As someone who now lives New York City and visited Madison Square Garden, I feel rapid transit is the most important determinant. People pour out of the subway into the Garden.
Keep them at TD Garden. As a die hard Celts fan my wife and I travel to Boston every year for a few games and we love the current location. Hotel rooms right next to the arena and we can walk the North End and Quincy Market etc..
The problem is the new ownership group will probably want a better way to make money on the team, which is really hard to do if you do not own the building they are in. The team costs too much to keep together not to be trying to pull in more money.
You can do all of that on your own time or a Bruins game. Would you like to pay rent at WORK and make less money based on what does not belong to you???? That's why the Celtics need their own arena.
Because part of the reason Wyc and his family can't afford the team is they make no money off of anything except sponsorships and ads for the Celtics. The biggest profit in a game is concessions which they do not get, and they pay the Bruins to play games there.
