Why does the section states "or the mortgage-money has been paid or deposited" instead of "or the mortgage-money has NOT been paid NOR deposited"? Is this a typo in the law?

Dear Najeeb, You are a great teacher. Blessings to you. I need help to solve two questions, I hope, you can help.: 1. A mails a bank draft of INR 50000 to B, his son as gift. B in return writes a letter to A accepting the gift. Before B posts it he dies. Whether the gift is valid? Would it make any difference if A dies instead? 2. A is the owner of land of which B is wrongfully in possession. A assigns his right to sue for mesne profits to C. Is the transfer valid? Can a right to sue be transferred?
