QUICKLY Building a Cozy Suburban Neighborhood & Big Box Retail | Clearwater County 70
Hello everyone and welcome back to Clearwater County! This isn't the big important build, but it is a build we need before then. Stefanik development has gotten word from Target that they are finally ready to put shovels in the ground. We're going to build the target, then quickly move to plat out the rest of the land so that Stefanik can rid themselves of the carrying costs that they have been incurring for a number of years. This is a quick one, but a fun one. Enjoy!

I think you could play off the "Target development" and have Archery Park in the circle, name the divided street "Bow Boulevard", and call the area "Archer's Range" or "Bowman's Gardens". Really nice, tight neighborhood. I could see the developers pushing the extra excavation dirt into a very small ridge to visually separate the neighborhood from the golf range. Just a very narrow one, very low, just to break the eyeline.

Another great episode as per usual! Only suggestion I can make is that the golf club would definitely want a berm or a solid fence built for physical separation from the neighbourhood, especially as it's a country golf course. People go and play golf mainly so they can be far away from everyone else lol

Maybe “Green’s Edge” for the neighborhood as it’s a more traditional neighborhood at the edge of the golf course! And for the park you could name it “Compass Park.” Keep it simple and that’s what most people in the neighborhood have nicknamed it anyways since it looks like a compass with 4 entry points for each direction.

Love the video! I work in disability rights and have a few comments. With the eldercare (looks like a "skilled nursing facility" to me), I think that's a realistic place. The main concern with skilled nursing facilities is not access for residents but access to the facility for its workers. While a lot of places do rely on workers driving to them, most in my area (not transit friendly) are adjacent to at least some transit. In reality, I would think the eldercare would get placed close to the tram stop, maybe a block or two away, or they would want a bus stop outside the facility. Most workers at skilled nursing facilities are low-income immigrants. They are paid incredibly poorly and don't have access to inter-generational wealth, so owning a car isn't always possible or desirable financially. Additionally, the poor pay and real demands of the job mean there is horrific turnover, so the owners of these places want it to be easy to get in new workers. The highway access is great, so in a future transit episode I'd love to see a bus stop added there. Perhaps an express line that goes on Mulligan drive and adds a bit of coverage access to the SFH and the park? On the other side of this, group homes for people with intellectual and developmental disabilities (IDD) are typically built in suburban neighborhoods far away from transit, shopping, etc. The residents have to rely on vans for "outings" or dial-a-ride paratransit. Supposedly, this is because suburbs are "safer" for people with IDD than apartments/urban environments. Group homes typically house around six people, and there's federal regulations coming in that will (finally) limit the amount of people living in one--the Home and Community Based Settings rules. These rules cover more than just how many people live in one place; they're intended to stop non-institutional settings for using community services funding. (autisticadvocacy.org/policy/toolkits/hcbsrule) Some of the larger homes you placed in this new neighborhood would be perfectly suitable for a group home development/renting of existing property. Disability services tend to cluster, so I'd expect to see a lot near the eldercare facility but away from the collector or the Target. To be honest, this would be for workers at different group homes/skilled nursing facility to get to their next job site, whether the agency makes them travel or it's their 2nd/3rd job. I'm not sure how you would simulate group homes in C:S if you wanted to. When I used to visit them, the best way to tell which house was a group home was by the number of cars in the lot. Perhaps some cars used as props in the driveway? Either way, love to see how Clearwater County is growing!

I work for a pest control company that services Target stores. As part of their pest management protocol, any vegetation other than manicured turf within 10 feet of the store is highly discouraged, as it can be a harborage for rodents. As a service technician, is a store gets a rat or a mouse, and they have bushes against the store, it’s the stores fault. Just a insider tidbit for you.

Would a small barricade of wall to wall commerce between Target and the new neighborhood both offer additional amenities and block some of the light pollution? The backs can be against those Trees.

Previously, I really struggled with building cities that even I was interested in. I would start a city, build a nonsensical expanse of city, and eventually lose interest in it. This channel has really helped me slow down, enjoy the process, and build with purpose. Well done as always!

I think it would be great to extend the new collector across the highway and add in a new train station - given this is the edge of Van Buren, maybe it forms a bit of a park and ride, where people from the suburbs and outside the city park and catch the train into the main station to then use the trams to get around the Government District? Don't forget to add cycling links back into the suburbs - I think another bridge across the highway with bike lanes along the new collector could make sense as well - especially if you do put in another station to provide a car-free way of getting there.

I think the main improvement would be fences or a little brick wall, especially in between the golf course and homes.. or the homes and the forest, rather, to discourage wildlife (deer, bears, skunks, wolverines lol) from coming in their yards

There's never enough talking about planning and cart corrals, honestly. When I was a child, I remember I used to love building cities - before Cities Skylines or SimCity - with chalkboards and matchbox cars and parking lots were, by far, my most favourite thing to design. :)

I think there would be high end apartments next to target between it and the homes and there would be houses on the frontage road on the neighborhood side at least. I love your content. Circle park seems like a good name for that park.

