The Angry Side of Buying a New Built House. 

Most new build houses in the UK are badly built these days. Our first purchase was a new build house and we decided to purchase a 1960’s house after 5 years which we absolutely love. We did have to pay a lot to check the electricity, damp and plumbing but all of that helped towards the negotiation of the offer. Personally, I advise all my friends and family against new build houses. Hope your estate fees aren’t a lot? That is also something to look out for as some management companies don’t do any maintenance but charge a lot. There is a specific estate management company that is notorious which we also had. Worth checking on Facebook for your existing estate management group so, you are aware of issues other property owners have and how they resolved it. All in all, it’s a big achievement to purchase a house. This is the beginning of greater things to come for your family in Jesus Name.

Thank you guys for your transparency. It’s true what you said, both new builds and old builds come with pros and cons. Shocked at the garden issue - do the developers not provide any guarantee, warranties etc? New build comes with a huge price markup- so I would expect it to come with those protections too. God will provide - your house is still very beautiful! And congratulations on the gym too. BTW what camera do you use to film pls? Thanks in advance xx

I hear you about the repairs you have to make to your new house. So so sorry. People can be very dishonest. I pray you are able to make the repairs soon., especially the drainage in order to protect the foundation. Good luck and congrats on the gym.

Talking about new builds. My garden had similar issue as yours but they fixed it themselves. Had plumbing issues as well.. my walls were peeling too. I am never going to do a new build again. Doesn’t make sense.

In your first video, I mentioned you need to carry out snagging and have it done by companies that specialise in new build. They'll check insulations in every room, too. It is not too late to do this. Will check the company we used 5 years ago whether they are still trading. New or Old build - they all have their pros and cons. Builders have their reputations, too. There are some builders I'll never buy from. When you contact them with your snagging list, do it via email for record keeping sake. I wish you all the best.

I’m still chasing my builder 2 years after moving in. They delay in the hope that you will do it yourself!

This is not good for the foundation of the house. Ensure the work is done properly so you don't have problems later

Thanks for the update. The washing machine might be because the screws holding the drum in place at the back was not taken out. If happened to me when I bought my washing machine and I had to fixed it myself because curry’s advised the taps under my sink was old format and they will touch it. So u had to fix the washing machine myself but RU-vid helped me out when my washing machine started jumping around when in use 🤣🤣🤣

Welldone guys, Hope you had planning permission and building warrant to build the gym except it is not more than 3X3m in dimension . I believe you understand how things work .

So sorry about your ordeal regarding the repairs. Did you request the service of a surveyor to access the house before purchase?

Ps- not only April oo! My hubby is just like that... he never opens he's letters😅 Additionally I knew from jump i dodnt want to buy a new build as aesthetically beautiful they look from outside , I always wanted an old property and do it up and that was about the best choice i made.. thank God. So sorry about your experience but it a good thing you found out in good time!

Remove top soil like you have done...add different layers of top soil, plan your own drainage system to eject water below the fence..they don't want to do all of that in order to keep the prices low...if its too expensive, there are no guarantee they would be able to sell and people don't reward honest builders cos they will say its too expensive. It cuts both ways sha. Good luck and in all things...hope for the best and prepare for the worse always.

Get your conveyance solicitors on this. You will need to recover all your expenses (including credit card charges) and even more for your troubles. Please don’t try to bear the costs by yourself.

Welcome to the club. Your expectations were high. No where is perfect. The solution is to be conversant with what they are doing. The next house you will buy will be better.

I am sorry to hear about your newly built property. It is worth hiring a surveyor for both new and old houses. I can feel your husband’s pain

It’s a shame to hear your experience. Older properties are certainly more reliable and you get original features. A homebuyer’s surveyors report should highlight any issues with the property prior to your purchase completion. I’m not sure that is required for a newbuild though. Cracks are likely to appear as it is a new build, so watch out for that. Your 10 year nhbc insurance should cover that. It’s teething problems and it will settle down. Look for the property ombudsman and Trading Standards procedures to deal with the unscrupulous tradesmen you have used and that of the property developer!

The reality of homeownership...thanks for sharing. US is no better...you get one of those Home Warranty...they look for excuses and ways to avoid coming out to fix stuff or shift responsibilities after paying them every month lol.

Can you not raise your complaint with an independent body. You may wish to reach out to citizen advice bureau for some legal advise or guidance. This is ridiculous. I bought mines of David Wilson - really good builders but hope you get it sorted.

Avoid newly built home, always issues with these wicked developers! So sorry you guys have to go through these stress and pray it all gets sorted soon.

Did I hear £13k to fix the garden??

We bought a new build and even pulled out of a house based on reviews. We did research on our developers before being comfortable with buying. They have been quick with fixing any issues.

Taylor whimper the most useless of them all. Washing machine, dish washer and toilet had to be fixed or replaced. We had a bush not garden and guess what we even had a man hole . Currently it's soggy and muddy. We had to plant grasses. We were promised we would have the garden done bla bla, It will be levelled and all. Only for nhbsa abi whatever they are called approved the plan and gbam plans changed . The rude way we were told they won't do it. Even with my prudence, I still spent at least 3k to cut down all the trees bushes, close manhole, plant grass, lay stones. And I'll still do more. Woo new built na scam honestly. The latest is our wiring has always been funny . Light will be blinking once you press switches 😅 they came at the beginning to change bulbs but na so we see am. I doubt we can even ask them to come and fix it it's been 5yrs now lol. Enough of my rant. Congratulations on the gym 🏋️‍♀️ 💪 so beautiful 😍. Hope you get the garden fixed soon. The Developer should take responsibility. That 3 weeks iro o they might not even respond to calls or emails

Lots of newbuilds are fraught with problems. Reading the reviews for many of them is scary. Let's not even talk about the poor quality of materials now being used. It's annoying and it costs money, but as long as it's mostly cosmetics. I've read families having to be evacuated, or spending over £50,000 to ensure the safety of the buildings.

This is so unfair. The Lord will make available resources required to put up the Garden in the best state .
