Yes to all of the above!!! Some don't understand fixing and putting money into something you don't own. It's because you would invest hundreds to save thousands.

Concrete roofs in tropical countries, nah. Raised roofs with ceilings are preferred. If one has the funding, a/c, electrical bills, a concrete roof, yes. After living in tropical countries, I've learned a lot about living in different styles of homes.
I have aircon which runs maybe $80 a month 24 / 7 when it's hot. There are large fruit trees in my case that block the sun most of the day. Usually out in the shade it's nice most of the time since the humidity has been running under 60% and averages 76% year round. That is lower than most of the states in America on average. I live between Porac and Baguio Luzon north of Manila when I am not traveling so not sure what humidity is like in other areas . Just my experience.. I'm not trying to change your mind just explaining reality in my case. Florida and the south eastern states have humidity averaging over 81% year round where it also gets much hotter than the Philippines in the summer time. Take care bro!!

as a old mason i see potential in the structural potential. i would wrap the whole house in fiberglass mesh with a modern concrete product both interior and exterior. looking closely i see no flaws in the walls. its a keeper.

LOVE your videos! Like you used to, I live in San Diego, CA. Just got my 4th rent increase letter. This time instead of 10% raise it's "only" 7% to now a whopping $3,190/month for a 2 bed/2bath apartment with pool. Yes, it's beautiful with nice amenities and walking distance to malls/stores; 12 min drive to the beach. But "NO" not beautiful enough to pay $38K per year vs whatever it will cost to update and spruce up your FREE property in the Philippines.

That's why the lease has zero rent. It's because of the amount of money required to basically rebuild the building to western standards. The house has been empty already for over 14 years already. The owner grew up in the house as an only child and plans never to sell.

You never disappoint my friend, what a great find! It is well worth doing the improvements to the property, it has great potential. I agree with all of the suggestions you gave in your video. I would do all, to be able to live there comfortably, especially the bathroom! The ceilings, painting throughout, tiling of floors and the bathroom would be my priority. The kitchen would be next on the agenda, like yours a complete refit, new kitchen cabinets, cooker, fridge. I think it could be improved within the first year, to the point it was unrecogniseable, from the outside to the inside. Unsure of what the total cost for the work would be, but for free rent over ten years you can't go wrong, plus once improved it is a win win situation for both parties. It would come down to where it is situated in the Phillipines, for your future travel plans, if nearby to supermarkets and DIY stores, but if that is okay then it is a 'diamond in the rough' and an opportunity well worth taking on! I did the same here in Costa Rica, I'm paying $350/month for a wooden cabin up in the mountains, this is a beautiful area where you can't find any property rental bellow $1000/month; the cabin looked horrible when I arrived, but it had just aesthetical issues, nothing that a handyman with good taste couldn't fix. I'll be leaving the country in a few months, I bet the owner can get near the $1000/month now that the house is fixed. Like you said, it is a win-win situation, you never really own the property even if you buy it, the state does; I like the freedom of moving anywhere without ties that owning a property would mean, and at the same time living in a cheap nice place.

Alot of people have alot of fear once they fixed it the owner will take it back. Filipinos are not like. Once you help Filipinos they will treasure it for their rest of their lives and they will be your friend and wont forget that you help them. They rather have someone fix it and have some little income than bein abandon that property forever until it fall apart. Mostly they dont have anymore money to fix that. It benefits both parties. Filipinos are not greedy in general. If you stay in US thru social security you will be homeless
That's a resentment waiting to happen. You never put yourself in those kind of situations where you remodel somebody's house for them. Please be a stand-up guy and follow up with whoever moves in and dials this house in and how long they actually stay there before they got a boot in their back. I've seen that happen way too many times in Southeast Asia.