I think the park should be called "Bullseye Park" after bullseye the dog, Target's mascot. Maybe they donated the jungle gym and host special "meet bullseye" days for the local kids! It's fun too because the park is circular!

That couplet you built helps explain the couplet I live near. Windy, full of traffic circles, and seems to be built "because they can." The one near me is named after a famous artist from the area. Maybe Clearwater County has a famous artist or sculptor that could have a memorial road and neighborhood?

Nice chill vibes as always and it is appreciated. Question though... Would you consider putting bike parking and EV parking at Target and Costco? And the big question, for neighborhoods big and small I now see that you are incorporating single and multiple unit dwellings, awesome. Will you also consider adding a "third place", that spot for children and adults to congregate at, i.e. bars, lounges, barbers, salons for adults and arcades, skate parks, comic stores for kids. For each neighborhood you build, I'm left wondering 🤔, what else is there for your citizens to do other than go to work and go home?

I do see bike racks at targets but rarely any EV parking. I see that mostly at Walgreens and malls but it would be a good addition!

I really must thank you for being so considerate and including metric conversions for those of us who do not live in the US, Liberia, or Myanmar. I grew up on the US/Canada border, but I've never been able to visualize how long a mile is until you showed us 400m=1/4mile. 100m is easy for me to visualize (thanks, track and field,) but now I know twelve of these is a full mile. My old brain is still growing, thanks to you! Pine Forest sounds too much like a car air freshener, perhaps the neighbourhood could be named after the circle park, or the boulevard that runs through it? Since the park is a perfect circle, perhaps naming it after DaVinci would be appropriate? Either that, or there needs to be a gas station/car wash somewhere in the neighbourhood where people can buy scented dangly things for their rear-view mirrors that smell like the name of the place. Also, this new neighbourhood seems to be partial to Garage Mahals! (Houses that look like big garages with little houses behind them.)

Hey Phil, a surprise indeed! But I agree certainly necessary, especially with the addition of Target, to provide the residential to support it. Also we get to nicely see the sprawl continue as the density downsizes into the suburbs. Soon Shorewood (?…never remember the names of the towns) may officially be considered part of the VB metro area. This further sets my appetite for the next phase of development. I smell an infrastructure upgrade; I’m excited!

Hey City planner plays! At my local target, there are pedestrian pathways in the parking lot. Usually between the tops of the parking spots. I’d love to see more pedestrian connections in parking lots but it’s probably difficult in the game!

Hi Phil. That grassy area on the right hand side of target looks prime for a bit of a strip mall (I think that’s what you call it there?). It would stop the bright car park lights intruding the new neighbourhood and deal with some commercial demand I would think?

I think in the empty lot fronting the target parking lot I'd expect some other commercial stores that could use the parking lot, with Target as an anchor. Plus the buildings would block a lot of the lights from the parking lot as a bonus!

This is unrelated to the build but I think it is a good idea. In the Second World War, countless cruisers and destroyers were produced for the Pacific Theater. Some were named for relatively niche places, due to the amount of vessels, so I can see a smaller vessel, say a Fletcher Class Destroyer, being named for Clearwater County, Ashland, or Van Buren. (Though maybe not that as it is already named after a president) I think it would add a sense of history and place to the capitol, and it reminds me of Wilmington, NC, which has a battleship museum: the USS North Carolina. Great episode! Love the layout of the neighborhood. One small thing to consider: Putting a sight-blocking fence between the Target parking lot and the neighborhood, with a single pedestrian path cutting through it. As-is, the neighborhood feels very exposed to anyone and everyone meandering into the neighborhood from Target.

Hi Phil! Thanks for the episode! I wanted to address your manually removing trees for the last several episodes. I understand _why_ you're doing it, you explained that Tree Anarchy is fiddly to work with, and if Anarchy is off all your decorative trees that have been placed within building footprints get removed. While that is true, there's a better solution: you only need to make sure that the Tree Anarchy mod options are set to have Anarchy turned on at load, which I believe you've done. With that set, you can turn Tree Anarchy off once you're loaded in, and then everything works normally. With Anarchy on at load, all you're manually placed trees in building spaces will remain. Once loaded in and Anarchy then turned off, you can paint roads and place buildings as normal, they'll now remove trees under them correctly since you've turned Anarchy off once loaded in. Of course, you have to remember to turn Anarchy off once you've loaded in, but that's a much smaller task then having to manually removed trees all the time.

I love the name "Bug Park" because there is a cute little community park with a climbing frame and swings called Bug Park in my old home town. It was a very fun name for a kids park.

I realized around 30 minutes into this video that I actually live incredibly close to a development like this that includes a senior living facility, a Target, and a neighborhood of single family homes, and the neighborhood and street they're all on is named after the senior living facility. Very cool!

