I agree with Jarious, the floor plans are not good:( I would also be very concerned about the roof integrity after looking at the funky ceiling repair job. If that roof has been leaking water in anyway, it will be the worst investment you ever made. I’m not trying to throw any water (so to speak) on this place but if I planned to buy there I would ask for a thorough inspection before I put down cash, just sayin

Some complaining these were were military housing. Who cares. If I could get one of these at that price I would buy it in an instant. With the beautiful scenery and the killer ocean views how could you possibly go wrong.

@@patrickgrimes8964 Military Housing is for Military with family. Barracks is only for a single Military quarter. So buying a barracks for $30k is a little to much.😉

Nidz Gonzalez you are right about the military housing part being for a serviceman and his family but a barracks is a large building filled with bunk beds that houses many enlisted men. There is no privacy in a squad bay/ barracks. I am looking at video again and there does not appear to be a kitchen which is a negative, or did they not show it? All I saw was a small fridge and a microwave on a counter to another small room which might have been a kitchen??? At any rate these units are no longer military but converted to civilian housing, so they are like apartments and if these units have kitchens then 30k seems like a good deal to me. If they don't have kitchens then they are less desirable, but still what can you get for 30k these days especially with the views and close proximity to the ocean.

You’re not alone. I rent here in the Philippines and can’t understand fully why people are so eager to own. Rent rates are very low I’m paying 4.1% of cap for a 1-yr lease. I get that interest rates are low like 2.2% but the total cost of ownership is going to be another 3-4% (maintenance, depreciation, property tax, and capital costs for down payment and equity). That’s on par with the rent rates, and then you’re free to go any time without the cost of rea commissions, etc, and tying up your capital for a year until it sells. Then there’s the political risk. I think the buyers want to be free to make modifications to their property. The other huge downside of renting is the vat tax on renting, but I‘m guessing this applies to leaseholds too. That’s a huge value loss vs ownership. But foreigners can’t buy unless they get citizenship, which is doable if you’re staying long enough to justifying buying.

@@Property-Club I'm pretty sure he's talking about buying and owning actual land as a foreigner (which is not allowed anywhere in the Philippines)-not houses, apartments, or condos, which foreigners are allowed to buy and own.

IsSidMad NO you are 100% incorrect. In special zones like Clark and Subic house & land ownership is allowed 100% by foreigners. Condos also 100% throughout PI, please watch more and find the truth.

Technically you can have a notarized contract/agreement which gives you the right to sell the land and/or prevent the Filipina spouse from selling the land without your agreement, but it is not 100% secure, because if you protect yourself too much, there is also some weird law that states (vaguely) that if a foreigner arranges a contract/agreement in such a way wherein he/she "basically" has all the rights as if they own it themselves (and the Filipino spouse is only there in name), then the contract becomes null/void-can happen in cases where the issue goes to court, and the judge often decides in favor of the Filipino/a

The safest way is to lease the land for 25 years with the one-time option to extend the lease for another 25 years after the first 25 years is over. The contract of lease you can have in your name. You cannot lease a certain peice of land as a foreigner beyond a total of 50 years. The initial lease cannot be for more than 25 years. And you cannot have a lease that "automatically" extends another 25 years after the first 25 years is up-the extension must be agreed to by both parties AFTER the first 25 years is up.. this is where a lot of foreigners go wrong and they end up with an illegal lease contract and lose their house-but if you're MARRIED to a Filipina, that still does not protect you from potentially losing 50% or more of what you got. So the safest way to go as a foreigner wanting to live here is 1) don't marry a Filipina or adopt their children and 2) lease the land or get a condo-but where's the fun in that ;)

Times are a changing. In some Asian countries this would be considered a good sized condo. Check out Japan or HK.
