Excellent video!!! My biggest concern is land ownership. I will never live in a home that doesn't include owning the land it rests on.! Real estate is Land.... if you don't own the land with a clear deed, you own nothing and the power rests with others.!!!!

Why not write the laws specifically specific that describes the crazy offensive things that people did and not a broad description and regulate other usages that may be similar but not the offending behavior

On the topic of shared housing. Think Golden Girls. 2 - 4 people in their senior years co-own the house, and the house would be a really big house. It's a great option not only for shared living expenses, but to look out for and care for each other.

True, myself and 3 friends do this. A single income just isn't enough anymore and we are all Millennials 35-40 who like the same games, go on trips and clubs together. We have house rules but it's nothing new if you worked fast food as a teen - you sign the sheet that you did your sidework/chores and we share the load. You replace what you eat that's shared/communal and label what's yours or keep it in the mini fridge in your room uf you are paranoid. Shared dinners are fun and it's a chosen family atmosphere but participation is not required. We all love a bit of "me" time and being introverted isn't a sin.

12:50 in South Florida, the counties' code enforcement agencies were using aerial photography at least back to the early 1980's. My dad's friend got busted for an in-ground pool @1985.

I have been looking for a lightweight concrete modular. I've seen some in Europe but the US seems not only to lack them but to generally price all modulars WAY above what they cost in other countries. One problem is that so many of these companies have located in California where the cost of living and taxes are astronomical.

I am strongly prejudiced in favour of building, rather than buying something already built. No, you can't do anything you want, but you're a lot more likely to get what you want than you would from a subdivision builder. Instead of fighting for a tiny sliver of an ever-more-expensive pie - bake some more pie! You can stage this effort, too. A lot of jurisdictions allow an apartment of the garage - build that first, then tackle your dream home later. A lot of jurisdictions allow you to build a home and an ADU - build the ADU first, then tackle the main house. If you're handy, it's also one of the cheapest options. Great ideas and clear analysis, as always. Thanks

I have been looking at container homes. Not the ones that are built in skids but actual seagoing shipping containers. You can build almost anything that your mind can imagine and make them as fancy as you want to. There are companies all across the US building these units as plain or as luxurious as you care to pay for. When they come on your property they are set on your foundation and except for the hook ups to services you are ready to just go ahead and live in them. Your thoughts ?

I’ve been following your channel for years when I considered building a modular home. I ended up finding a land trust in my area. This coop style housing nonprofit should be the wave the future as it really made it affordable for me as a single person to buy a home in a tourist destination area with sky rocketing home prices. You always give me new insights. I've tried a lot of these options in the past 20-years and I still don't have a home. I've owned property but never a home I could live in long-term. WHAT DO YOU THINK OF BUYING A TINY COTTAGE OUTSIDE OF THE U.S.? Seems these days if you want to retire and don't plan to make more money, living in the US as a renter is suicidal since cost of living is skyrocketing😢

I've done what you're asking about. Is not all roses especially if you have accounts (retirement, 401s, social security, investments, etc) that you still have to deal with. All institutions are not set up to accept foreign addresses or phone numbers, especially when they want to do authentication before allowing you access to your account. Taxes and FBars will also be required. It can get pretty frustrating to get things done if you don't speak or understand the language.

My current home was built with factory made stick walls. The contractor had them trucked into this development stacked on 18 wheelers. The walls, made by craftsman at a plant where they presumably have monthly salaries and benefits and do the same thing every day, are great. They are well insulated and nearly soundproof. The floors on the second story of my slab house, are another issue. These were built by a typical contractor using whoever he could get that day for the job. In several places that joists were obviously mounted slightly lower on one side making the floor give slightly when you walk on it or move furniture. In my opinion modular construction is better for everyone, including the economy. We just need to loosen the grip many large contractors have on local codes, zoning and materials. Large contractors have far too much political power in Louisiana.

Here in SC, some of our towns are making sure MH parks will not exist. Some counties are saying you have to own three acres. Foot print taxes , I think its called where you have to pay a few thousand dollars prior to put your MH on your land. Govt always having their hands in your purse. Certain county's hate mobile homes.

Blame it on how schools are funded. Cities need homes to pay much a large part of the schools costs not covered by the stare Small homes do not pay their way, ditto for apartments, Sad but it is the reality of our American system of school funding make cities demand large homes on large lots.