I really enjoy your channel and I find all of your work quite inspirational and it inspires my own builds I found it quite ironic today that you were building a massive parking lot after I just read an article in wired magazine, talking about how certain areas are falling out of love with parking lots, reducing the amount of parking required for commercial properties

Getting home from working all day at target and seeing it’s time to watch you build one 😂! Great build! Only suggestion is to make all the cart corrals back to back, as most the ones I’ve seen are like that at my work, and others nearby.

I like the layout of the new neighborhood very much. Only part I question is the placement of the playground in a roundabout. Maybe with a brick blockade rather then an iron fence. I just don’t see a city approving that for safety reasons

I grew up in a neighbourhood that surrounded a golf course. In the winter, the golf course was used for pond hockey, cross country skying and toboganning! Maybe some path connections to that area could suggest its a winter park space.

For the new neighborhood, I was thinking either Pinefrost or Pine Circle, or maybe even Pinefrost Circle to make the roundabout even more a part of the branding

This is the neighbourhood I would want to live in!! Close to the city, close to target and Costco, close to tram ammenities to get to University or work! But not too far out!!! I think the value of this land would be SIGNIFICANT because of its proximity to all the amenities but also the space!

Maybe the new neighbourhood should be named "New Van Buren" as it is so far away from Van Buren itself, it's almost an entirely new city! Also, a privacy fence around the golf course makes sense, since I imagine people playing golf are not a huge fan of worrying about hitting a window or something

This seems like the kind of neighborhood that would have a Christmas Tree light competition that all of CWC would drive out to experience. The spacing between the houses gives it an air of a more upper-class place with a strong sense of community, and being close to the country club (albeit against the country club's wishes) would definitely support that.

35:12 I feel like with the homes being that close to the golf course, the trees would need to be like a solid wall of leaves to prevent a golf ball from flying by and hitting a window or something

It happens, and those tall pine trees are well suited to solve the problem - they can be planted pretty close together, and they're dense enough that any golf ball passing through will lose most of its force. They're not so effective at ground level, but a stray shot at ground level isn't going to get much distance anyway. I used to play on a course that had a road passing through it. Not a particularly busy one - just an access road to parkland - but teeing off at the 15th, you'd be aiming directly across the road, and would sometimes have to wait for cars to clear the path.

loving the series - couple of comments/observations. 1 - with the new houses that back onto mulligan drive wouldn't the road that goes behind them be superfluous and just additional expense a developer wouldn't do? 2 - with the park in the middle of the circle you are putting children's climbing frames behind road crossings. while in UK Georgian architecture you see a lot of them in crescents, normally there is either a visual or road calming measure to force cars to slow - maybe around the island you change the road type to visually show this as part of the lore?

It would make a lot of sense to have a landscaped berm between the highway and the homes where those pine trees are currently. Thats something I've seen in almost every neighborhood in close proximity to a road like that.

It is a nice neighborhood. Maybe the area between the target and the houses can be a greenbelt or wooded park of some sort? As it stands, yeah: that's still a lot of light coming in through that area.

However.... I cannot help but feel that you are not challenging yourself in these builds. May I request, sometime in the future, that you play an alpine/Colorado mountain like map in the future?

Whenever i try to build stuff like this it always seems a bit off, but you always do it perfectly, its like you went to school for it or something. i could definitely see a desire path forming connecting the target parking lot to pine forest. There is a golf course near me that is very close to a major road so they put a massive net fence enclosing it. that might be a better solution for homes to avoid broken windows.

Great episode. You could call the new area/district "Dayton Grounds" or similar, after George Dayton (the original target owner).

great build as always! i am curious about why you decided to build that new connecter couplet around that snow dump. won't that asset disappear in spring? just seems like an odd place for it, too!

If you have intersection marking tool, you could add lines the ends of the couplet, so that the lines continue through

Hey Phil, The newly built residential neighborhood could be named Martinsville in honour of Martin Van Buren. Also the mascot of the new University could be the Bucktails(like Milwaukee Bucks) as "the leader of the Bucktails faction, Van Buren emerged as the most influential politician from New York in the 1820s" -I made this post in episode #61 of CWC. I think it still could be relevant. Can't remember if you named the school mascot.

That roundabout with the roads through it you built - real oddity here in the UK but we have one near me just built which is a 60 down to 40 mph with traffic lights. Really awful sitting in the middle sections as feels very open to accidents

I love how Van Buren is growing organically! Shorewood seems primed to become annexed into the capital with only the golf course and river separating them from the big city folk!

Perhaps a little strip mall along the parking lot to block the light? Big box stores in my city often have a shared parking lot.

Parking lot roads are actually quite easy to build as long as you know you have to create the borders in a counter-clockwise direction and the borders must be an odd unit width so the filler road goes betwen.

You should put a fast food restaurant or small strip mall using the same space as target you see it quite often in real life

those are definitely pines….close to a mall!!! kinda reminds me of the Twins Pine Mall in Back to the Future. My suggestion is to call the new district the Twin Pines as the mall district become the Twin Pines Mall. Also a Twin Pines could be a coll feature to add. sorry for my english, i’m italian. btw…big fan keep up 💪🏼
