they are thinking about banning them altogether by 2024!
5. What are the occupancy rates for rental properties in the area and what are the nightly rates people are getting and what will your overall revenue look like? 6. What are the best management companies for short term rentals? Now we have so many out here to choose from so I recommend interviewing a few of them to see what they charge and provide. See who has the best customer service and support.