13:00 but many parts of the country have 0 building codes at all out of city limits. Where I live we have only state septic permits and no other restrictions on building in the county.

I did shared homes which I called having roommates. I would rent a house and share the costs. It went well but there would be a roommates that were offensive. To get rid of the roommate, the rest of us would concoct a tale about the rent being raised by the landlord. The bad roommate would get angry and leave and then I would advertise for a new roommate. I do not think it would work for me these days with all the illegal drug use.

We got sticker shock on modular a couple of week ago. Thanks to your videos we were convinced we wanted to put a modular on our lake property. However, now we think we will look more into a doublewide. We should have done this 3 years ago. I swear the price for the same home was almost half. Crazy world we live in.

The manufactured home on rented land in a park I bought is a 1986 model and since buying it and doing no work the values gone up just over 8 grand this year. Atleast according to real estate websites

Renting out rooms in your home can violate local zoning laws, and most likely your house will be reassessed as a "boarding home" (at least in NY) at a much higher rate. Been there, done that, won't do it again.

You have to have a bunch of renters to reach “boarding house” status. Nobody will get it for renting out 1 or 2 rooms.

@@ShameenYakubu Wrong. Absolutely wrong. Even a single renter can bring Code Enforcement to your door, depending on where you live. And the category of a "boarding house" where people both sleep and get their meals is a relic from earlier times. We had two short-term tenants and Code Enforcement had a kitten.

Might as well live in an RV for it to be affordable anymore. I see why so many people live in them full-time now because they are sick and tired of paying through the nose just for a place to live. Also why bother buying a house of any kind with so many restrictions when the prices, property taxes and insurance has become completely ridiculous in so many areas. Nice to know there is no such thing as property rights either because our government has completely ruined housing being affordable anymore with artificially low interest rates for too long while institutional investors took full advantage of the capitalization rates on the low interest rates by turning them in to rentals. Even just buying and owning a home now is a complete scam and farce because everyone wants their cut of the sale on them. Then when you can’t even rent out rooms, add a tiny home, or build an ADU to make it more affordable for you to continue living there if you fall on hard times. Only to end up facing foreclosure when you are forced to sell it because of all these restrictions. But then this is exactly what these crony capitalist RE investors want under the guise of “city planning” so they can use the government to steal these homes for cheap when the owners can no longer afford the fines, mortgages or property taxes, while everyone else must pay top dollar for them. We have affordable housing, but it only goes to people who have cash to buy them from our corrupt government under a property tax or probate sale that certainly won’t allow people who are preapproved for loans also to buy them at these auctions. Nope, if you are preappoved for a loan, our government wants you to pay full retail price with a loan to keep driving up market prices and to keep it low cost for cash buyers. Who then turn around and flip them for 100k+ what they paid for them after doing minimal upgrades and minor repairs on them. Our government is a complete joke.

Something to add..make absolutely sure you have great insurance and the right insurance. And watch out where you intend to live in that mobile or tiny home..Do your research on where you want to live,the wind zones in that part of the country,and the risks associated with where you plan to live..These are very important because...in the next 30 years according to Climate Central and NOAA ...extreme weather...fire,tornadoes, hailstorms, hurricanes storms,etc will become stronger and more severe..Take this into account wherever you wish to move to...👍👍

I agree with your analysis of manufactured homes, but based on my personal experience, I think buying a quality existing home can be a better value. I wanted to move back to the midwest Iowa, and found a 116K house that fit my needs back in 2012. This has proven to be a wise choice and has allowed me to save 30K each year (compared to what I was paying in rent in CA).

You are right on the button. I live in a modular home and we went this way for the added quality. No cheaper, but definitely better. Also, we’ve bought two types of foreclosures: mortgage foreclosure and tax foreclosure. You do have to be careful with them, because if they didn’t pay their mortgage or taxes, you don’t know how the house has been maintained, and you aren’t allowed to go inside to investigate before you buy. But we’ve been lucky both times, the amount we’ve had to spend to improve them has still not brought our investment up to market worth.

