Gary - aside from researching TV, I have a lot of interests that I follow on RU-vid. Class B Sprinters being a big one for me, along with ultra running. You and I seem to share a lot of the same interests. I’ve got to say that you have become my single favorite RU-vid creator, across all of the interests I have. Your delivery is so good, your information is so solid and thorough, you have eclipsed all of the others. Thanks very much for helping my wife and I look more closely at The Villages. We appreciate all of your work and time !

Thanks for the kind words. I have enjoyed many year’s traveling with the class B RV but as I transition to retirement it’s becoming more of a moving van.

Thanks for another great video, Gary. I don’t think you specified… is the budget you mentioned for a couple? You did mention a couple when you discussed Social Security. Your budget numbers are very close to what I have estimated as a single person. (I used Monty’s spreadsheets a few months ago ✔️).

I didn’t really calculate based on single or couple. Income needed could be a single or a couple. Also those who really add everything into Monty’s spreadsheet will be more accurate. My personal opinion is you need a little pad after doing that for something unexpected.

Love your channel. Do you what the bond is for a $400000 house in the newer sections like newell or sawgrass grove. Also is there interest on the Bond Payments?

I recommend you watch my "Do you pay off the Bond?' video. ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-YqtKFPGFHjs.html Bonds do vary by area and county as Newell is in a different county than Sawgrass Grove. I'm hearing bonds are in the 30's and 40's depending many factors but you will only know if you ask a Villages Agent in your search. Hope this helps.

Love the videos! Gary what do you think of a bidget for a snowbird that owns the property.Lets use your $3000 /mo figure. Would a snowbird roughly half that amount and safely assume a monthly output of $1500/mo to keep things going while we are not there?

I think that is reasonable assumption but keep in mind the two big additional costs you will have, taxes on rental property income and management fees if you hire someone to handle the property. I know many Villagers rent their homes until they make the big move.

Current interest rates are around 6.25% and will probably go into the 7’s as the feds keep raising rates to curb inflation.

what are ad valorem taxes ? Your property tax at $666 a month for a $350,000 home seems a bit high. Does county AND state tax your "assessed value" at 0.87% ? Is assessed value of home same as the price you pay for it ? Normally it is just the land, which doesn't include the home and a 350k home assessed value is more like 150k ?? Also, need to include homestead exemption ??
