I have always advocated renting over buying due to the fact a karaoke lounge or a motorcycle repair could move in next door and you'd be stuck. Renting provides flexibility.
But for some people ownership is important. And as we get older the idea of picking up and moving all our stuff becomes a daunting task. So I understand that aspect because I dread moving as well. Also I have noticed an explosion in the housing market including the condominium sector. In many cities you can see condo projects sprouting up like bamboo shoots. So another possibility is to buy an older unit in a booming area and remodel it or just hold it and let it appreciate and make a little profit to supplement a fixed income. Check out this example of what you could exchange the money you have from assets sold in your home country and never have to pay rent again.

Thank you JC (again). The price of the Unit which you showed us is AUD$55,000 . When you consider that the similar unit which my Daughter and I have in Brisbane Queensland Australia cost $450,000AUD , that makes living in Thailand so ooo appealing. My only encounter with your beautiful country was last year(Sept.-Oct.) when my Son and I rode the Mae Hong Son loop. We set out from Chaing Mai clockwise. Ever since, I have had a desire to return . Once again - thank you for your informative videos.

+Ashley D Wow awesome. Make sure if you're renting to Farang you submit TM 30 forms to immigration within 24 hours notifying them of a foreigner residing there. Immigration is really cracking down on this now. Would hate to see you get in any trouble Ashley.

Haha, doubled in value eh...? Try and sell it and see how much you get for it, it's all guesswork up until you've received the money in the bank. Loads of condos for sale in Phuket, can't give them away for peanuts as there's no one to rent them for a decent return. I really don't know where the supposed strong housing market is supposed to be.

No disrespects JC but you have to be so careful putting money into Thai property its something I would never ever do.The Thais can change their property laws any time they like especially when there is a new king.They may even change their retirement visa laws even if it means shooting themselves in the foot.Keep property in your own country if you can rent it out,it will pay your Thai rent with money to spare even if you can't rent it will increase in value and you will always have a safe home to come back to.Renting is king in Thailand it may seem more expensive but any problems just hand back the keys and when you factor in service charges there is not a massive saving especially if you get a good cheap rental and yes I am a very experienced traveller to Thailand.

Yes that is a good strategy. But as an absentee landlord you will either encounter problems with tenants or the structure that you can't attend to or may have problems even collecting rent. Put a management company in charge and then you lose some of the income. Things to consider.Example this unit the yearly "service charges" are only 10,000 Baht. No yearly taxes or insurance.I have lived here in Thailand over 13 years and survived 2 coups! There have really been no changes in immigration laws just sometimes more strict enforcement of existing laws. I actually feel life is more stable here than the future I see elsewhere. The pot of water is boiling elsewhere and the frog doesn't even realize it enough to jump out!I can be very content and not worry if I can have a property paid for to live in for the rest of my life. And if the society changes to where I wanted to live somewhere else I could sell it. 90% of real estate purchases are Thais anyways.

I was in Cha Am last week and was told about this condotel as a good option for monthly rental. Great location with good facilities for low cost. I am buying a small 1br condo in Bangkok (1.5m Bt - 27 m2) but plan to stay in various places for 1-2 months to see as much of Thailand as possible. Will probably end up building a small house in wife's village in Buriram as my long term base.

Thank you for sharing JC. I'm in my late 30's, any idea how to open an account in Thailand. I have plan to stay in Chiang Mai. It's getting costly in the develop city and I'm not saving much as the years passes. Getting aging is a serious business.

1 650 000 million Thai Baht = $54 000 Aus Dollars - In Melbourne you would be lucky to purchase a dog kennel for this amount (in Sydney you wouldn't even get a bird cage!) - sounds like a good deal to me J.C.

Seems a very good deal for Aussie pensioners, as Oz is in a scary real estate bubble, which I think is soon to burst. So, sell your asset in Oz and invest in Thailand, or other good investments.

I would love to buy a condo in BKK. But I gotta say I'm a little wary about some of the build quality. Friends of mine have a Condo thats just two years old and already the balcony has cracks in the wall. A new house I rented in Hua hin had cracks developing in the walls. In phuket I rented a month old Condo & the ceiling caved in during my shower. The condo management couldnt care less. Maybe just bad luck, but a bit of a pattern. If buying, My concern would be if the Management are actually prepared to get things that need fixing with the Building fixed, if things do go bad.

Yes the issue is that they build many places that were used for rice farming that had large amounts of water in the soil for decades and without the proper aggregate and fill techniques build on the filled land. And of course settling takes place causing the cracks. I have seen this many times.

