Lots of love and attention into this place...HOA is a killer though for me other than that it's perfect...oh yes...I'd do something with the grounds to spruce up the outdoor space - people will want to spend time outside the house as beautiful as it is inside...Good to see you back posting mate! 👍😎👍

This is an absolutely stunning property! I love the Jack & Jill bathroom design, the outdoor spaces, and the kitchen. So many great features. The only thing I would change is the wall-to-wall carpeting on the 2nd level.
Brad it's great to see you doing video's again. Your video's and the way you present them are fun, great and perhaps persuasive. Your love for the Kentucky and the area shows in every video I've watched. The reason I used the term persuasive is I am currently living in Utah, well for about 3 more weeks. I purchased a home not far from Stillwater, Russel Springs to be exact and I'm looking forward to a new adventure as I've lived in the western U.S. most of my life. I sincerely hope we have the opportunity to meet after I get settled in.

Love to see you back Brad & video add-in antics. Love the new clarity of the camera & camera pole thingy😉...just make sure you don't move it so quickly & make people dizzy or for people that has really bad vertigo. Really love the home...extremely beautiful & cleverly made to suit every need. Truly a dream home & lots of land for privacy...just as long nothing else or someone wanting to put more homes there.
A drawback is the subdivision isn't nearly completed. We were bit by that in Tennessee years ago. We owned the biggest home and subdivision built with smaller homes surrounding us. Beautiful home that looks brand new. Love the garage door. Lets loads of natural light in. Owners really have taken excellent care of the home. Pet peeve is I don't like when owners are present for showing.

All I see s farm”land. Where I’m from a lake has water. Can be used for fishing and boating. Maybe things are different in Kentucky. Looks like it would make a ok cattle ranch.
The owners scuttling around made me feel like a drop in visitor who isn’t to be trusted. Makes the whole experience Very uncomfortable. That being said, I thought that the modified jack n jill was a really neat idea. So glad to see you Brad😀

Seller didn’t talk about expenses. How can this property be a working farm with a HOA? 👎. Notice there’s nothing on the outside , no curb appeal no extra structures, must be the HOA and their rules. Bummer!!
I don't care for videos touting vacation/investment properties. It's a bit insensitive considering how many folks are struggling to find basic housing right now. Investors buying up & holding empty properties is a big problem where I live, & this video only encourages that mindset.
I hope I didn't hear the words Home owners association, those are scary words to me,communist words to me. One suggestion I would have made to the builder is put a tall gate at the head of the stairs. I really like the semi outdoor entertainment idea. If the lake bordered the Property I'd clear a small path to it for fishing. I'd probably also plant a few more trees on the Property. Over all a nice house. The electric car charger, I could take it or leave sense it's already their.If I was building it for me and mine I would have saved the money. I do kind of like the idea of living quarters in the walkout basement as well. I'm going to go out on a Limb and guess this place will cost as much as a Farm. Between the Lake and how fancy the house is it has to cost big money.Oh and I hope this don't come out as mean as it probably does, but I don't blame you boss or coworker for getting annoyed at you for going on about beer,it makes you,him and Kentucky sound like Alcoholics. And I very much doubt that being your intention. I figure your just trying to joke and have fun. And most times your humor adds to the video. But my guess is that's why he got annoyed at you.

@@BradSimmons Yes, but you are paying someone 450. a year to dictate what you can & can't do on your own property & if you don't comply with their rules & regulations they can actually take your home & property from you. Who in their right mind voluntarily signs up for something like that ? If I want to put up a shed or a barn or plant a garden on property that I bought & paid for I shouldn't have to get permission from a group of people that generally act like a bunch of dictators. You can go to the internet & watch videos or read about thousands of cases of HOA abuses & overreach. And do any of us actually own our own property ? I don't think so. We all, honestly, "rent" our perceived property from the government. And if you don't believe that, don't pay your property taxes for a few years. You'll find out quickly who your "landlord" really is when they boot your tail end out onto the street. I'm sorry Brad, but HOA's really strike a raw nerve with me & I'll sometimes get a little fired up (like now). Maybe I shouldn't have had that 3rd cup of coffee. Think I'll go to the VFW for breakfast & calm down some. Hope you & your wife have a great weekend & get a chance to enjoy a good bottle of wine.
Good to see you again. This is a house that’s full of potential but in my opinion built in the wrong era to attract the business possibilities. It’s only sat on just over an acre and it’s not going to be long before others are built and you could find yourself in the middle of something that would literally wipe out your views and potential access. Perhaps it’s the greatest house for an extended family who need space. The standards of the build are top notch but in my opinion lack the character of the region. It’s easy to say this from far away as I may have got this completely wrong but, it’s lacking some land and exterior entertainment. The best of luck 🤞 if it’s perfect for you.