I actually moved my dads 1368 double wide with a carport and shed out of a rental park on a lake and onto 1\2 acre private property in Florida across the street from a larger lake that had a dock for his boat. It was an ordeal and I didnit fast and covertly with notice on the Friday afternoon of a 4th of July weekend. All went well except the management called the sheriff. Deputy made my guys stop work. I protested while he checked with court. No orders for anything, of course. We pulled out both parts and pit them on temporary property. Idiots followed us. The home belonged to my parents. People just dont exercise their rights. It was the end of their lot less at the end of July, they were paid in full for lot rent and I gave 30 days notice. No one had ebery done it before so they freaked out. My oarents have a block home on the coast. This was for my dad and his son and grandchildren to go inland to the country fishing. It was hard to find a community to accept a "used" home but finally I found land and a more relaxed hoa. Big lots help

​@@KristinaSmallhornmy point was, it can be done. Oh and it has to pass an inspection to be roadworthy by the DOT first. If it cannot pass inspection, it cannot be moved, it isn't cheap and you have to bring everything up to code. I completely redid the home for them, it turned out great!

Kristina I closed in my Mobile home last Thursday. I am so happy a mountain behind me and across the street. A little stream at the front if the land. This is my 3 rd mobile home so I am not worried although I am finally on a permanent foundation!

WOW WOW. THANK YOU. I have never been so thankful for your videos as this one. There is a guy on RU-vid called “ Incredible Tiny Homes”. Nice enough guy but has begun to super manufacture tiny homes. And he never ever once says please check with your states codes before you buy. He is so immersed in what his belief is, and I agree with the belief. But the other day he was running a timed event of selling 25 in maybe a week. More than half canceled as he did state “ some people couldn’t find a place to park it”. It sickens me while he shows people picking up their home and saying “ I’ll just put it in my yard “ or the ones that bought 5 of them and think they are gonna open a park. I try o explain this too people. Ca will never ever allow it as the can’t get the same revenue tax wise from 300 sq ft as they can from 3,500 square ft. It is not profitable to add 30 sewer lines, 30 water tanks and 30 elec hook ups, unless you are renting the land and there you go again. You really just own that word around your body. Great Job. I tried fnding land (with public utility hookups) for a manufactured home but they wouldn't allow it. Only way was to purchase land in boofoo farm country and dig my own well and septic (which those 2 things alone cost a fortune). And no way would i rent my land in one of those parks. Steel fabrication is definitely the way to go. The structure is rigid and there are no wooden timbers to be eaten through by termites.

Sometimes it's not the government that puts regulations on a piece of land. Sometimes, it is the seller. A seller can put a clause in that restricts from mobile homes. A lot of times it is because the landowner lives nearby and is splitting off part of their property. They may restrict animals on the land, like pigs, or use of land (no dividing and selling off tracts).

Buying 2 acres and buying a new doublewide was my preferred route when i was house shopping. I found land, and whenbi did by due dilligence i found i couldnt. Then a sweet old family friend mentioned she wanted to downsize and it worked out great

I assume you already know how big 1 acre of land is. A lot of people don't live on 1 acre of land, and don't need that much space either. I believe a home can be built on less than 1 acre of land. Currently I am living on less than 1 acre of land with a couple of other people. If I were to buy property then I might invest in less than 1 acre of land. What I suggest before investing in property is, for potential buyers to first live on less than 1 acre of land to see if this is enough space. Renting is what I suggest, for potential buyers to do before making a decision to buy land! Anyway I am still interested to invest in land, but unfortunately not too many options are available, for me due to the type of land that interests me. I looked at the country where I am currently residing in, and other countries as well, for land that is, for sale.

The house is too big for me since my kids have grown up and moved into their own homes, but I don’t have the energy in me to sell it and build something else right now.

I would love your opinion on the expandable container houses that are popping up all over. They sell them on Amazon and eBay, most are from China, and they are super cheap. There’s one US based company that I’ve found called Bullish Structures in North Carolina. Are these an option for folks who are really struggling to afford housing?

They are, but you need build a septic tank, plus hired a contractor to do the electrical part, also to do the foundation for the house and a crane to move the house. Of course, have the land to moved your house.

I did check the company and honestly they overcharge the price for those houses. If you go here you found many companies that sell those house and of course you have to have a permit from the city but it this much cheaper 😉.