Yep - not bad - they look like 10 foot ceilings - which is always a plus. I like your advice to be patient and look around whats more in the thai targeted market - so impt whether renting or buying to not rush. So, can a foreigner own a condo in their own right or name or do they need to put it into a thai name? It would be a cheaper option i am guessing for what you could get in Hua Hin and be able to live a quiter lifestyle on the beach. It certainly has potential.

Yes foreigners can own units free and clear in their own name in up to 49% of the units in a condominium building.

+Pali Aha Wasn't meant to be funny though. Monthly rent needs to be generated or taken from a monthly limited income budget. Depending on how many years you have left and retaining your wealth this could be a better option than paying monthly rent. The sale of an asset or assets back home to pay the cost of ownership would thereby allow somebody to live very cheaply off a limited fixed income. A few utility payments and some necessities like food, which are cheap, and they could live quite well by eliminating the monthly rent. Then if chosen properly they might even profit or be able to cash out and get back all the money that they would have used on rent. Just one of many RIPper strategies.

retirecheapjc Wow, JC, you responded to me. I am honored. I've NEVER had a celebrity even look my way. Thank you. I don't expect you to respond to the following, ok? But I'll tell you this. I'm 53, fit (gym everyday). I have a job where I'm a personal driver for one person. I save about $5000/month. I put it all into stocks (Google, Apple, Disney, Amazon, Netflix, Tesla, etc...). I sleep in a minivan. Shit, shower, shave @ a 24 Hour Fitness gym. I have $150k saved. Not a lot. My whole goal is to save more and move permanently to Thailand. I wanted $500k but it seems that that'll take FOREVER. I really think I can live under $800/month in Thailand. That's $9600/year. Let's say I live another 30 years. Then I'll need $288,000.

+Pali Aha Awesome you have goals and are working towards them and sacrificing doing so. I applaud your perseverance. Keep up the good work. Maybe due to the economic conditions happening now you might want to take a look at moving from your Tesla type stocks and into hard asset based stocks that have real earnings and will prosper if the proverbial Stuff Hits The Fan. Just something to consider. If you dig into the accounting at Tesla, you'll see the company receives hundreds of millions of dollars in tax credits on its vehicles, which it's able to sell for cash. It also appears it bends the rules around lease accounting. Without these maneuvers, the poor economics of its business would be much more obvious. Maybe it wouldn't matter to investors right now - they're in love. But I bet they'll care when those tax credits expire and when those leased cars are returned! I'd hate to see you lose all this capital you have worked so hard to save. Do your homework and when the transfer of wealth happens during the crisis you might prosper greatly and be able to get out of the mini van sooner than you think!! :)

Buying a condo in Thailand is a poor investment. Returns under the best of circumstances are around 6 percent, it is extremely hard to find tenants, older condos are out of style. This video starts out on the right foot -- it says rent, don't buy -- viewers should leave it at that. "But for some people ownership is important" -- right, think about that statement, it really boils down to "some people follow foolish emotions and stubbornly insist on doing self-destructive things." the rest of the video feeds that impulse.

+Jack Swelters Jack there are a few very good reasons to own instead of renting. Not every investment needs to be about finances but as we age investing in our emotional happiness needs to be considered as well. After all we can't take the money with us where we are ultimately going. But I still say renting is a better way to go for most people wanting to live in Thailand.

Yeah I would have to agree. I've been here for 2 years and have moved a couple of times. Rent is cheap in thailand, IMO, it's not worth the tradeoff of easy mobility.

Yeah I'd agree with that as well, renting is the best way in Thailand. A guy I know can't sell his condo and needs the money, no buyers anywhere. Too much competition from new builds, and even they're struggling to sell. In my opinion keep your money you'd use to buy a condo and put it to work somewhere else, like a small condo somewhere in your home country, or a global stock market fund via Vanguard, and use the proceeds from that investment to cover your rent for somewhere in Thailand.

I've only just noticed how low the purchase price for apartments is up in Udon Thani. Even if the rent was only 3,000 baht it would still seem to make sense to buy. Comparing Bangkok and Chiang Mai on the one hand and Udon on the other, the first two would seem to places to rent in, but the last - seems to - make buying rational.

Not having a separate kitchen is definitely a downside to this property. I realise that it's an example of what one could rent, but surely there are better (more normal apartments/condos) with better layouts? Thank you JC.

A simple and inexpensive remodel could produce the separation between rooms. At around $35k, you're not going to get much. Land rules sound as if they are the same as in the PH, JC.

