That is the truth! also understand, if you are 10 acres on over in Kentucky, there are Agricultural Exemption on taxes. the house and 1 acre is taxed at one value, then the remaining land is taxed at way less than market value - a huge plus. Then turn 65 and you get about $500 off on top of that. So that all helps a bunch. Then make it a tree farm and all your chainsaws, side by side, etc are tax deductible on Schedule F.

We were trying to get that break & change when we took a trip to the office 2 yrs ago & no body wanted to work with us on it we got the cold shoulder, & unfriendly attitude ,we weren't welcomed. So we have made the decision to live in 2 separate dwellings & take our chances that trees don't kill us or we slip & fall being we live on a steep hill, so save us the sweet talk will you.

Love the space of the bedrooms, that bathrooms are updated, the kitchen range is fabulous, the geothermal system and water systems are an extreme plus! Not to mention the land - that’s the best of all! My husband would put a gym in the basement’s room.

Seems like theirs alot to like about that place. I didn't see any corner cutting and I think its reasonably well thought out. Better than some I've seen. I really like that one big deck that's fenced in. If like my wife you was a babysitter for a 2 year old that might be a good place if you want to allow him to spend abit of time outside but still be contained and safe. And it being out by itself makes it even better to me. The garage could be handy for a variety of things. If you have somebody in your home that uses a wheelchair you could park their vehicle in the garage and leave the wheelchair in the garage out of the weather. And if you don't need it for that, the extra space sure won't hurt when you want a place to putter around in out of the weather.

Hi Brad, how severe / steep is the slope of the property? Is the creek at the back or side of property and is it easily accessible or does one need to be a mountain goat to get to it & back up to the house? Would the land lay be suitable for cattle? Is there a barn?

IMO it isn't mountain goat steep - you can walk it, drive a side-by-side or four-wheeler down there and all. I could use the exercise for sure. 😀 Cattle? there isn't a ton of open land, so you would be buying hay from the neighbor for sure. It does need a barn -- there are Mennonites all over here who are really good at Barn Building and they build at good, fair prices. when you are ready to come see it, we'll show you around and introduce you to the right folks.

Cute little road til you get 1 inch of ice or 4 inches of snow and then it’s a nightmare ! That far off of a county or state road you better have a generator with a large supply of of gas or propane because you will lose power !

For a family of 3 a 28 cubic foot fridge isn’t really that large. I’ve delivered those (former Lowe’s appliance delivery driver) size to couples. Many families would get 36 cubic foot fridges. Lovely property just hope something like that comes available when I’m in a position to buy in a few years.

I guess the gas is easier, less venting and cleaner. Yes, wood-burning fireplaces are cooler, but also a big deal to build as well. @ungarlinski7965 - Here is a lengthy (sorry) reply I give to folks who ask about storms, weather, etc. Hope you benefit from it: Couple things - 1st - we are nowhere near tornado alley - you can look that up. We do get some wind, but take a look at all those rickety tobacco barns on the tops of hills - they have been there 100 yrs - and still standing... Diagram here from Wikipedia: en.wikipedia.org/wiki/Tornado_Alley#/media/File:Tornado_Alley_Diagram.svg Secondly, July and August are our hottest months - in the 80s. But everything is air conditioned, so it is 60s in the morning and night - and 80s in the peak of the day. 3rd - we came from NJ 30 yrs ago - here we enjoy two things that I like: it stays lighter, later - 9:30, its still light out - because we are so close to the next time zone - we like that. 4th - we also enjoy about 3 extra weeks of spring - and 3 extra weeks of fall. Which equates to 6 weeks less winter for me - I'm happy. 5th - we also enjoy average of 3.55" of rain per month - which keeps the grass green and the lakes and reservoirs full. And wow, did I ever find something for you! the most comprehensive weather site I've ever been to - this weather info is for our Bluegrass Team office: weatherspark.com/y/15759/Average-Weather-in-Danville-Kentucky-United-States-Year-Round Lastly - a good, honest answer about snow…. Hey Brad;; it has been a while since I last txt you but this is the old coot from Idaho. The one that said "I liked all three of the pictures of the house but never did see your thumbnail". I am still hoping to move to Kentucky. I really liked the house and property but why all the security cameras, are they having trouble with Harry and the Hendersons, ( big foot ).

the County has stations all around. I believe it is $.25 (a quarter) for 100 gallons.

It's been one of the driest summers in history. This is most likely a catch pond as opposed to a springfed pond so without new water coming in, it got low. My ponds are really low too - this winter will take care of it.

understandable --- but if you are serious and a gravel road scares you, Country living may not be your happy place. Sincerely - this is something you need to look at before moving to the country.

So you cant have a well? No municipal water for me. Thats leather finished granite. You were in the toilet room & you opened the bathroom pantry & there was food! Oh, editing, u were in the kitchen.
