I applied and got through in phase 2, the process is painstakingly difficult and the system for selection isn’t transparent however I am grateful. It’s a great investment for those who have been watching the housing market and those who will see the great potential. Suggestions going forward for those who want to apply is to gather all your applications in time and send it off exactly at the strike of the time that will be given to submit the application. Portmore is fast becoming like Kingston and the prices of houses isn’t getting any cheaper.
I give gore props for keeping the price point contained. The housing market is so inflationary, they could easily get away with units for 16-18 mil but they kept it at a point where most can still afford with NHT. There isnt alot of landspace but that's to be expected at that price point.
Good coverage... But I am still wondering why they (Developers & Government) don't build in Solar Panels on each of these homes, bake it into the Mortgage, and if need be give extend Mortgage loan periods. The sunshine is endless in Portmore! Giving back to the Grid would be huge, and the savings over time will be realized.

The 710 SqFt is the new 675 SqFt. The slight increase in SqFt is because they moved the closet from being inside the BdRm2 floor space to being to the side, in line with the shower & closet of BdRm1. This was a good move as it gives you the full SqFt floor space of Bdr2. It is the same concept that they did when the 940 SqFt from Phs1 transitioned to a 960 SqFt in Phs5 - they made BthRm2 the visitor’s bathroom instead of BthRm1, and moved the closet to the side in line with the shower (as I had suggested would have been the better arrangement). 🥳 👏🏾
Thanks for the video. However, I think they can, make the houses a little bigger or remove the restriction to build on top, because there is not enough space at the side or back to extend
Also, I was told by an agent there that there will be future developments in the area. Similar housing solutions, that is Phoenix Village 3, 4 and 5. If that’s true and it happens then potential buyers can put their house in order for that because New Era home (Port Ridge Estate) and Kemtek housing development will be going for 26mil and up🙆🏾♂️🙆🏾♂️and I gather they want 10 percent upfront unlike Gore that accepts 5%
The price is not bad. All the people I see complaining about the price on TikTok are delusional. I don't know why some people think houses should not cost money or is it because it's Jamaica?
You must be kidding me. They raised the prices and giving far less space. The 14.5 million units have absolutely no space for expansion plus there will be excalation cost.
Well they sent out the emails and I was unsuccessful. I'm very frustrated. I've been trying for these phases for a long time. Been on the mailing list for years. They keep adding to the mailing list and the people they have on the mailing list is more than the houses they have. I'm tired.
Additions can be done on the top once the correct beaming is done to the current structure. Speak to an architect and the parish council. I have seen approval been given in Pheonix Park Village 1

I bought a home in a housing scheme in Portmore and it was a nightmare. The neighborhood set up shop and when you don't support her she sends a gun man to tell my kids mom that he sees me in Kingston and he could have killed me but it is because of my kids but if she can't run her shop he is going to kill me.. Me ? I will never buy another house in any housing scheme.. My kids mom could have no peace.. She is a very quiet woman. Don't make problems with no one and everyday this woman and her friends take set on her.. She just packed up and migrated and we never looked back. Any home I am buying in Jamaica I have to live a good distance from my neighbors as some people don't know how to be civilized..
These houses they are making and selling for so much $ is poorly designed the tile wrk is crappy, the door molding are worst the Silicone on the bathroom glass is messy. Thes type of houses are for investment, that's just my opinion
