Sir property card showing land belongs to Housing society But NA tax is in the name of Land owner who sell it to society Is it compulsary to have NA order for redevelopment or Developer should get it at the time of demolition?

Sir main abi abi new flat book kiya hu construction kam chalu hai kuch bane huwe hai log rahene lage hai koi sosiety comitee nahi hai bolta hai ki builder ki mantainance charge 1.50lack one time payment karna hoga 15years ke liye. Ye sahi hai kya sir

Society selected Committee Members have not FLOATED ANY TENDER for Redevelopment, instead the CM selected a DEVELOPER who was introduced by one society member. Now the CM wants to stick to this introduced Developer. Is it a must the BODY MEMBERS should agree? 2) Earlier we were 16 old members together, today some old members have sold their apartments and the majority of NEW MEMBERS have increased, now the new members are joined together and trying to surpress old members who are 5 now to sign and accept the consent letter issued by the Developer in 2022. we old members refused? Is it right for us to do? 3) Developer refuses to give BANK GAURANTEE? 4) CM Body accepted and given the green signal to Developer to go ahead. Saying we have the majority more than 51%.? 5) please advise what should we do? If the 5old members do not accept the consent letter will the developer be able to vacate us ?

🙏 નમસ્તે પંડ્યા સાહેબ. સબસે લાભ દાયક redevelopment કી વિધિ ક્યાં હોની ચાહિયે જીસસે, સભી મેમ્બર લોગો કો લાભ હોવે. જીસમે બિલ્ડર કિ જરૂરત ના પડે. ક્યાં સિર્ફ કોન્ટ્રાકટર ઔર હમ સોસાયટી redevelopment કર સકતે હૈ. તાકી ડેવલપર જો 99% ભરોસે યોગ્ય મહી હોતે ઐસા સુના હૈ. ઔર 90% redevelopment મુંબઇ મેં અધુરે પડે હૈ. ઔર સભી સોસાયટી મેમ્બર્સ બહુત અડચણ મે પડે હૈ. ઇસ વિષય પર એક વિસ્તાર સે વિડિઓ બનાઇયે તાકી. હમારે જૈસે લોગો કો રાહ મિલે ઔર redevelopment બીના બિલ્ડર કે અચ્છે સે કર શકે. આપકો ધન્યવાદ હૈ. આપ જો માહિતી દેતે હૈ ઉસકા રુણ ચુકા નહીં સકતા. 🙏 જય શ્રી કૃષ્ણ