You will be hard pressed to find a separate kitchen in a condo. The rooms are just too small and not an important item for Thais. Try drawing out a separate kitchen in a 30 sq meter room or even 2 put together with a bedroom. The fact is most everybody I know eat out. A meal costs about 40 - 70 Baht on average, no shopping, waste of food or washing of dishes. Hard to beat.But in townhouses or free standing homes you will always find separate kitchens if that is of importance.

Ok, understood. Thanks. Here in UAE, and Europe, which I'm not in now, all apartments and houses for sale or rent, come with a kitchen, even studio apartments , which are small and have the bedroom, kitchen and lounge built in to one room. So it's a cultural thing then. I was told before by a Thai friend that she ate out all the time as it was cheap and didn't bother cooking - she was staying in a condo then, but when back at her parents they would cook.

DemocracyDoctor1 Here it is more costly, wasteful and time consuming to shop, cook and clean up when for $1.50 you can go out and get a great Thai meal. Heck I can go out in Chiang Mai and get a Dory fish fillet (fried or grilled), salad, fries and onion rings for $2.50! Who needs the kitchen?!! :)

I'm agreed that you are more free and flexible if you rent. But if this condo would be well maintained in the future, it could be an relatively cheap option for buying. Or even as an option to rent out.

Hi JC, Great video keep it going! I have 3 questions regarding the retirement deposit. I'm sure I could just google to find the answers but I'm sure there are other members with the same questions. 1.) The $20K that needs to be in the Thai bank is that an interest baring account and if so is the depositor entitled to it or is that what the Thai Government takes? 2.) Can the $20K ever be withdrawn or is the person basically buying their retirement visa with this? 3.) When retiree dies does the bank/government keep this or is it returned to a beneficiary? You may not know all the answer but just thought to throw it out there. Ka poon Krap...( my attempt at Thai )

1.) The $20K that needs to be in the Thai bank is that an interest baring account and if so is the depositor entitled to it or is that what the Thai Government takes?It is your money and can be in any type of account you choose in Thailand. The bank will draw up a letter that you take to immigration when applying for the visa. OR you can have it verified as an income coming in OR a combination of the two. 2.) Can the $20K ever be withdrawn or is the person basically buying their retirement visa with this?It is your money to do whatever you desire. 3.) When retiree dies does the bank/government keep this or is it returned to a beneficiary?If you have no beneficiary on the account (POD) I am sure the bank would be happy to keep it! :) Make out a will to avoid some of these issues and someone named as the Person On Death.

Yes, interest bearing. A little more interest than back in the US but still under 2%. Once you obtain your visa, you can do what you want with the money. The requirement is, that you have the 800,000 for 3 months prior to visa renewal. So, do what you want with the money, but make sure to replenish and have the 800,000 back in your account well before your next year visa is up for renewal.

I've been thinking - or trying to! 1) The Thai government is desperate to promote economic development up in the North East. 2) Lots of the unemployed, or underemployed, workers need construction work. 3) Present public work projects - like building yet more concrete river walkway in Nong Khai - seem to be misconceived. 4) The rules require apartment blocks to be 50% Thai owned. 5) There are few Thais in the North East who want to buy an apartment. The tourist industry in the South seems to create both a demand for apartments to purchase by foreigners, and the single (mainly service sector) Thai workers who might want to buy one, or potential renters for Thai landlords. So - we need a scheme which will produce an apartment building boom in the North East without breaking any of the existing rules. Couldn't the Thai government (or regional development agency) build apartment blocks, sell half to foreigners and use the other half as, i) a rental operation, ii) an hotel, iii) housing for cops or milltary officers, or iv) government offices? I mean, it's striking that there is very little in the way of small apartments for sale outside of the main tourist areas in the South, yet there must be a big cohort of post-party age farangs who want something different. Having said all of the above, a licensing scheme to allow farangs to own more than half of certain apartment blocks - perhaps if you are over 50 - might achieve the same end.

way too risky to buy in Thailand. The worst things can and often and I mean often do happen. Laws there do NOT favor foreigners. It takes little for some local or your ex girlfriend or wife to file a lawsuit against you, claim beating etc. and you will be out on the street. Happens more than you would believe. Also, many many and often cases where you buy a condo, the condo management steals the money, maintenance is not done, utilities go off, noisy neighbors either foreign or Thai make the place unlivable. Rent or lease and be incredibly safer

JC, I'm a fan, but I agree that the grinding noise was not acceptable for your vlog. The property was dated with very poor décor, and no A/C. Not a value proposition for this one.

