Hamari appartments society registered nahi hai. TN housing board constructed 92 flats hain. Out right sale, sale deed owner ke naam execute kar di gayi hai. 20 yrs old construction hai. Flats mein leakages ke karan redevelopment karne ka plan hai. 70-80% owners ready hai. Lekin society registerd nahi hai. 6 blocks hain ground +3floors. With open space for parking, and small play ground common for all owners. Manage karne ke liye block reps, and president/secratary fix kiye hain. Koi annual mtgs nahi, every two years face change kar dete hai, block reps/president/secy ka. Joint venture karke ek committee banayi hai, JV secy chuna hai. Land Patta apply nahi kiya. Survey number se hi land hai, devoloped by TN housing board. Property tax, water tax, sewage tax, card hai. 50-60% of the owners ko iska koi experience jankari nahi, ki kaise kya karna chahiye. 10-20 owners milkar apne hisab se chalate hain. Koi transparency nahi. Kuch saaf batate nahi. Abhi sale deed, aadhar, flat allottment letter ki copy maang rahe hain. Property card/bijli card/water tax card, owners Dene ko tayar hain, lekin woh accept nahi karenge, jo woh maang rahe hain wohi chahiye. Lekin kuch doubtful elements beech mein hai, is liye kya trust karke de sakte hain ? Transperancy ki kami hai. Owners kuch bolte nahi. Kya karna chahiye, jab ki society registered nahi hai, defunct ho chuki hai, kyo ki register karne ke baad annual follow up nahi kiya, keval register Kiya. So abhi society in record mein nahi hai, registration number use karte hai. Pls advice. Kya legally move karna padega ? Is mein koi saath nahi deta.

My Society At Badlapur - Bldg is approx 23 years old we people don't have OC n CC also project was permitted by Nagarpalika - but after7 years some politics and corporation people put reservation on land then what it's possible to redevelopment property

sir, our plot area is 916.76 sq.mts. Usable carpet is 866.14 sq.mts. while tendering this area shown 914.24 sq.mts. All above 16 flats members get their unassessed balcony benefits. And ground 6 flats r not getting any benefits.we r having same maintenance of every series flats. is it true that gallery benefits only upper floor has right only ??

sir, I have 1 four side covered unit. Have registered agreement. I have bought this unit 5 yrs back. Society collecting maintenance & property tax for this unit. Now builder & society saying u r unit is not assessed so u will not get any right. But society office which was sold by old builder....he is getting every rights. Gallery which r not assessed, they r getting every rights. what to do pls guide.

નમસ્તે પંડ્યા સાહેબ. 9 નંબર કી જો સ્ટેમ્પ ડ્યૂટી હૈ, વો સભી વ્યક્તિગત મેમ્બર કી હોની ચાહિયે યહ તો સમજે, પર સોસાયટી કી ઓપન જગહ કઈ ભી હોતી હૈ.? ઔર યહ હમારે chiarman કહતે હૈ કઈ 61 લાખ ભરની હૈ તો હરેક મેમ્બર કો એક લાખ 4 મહિને મેં ભરના પડેગા, નહીં તો 21% હર સાલ કે હિસાબ સે વ્યાજ લાગેગા. તો ક્યાં યહ વ્યાજબી હૈ? કાઈ મેમ્બર લોગ 70 કે હૈ ઔર ઇતના પૈસા એક સાથ નહીં ભર સકતે હૈ. અચાનક યહ સોસાયટી સ્ટેમ્પ ડ્યૂટી ક ખર્ચા નિકલા હૈ. કૃપયા સમજાનેકી મહેરબાની કિજીયે. જય શ્રી કૃષ્ણ 🙏

If all names in your registration documents. Generally the house is in the name of husband, wife or both or son and father so those only needs

@@BMInfoguide sir this is matter of my father with his brother and sisters with their father's property is going into redevelopment so they asking for sign of my father and other sisters also on noc because currently upto now my fathers brother stayed in that property it going to redevelopment so he asking my father signature on noc but I told them to do family deed and settlement and they also told me for release deed

@@BMInfoguide I told them that my father already sign to release deed n family settlement then why my father should give sign on noc to builder because my father is already releasing his part from property before construction start and given right to his brother then why my father should give noc I told that after realse deed only the person want to continue with redevelopment they have to give noc in their name to builder not my father is that correct way I hope you understand my matter