@Ty-dt8xv I landed in Manila a few days ago and from my experience it was SUPER EFFICIENT and fast. I was shocked, as I was also expecting a nightmare situation, but apparently they have a new airport, which is where I think I landed. It may have something to do with me coming from Vietnam though, might be different from the US? For the Filipino citizens they had a separate line with facial recognition machines and passport scanners, and those lines moved fast. For us foreigners there were maybe 8-10 passport control agents and I don't think I stood in line more than 7-9 minutes, despite being quite late off the plane. The luggage was right outside passport control (like 50 meters) and it all came within 7-10 minutes of going through passport control. MUCH better experience than in the UK for example, but again maybe it's different for flights within Asia?🤷♂️

I have the cash the time and I do want to move to the fills however would I have any legal right to stay after I'd spent quite a few thousand pounds fixing something like this up to my standards, only I would not like to put in a lot of work time effort getting it right only to be told I need to leave a couple of years in... Absolutely. These people are well respected in the community. You would have a notarized legal lease. Personally I would worry more in the states. This is a small town not a corrupt big city. It's the same city where I live
I'm not an expert by any means, but I believe that for longer leases you can also get the lease agreement signed into the deed itself, making it even more secure. Maybe best to always pay at least a small amount though, so there is less chance of disputes if the owner doesn't think you're doing enough from your end? As always though, in the end it comes down to your standing and relations in the local community how things will go. We have a shining example on this channel of "how to do it right" so the community appreciate and welcomes you.
I watch every video my friend, and this is getting close, or is, what I'm looking for. I wanted a shop house, and have spent the last couple years planning and looking online.. Butuan, Dumaguete, Moalboal, but you don't find deals like this without boots on the ground. Just funny with the car guys next door. It reminds me of where I am living now, lol... In a natural disaster scenario. Are you obligated to the lease and repairs for full term of the lease? (On your lease for example) btw, just recently subscribed and enjoying your take on the Philippines.
I would say in a natural disaster you're off the hook upon request and your responsibility would end. Same as you would still have the right to prepare and stay. Just request that clause in the lease

Awesome I wish I could do this: 1. Off a paved road. 2. Nice size property. 3. The owner is handling all bills and she'll insure a good price for those upgrades. I could easily put in $25000 USD for those 🏠 upgrades and still come out way ahead for those 10 years.

Okay, it's a bit cheap, however, it's clear that the roof is dotted with holes. While it's still possible to renovate, the roof is an important and essential aspect if one wants to move in right away.
There are no leaks in the house?/ Maybe in the covered patio area so moving in sooner than later would not be a problem. The part of the roof on the left side to the house is new and what looks like holes are receptions

What I see appears to be simply holes, which looks like appearing somehow randomly. See your video @ 1:31 ; 1:58 ; 2:03 ; 2:18 ; 2:21 ; 2:48 ; 3:07 ; 3:22 ; 3:25, etc. The roof of the patio is obviously the worst, but I do not consider it as crucial as you won't sleep under it. Of course, a video can deceive its viewer, and it never replaces the true experience of visiting the house in person, where one can perceive the sensation of humidity or, conversely, of a healthy home, for example. However, on-screen, the placement and brightness of the points of light in the roof nonetheless unmistakably resemble holes.

The risk is if you do everything upfront and then they kick you out.. a signed lease is no guarantee in the PH and if they want you out, you're gonna have to leave. People have been killed for less, if you think I'm lying, then you haven't lived in the PH long enough to know any better.
The owners are friends of friend. A legally drafted and notarized lease is every bit as legal here as it is in San Diego. Where in the Philippines have you had such bad luck my friend??
It would be helpful in your videos and down the bottom to say the name of the place so we might check it out. even spell it and say what Island. I am already 70 so need to factor in to my equation reasonably access to good health care, if/when? needed.
I've never understood why they don't fill in those gaps between the roof and the walls. But that's what they do is they just put a full ceiling up? I never even thought about that.

I would want a signed contract to guarantee my right to stay in the house for as long as i want, if I renovate this house. That, or the owner would have to pay me a prorated amount if she decides she wants me to vacate the property before 10 years is up. I would also want to see proof that she is the sole property owner. And, after I renovate, i would rent out one room for whatever it costs to pay for my monthly electricity. Btw. How many watts is that house rated for?
The electric here is 220. Yes of coarse as long as you want as long as it's not more than 10 years. Ownership and the prorated not a problem. All rentals here have a lease or don't rent
The dog as I understand it can come but needs it shots and will need to be home quarantined for 6 months. But be sure to double check that one. The 4Runner?? You might look into shipping it in a 20' container if it has a lot of sentimental value.