I would stick to the rent principle, i don't want a karoke bar or motor cycle repair shop near me, without being able to move -:) Yes i go for the wise words. But i would like to live in a green area near/close to the mountains or with the mountains. I wonder is that really realistic?

Hey is the Crab Trap still in business? You have a choice. Either you both can obtain an extension based on retirement and you'd both need the $ or one of you can do it and the other gets a free ride as a dependent (so only 800,000)...... :)

haha, that's where I used to live for about 6 months but on the 9th floor. have you seen on the main floor there was a posting board there with someone selling their condo for 890 000 baht? I reckon it was a double room.. might not be that big or nice but it was half the price

Familiar huh?The rooms for 800,000 are single rooms needing remodeling. Any double rooms usually start at about 1.7 or with a sea view 1.9 and above in this building.

apple123butter There you go! I think you have a new career :) I wonder if the Farmers flood insurance on one unit costs as much per year as the condo itself. I know a friend who has a house on the water and the yearly insurance premium is half the price of most of those condos!

Yes you can set up a company but it'll still pay taxes evey year.

Hi JC,is it possible to apply for retirement visa from Thailand or does it have to be done from home.did I understand you right? IOne would need 800,000baht in the bank,and thats it? or does that money have to stay in the bank or is there a monthly amount to show? Hopefully there is always that option?

This is a little to detailed of a topic to answer completely here in RU-vid comments and there are many options I cover in detail in the member site. The short of it is for a one year retirement extension you need to be at least 50 years old and have the equivalent of 800,000 Baht in an account, as income from abroad or a combination of the two equaling the 800,000. This can be done from within Thailand converting a Non-O visa you obtained prior to coming or obtained while in Thailand or the visa and extension can be completed from abroad through a Thai consulate before coming. There are different advantages to each scenario.

I like Thailand quite well and lived in Bangkok 4 years (2004-2008), but a $47,605 70 Sq. flat with no Air seems pricey. Last month I bought a 192 sq. meter, 3BR, 2.5 Bath home with a 2 car garage for $124,000. It is a brick home, central heat and air, double pane windows, with a large back yard. This is in Oklahoma, not Thailand. :)

This unit has some nice space close to the beach which you would think will help hold its value or appreciate long term. Drawbacks aside, its pretty tempting to consider condos at this price range that will free up rent money from a monthly pension check. Also, what you would have spent during that time on rent after 10-12 years would have paid for itself. A retiree in their 60's could realize the return of this investment hopefully within their lifetime vs. more expensive real estate. Not a realtor, just say'in.

Plus if you had somebody to leave it to it is a bonus as well. Also, if you saw what the thousands of units being constructed right now down the road are going for you would see just what a value this really is!

Many of my members have recommendations they share but you have given to specifics so just go on Agoda and wing it. Maybe watch some more videos so at least you can narrow it down to a few cities.

+Skytop63 No they mostly don't because Thais use their friends to help! But there are logistics companies that will show up and put your boxed up possessions on their truck and deliver it to you. You need to be fast though because you have to beat them to the destination or have somebody there waiting.

I don't promote real estate but only show possibilities a person can find if some one is diligent. Condos are disproportionately expensive compared to free standing houses. Yes there are associations managing condominium buildings. I recommend speaking with other foreigners living in the building to see how happy they are with the management. This particular unit was being sold by the owner and is not being advertised. That is why it was cheaper. Financing is tough for foreigners and that is why I mentioned using assets from sales back home to invest in a unit for profit or to eliminate monthly rent for the rest of your life.

All major countries and some not so major, have embassies and consulates around Thailand where you can get pages or renewals.

No you can only do that a few times and then you will be refused entry. Luckily there are more options.

Speaking of renting, JC do you think it is ok for a category 3 ripper to rent a lady in Thailand for a while and then switch to renting another lady for a while etc. rather than getting married? I'm late 30s and can't imagine myself getting married to one lady even if she is a good one. I like the idea of switching from one lady to the next for the next 30 years or so. Comments?

Actually I'm a bigger fan of renting in Thailand and I am of buying. The reason why is even though the lack of regulations are great in some instances when it comes to what types of businesses and things that are happening around you when you own someplace they can be a detriment. If you're renting you can get up and move it from motorcycle repair place or karaoke parlor starts up next-door. Selling might be a bit difficult with those in close proximity as well. But having said that, as we get older if we've accumulated a lot of stuff it gets difficult to move it from place to place. So in that regard it would be nice to have a place where everything can stay and not have to be moved. Also another advantage would be that once a place is paid for you never would have to worry about having the income come in for housing. It would significantly cut down the amount of monthly disposable income you would need to live over here.
