Thanks for the Video and knowledge, in this video the Principal part in Pre-Emi has not been covered, and while the 5 years break of Pre-EMI interest is deduction is available and no comments about the interest part after possession, after the 18th month completion of Pre-EMI, the principal paid be shown for taxation if still under construction, kindly advise

Wonderful. I like your videos as it is easy to understand and no jargon. I had question on properties sold as "No Pre-EMI till so and so date" (after which full EMI starts). I understand that it is paid by the Developer to attract more clients. But does this real help the retail investor. I am in one such contract. I dont pay pre EMI (it looks good to me). Flats are under construction and should be ready to move (almost same as EMI start date). Your views or any comments will be appreciated

Hello Mukul sir. If we have a sanctioned loan of 10L, we have got only 8L disbursed and now we don't need further disbursement. Should we get the sanctioned 10L reduced to 8L. Is there any pros cons related to this, please explain.

8:55 I am only select to invest my 2,00,000 on loan principal amount in investment, coz when my principal amount less then my EMI Tenure less / Reduce emi so after 20 yaer change in 18 year loan / less emi payment every month. This is best for everyone think about it.

Sir main apne plot par construction karna hai, home loan k liye mere ko LIC wala bola ki aap full EMI nhi le sakte jab tak pura amt aap get nhi kar te, aur main construction ko continue nhi karwa sakta keo ki Mere job Army neon hai aur main apni leave ke according hi construction karwani hai, kya Esme koi time period rehta hai construction stop na karke continue rakne ka

Sir maine 1 twowheeler finance krai hai indusind bank se jiska loan tenure maine 1 year ka choose kiya tha, lekin glti se unlogo ne loan tenure 3 year ka kr diya aur meri 1st emi bhi ja chuki h, maine agent se bat ki to wo khta hai k mujhe ab isi loan tenure k hisab se emi pay krna pdega, koi procedure hai kya wapas ise 1 year ka krane k liye..? Hello Mukul, thanks for explaining very clearly. In case of full EMI for an under construction property, the EMI calculated in sanctioned amount but interest component the EMI should be on the disbursed amount only. This way loan completes faster. Is this correct?

Yes, you are right. The more amount disburses, the more will be the interest component. And finally, when the full amount disburses, the interest component will be much higher than the principal component. But as you have contributed a significant amount towards the principal component in the part-disbursement stage, the loan will be repaid faster.

@@souravhajra9386 this is what is was told eg: 40lakh loan and emi - 30k , 1st disbursement 5lakh so emi would be 5k in which principal -500rs and interest - 4500, same for 2nd disbursement 10lkh so till now total 15lkh disbursed now emi will be 10k (p-2000, int-8000) this way principal and interest will keep on increasing and at one point of time were all amt is disbursed then emi will be 30k (p-5000, int - 25k). I still don't think it's correct bcz if I go with full emi then my interest should be on disbursed amt and for initial months principal will be higher but they said this is not correct.

I have a question. Recently I have got my home loan approved for 50L.first 3 years is moratorium period and next 22 years is loan tenure. Say after 1st 6 months my loan amount is disbursed and I have been paying monthly simple interest, in 7th month if I intimate bank to stop moratorium and start EMI. Bank says I can fix my EMI amount during moratorium. What would be Amount and interest ratio against my fixed EMI?

Depends on your bank if it allows for prepayment, yes your tenure will diffenately reduce. Along with interest part which you pay as emi

I've bought under construction property. I have taken loan but want to give some amount from my pocket so ultimately loan amount taken will be less than santioned amount. Now I want to understand which is better option. Pre emi or full emi. If I go with full emi I would not be able to pay from my pocket and I would be ending with taking all santioned amount. If I go with pre emi I'll be paying more interest . Now which is better in this situation.