People who know of abandoned towns & could help the elderly people (who are living in their cars in warm weather states) Often they have been financially decimated as a result of hurricanes or insurance costs and property tax expense they are overwhelmed and surviving in their cars. Nick Johnson has podcasts about abandoned towns. There must be an infrastructure for utilities and roads in those towns. It will take too long to hope for state or federal help. People are living in cars TODAY. The temperature starts at 90° in the mornings. I don't have the wherewithall..but maybe someone reading this will consider the possibilities and can act on it.

So you helped me with the house I was trying to sell with no luck. It was a manufactured home that was added onto. They turned so many people away. Because I kept questioning about the stick built that I thought I bought. Multiple calls to realtors who handled the house, zoning and deeds said I am stick built! Win win! So I took it off the market til after I move out and do some repairs. Yes, I have St Joseph in my lard. Lol

I found my friend's manufactured does not meet National Electric Code (NEC). The interior studs are 2X3 and the drywall is 3/8 inch depth.

I' do not want to sound critical as I admire and support your efforts championing affordable housing solutions, but with "manufactured" homes as well as all else, you get what you pay for. That these are better built today than they used to be is not saying much. I know that there needs to be an affordable solution, but it's 2024 and prospective home owners deserve a much better option than the trailer homes.

@@KristinaSmallhorn It's sad that to this day, the most economically vulnerable are less able to afford a home than at any other time since the great flood. Manufactured homes on their own are no more tornado magnets as are garden sheds or circus tents. That stereoptype comes not just from their inferior build quality, but how they are bunched together in typically economically depressed areas, and poorly anchored to the ground. Virtually any windstorm will cause more damage to them than to traditionally build structures. That and the fact that manufactured home owners can get roped into a land lease agreement that often puts them at a terrible disadvantage and at the mercy of unsympathetic, or hostile landlords, corporate or otherwise is another reason to find a better solution to the mobile home option. Unfotunately, as you, yourself have experienced, this has brought on a seemingly non ending parade of hucksters, carnival barkers and snake oil salesmen. I am for limited government, but, this is an area where the government should step in and provide incentives for doing the right thing, not just provide a recipe for corruption and money grabs.

Look online. They are usually auctioned. We bought a mortgage foreclosure at an in person county courthouse auction, and a few years later bought a tax foreclosure at an online county-sponsored auction run by an auction house.

Its not a con so much as a hurdle and thats the budget. You have to pretty much become an accountant to know how much you need from the bank and make sure you give yourself plenty of wiggle room.

I feel like people need to stop thinking of their homes as investments for resale, where curb appeal adds value, but an investment in their well being. So that if they choose to downsize instead of leave it to family they at least get the money the spent buying it back. Getting the money back that you put in to ensure your house wasn't falling down around your ears seems really shallow to me.

The only problem I have with manufactured homes is you are getting the worst quality lumber building supplies in the entire market and to put the fix in an arbitration clause with the 3 way blame game it’s the manufacturers fault no it’s the dealer’s fault no wait it’s the company that set it up fault

The best thing that has happened in housing in at least 50 years, is the breaking up of the real estate cabal known as the NAR (National Association of Realtors), and the ridiculous 6% commission that has been enforced by big brokers with an iron fist. For a (likely) lifelong real estate agent to regularly criticize other housing industries on their YT channel is laughable. There were plenty of listing commissions earned in the past 14 years from listing agents encouraging their sellers to "Sell to Wall Street CASH", instead of first time home buyers. If new modular, manufactured, tiny, adventure van, RV, yurt, backyard shed, tent home or any other type of affordable new housing paid "Commissions" to real estate agents those agents would line up around the block to promote those products. Most of the "pitfalls" of buying a home for the last 50 years has been in who you selected as your real estate agent and lender, and the huge lobbying arm of the NAR that protected their membership from price fixing and litigation from their customers.

All my content is to help inform the public that there is another way than traditional home purchases. I also warned about Wall Street investors for years going all the way back when they were buying mobile home parks. But I’m glad you got that all off your chest. Do you feel better?

I work for a mortgage company… manufactured homes on their own land appraise just like any other property otherwise they wouldn’t lend on them with FHA, VA or conventional mortgages. They can be refinanced as well which you wouldn’t be able to do if they didn’t increase in value. If you’re in a park, the home still can increase in value, it’s just not as high because the land underneath is rented
