It's not hard to give a general idea of construction cost of a house....simply state....For reference...a 1 level 3 bedroom 2 1/2 bathroom at 1400 square feet or 130.064 square meters....with the most basic fixtures and finishes...not including LAND....how much.....Any contractor can give an estimate of that....No need to be mysterious about pricing.....labor and material cost are stable ....but can fluctuate.....When the contractor wants to inflate his profit margin on a given job......
Every one these RU-vid pages seems to do the same thing! Everyone is sketchy on the rate and cost. Everyone gives a general I can't give you ah price. If I can't get a price, I ain't gonna spend alot of time looking. I'm in the USA! I have aye 0.25 Quarter Acre Lot. My House is 1800 Sqft. I don't live in Seattle any more, but I live in South Texas. It cost me $145,000 USD 10 years ago, and we paid it off. It's worth $225,000 Now. There is no way on this planet I'm gonna get involved in something, and there's no price points offered. I'm sure I can do the research, but based on what I'm seeing! That's gonna take time also. Make it Simple for people or is that aye Business Opportunity?

The further into the sticks you start your negotiating price, to have people come to your area an build, the cheaper the price. Your wild card might be the local politician, and what rules they may or may not have for doing this to get better pricing. Every $1US dollar is $0.02 of Gambian Dalasi! If our a US Citizen, your seen as the Candy Man if you got money! It's like paying $2 for that Pre sliced Chicken Tenders in the supermarket vs the $9 dollars were paying.

I see comments about the hidden fees in Gambia. I live in the US they have have a price to get you into the store and a final price or a fee just depends on what you call it, fee, sale price, upgrade and so on, do your own research.

The information is so vague. What does 20 by 20 mean. Is that an acre in size? An estate agent is able to tell you roughly what say, a 3 bed in Stamford Hill with a W/c and bathroom would cost X amount or roughly X amount. A basic house (you could show a picture) you have a better idea of the basic costs would be. I wish people selling land would give more detailed info.

You can collect your social security in Africa from any American Embassies. My Parent move to Africa from USA when they are retired and go to the US Embassy to collect their social security. As long as there is a US Embassy in the Country of your choice
its base on the years you work in America for a number of years you work , once you retire ,you get a check once a month from the U S government for life
your penton means you receive a once a month check from your former job who you use to work for , you get the check for life that's it , so you get 2 checks once a month for life

American here. These prices sound very inflated, did you forget to haggle brother? ~$30,000 usd for just ~2000 sq ft plot? That's a terrible price for Gambia! I feel terrible for the local people. I'm living in the gambia at the moment.Dont believe the hype. There are many other factors to consider other than price which in itself is not as cheap or as 'legally watertight' as you would be made to believe. As a foreigner you will be cheated and ripped off at every turn even down to the amount of cement they put in your blocks.You may have to contest for legal ownership the land later on down the line.The govt is trying to introduce a 30year lease period for foreigners. You are seen a fair game as a 'toubab' (foreigner) for shameless lies and scams . Poor infrastructure , frequent power/water cuts. You can never make honest,trustworthy friends here. It is also an islamic culture which brings a whole different mindset and mentality.unbelievable stupidity and ignorance everywhere. No social Grace's,forget personal space..it is not even cheap to buy goods. Most things are imported and brought in by containers from Europe. Second hand junk which would be a giveaway back home costs a small fortune eg old knackered powertools,sofas,beds,matresses,furniture etc it has many good points,the weather especially and the nature in the south but it by no means a paradise. Be very careful with who you trust and your money.

Do they have a renewal process? How can I ensure my home is past down to other family members? You would need to speak to a lawyer but I wouldn't trust one of those either.I have found that when talking to land agents they tell me lease renewal is straightforward. 99 or potentially 30 years in the future if you are a foreigner. However , gambians tell blatant lies with a smile on their face. There are no guarantees here.Everything also depends on the prevailing political and social climate and the level of insanity of the current dictatorship. Its Africa . They use frilly English but cheating and lying is a way of life .it's generally a frustrating experience dealing with the local mentality if you are from a western culture. I would rather buy in rural spain or Portugal for a similar price range. Good luck anyway
