My first apartment after college was $350-per-month, part of a quadruplex. I was there for 5 years and the rent didn't go up. Totally worth it. I then bought a house and payed more than twice that monthly in mortgage payments. Totally worth it. I paid it off 8 years later.

This was one of the best shows that I've listened to in a long time. I was particularly touched when listening to the young lady describing how her PTSD and debt was causing havoc, and she turned it around. It was a beautiful testimony.

indeed but I doubt it actually came from the President himself they have people make speeches and ton of other insightful/brilliant messages the only question is if the message they used held any real truth to them personally or if it was just for a good face to show for politic purposes. I know that's basically what we got now.

Craig, really should reconsider moving. Here in NC you can get 2200 sq Ft 2 floor house with 4 bedrooms, 2.5 bathrooms with a backyard for $250K and in a nice neighborhood. It’s why we moved down here from the North 😉 Don’t regret it one bit.

1:19:52- the answer may come out shortly after this, but I'd assume there's the $33000 *share purchase* to get into the co-op *plus* a monthly payment (plus utilities & all else). Not just $33k & that's it forever!

I grew up in the Co-Op complex where the caller lives, I have relatives who reside there. They don't pay a separate electric bill. The management company pays the electric in bulk to the electric company. She's a shareholder in the Co-Op.

It sounds like shared ownership where you buy 25% or more of a flat and the housing association continue to pay and own the rest.

I don't question two for you when we were on forbearance for the COVID they weren't supposed to charge us interest right? Cuz Wells Fargo's just tapped out all on to my mortgage when they transfer it didn't transfer service and company bought it then it separated my deferral from the last time that has 10,000 on back so they sold it so they started interest taking interest on it now

I agree with the comments on student loan forgiveness. I wish people had the same aggression and vigor toward the PPP loans. Most businessmen and businesswomen don’t speak up on that issue. The PPP loan joke was 3x the size of the Student Loan Forgiveness program, but guess who is going to pay for that joke…the taxpayer! 😂😂😂😂

Ignorance must really be bliss... this woman lives in the Bronx in NY. NY IS extremely expensive to live in 65K a year there is considered poverty and she has one child dependent on her. This story is heartbreaking because she made a share payment of $33,000 toward her co-op and either through being mislead or just sheer financial naiveness she truly believes that she owns this co-op which in that market a 2brm 2 bath coop would be on the market for at the least $2.2-4.5 million dollars. This story really almost made me cry because I know she's a woman of color who is struggling and I hate to see her being taken advantage of in her community. So depressing that in this country generational wealth and legacy has intentionally not been taught within the black community. She has a ceiling debt of $300,000 of debt prior to obtaining this co-op. Dave understood that the price for this co-op was incorrect for this market and if low-income families had a program like this that existed people would flock from all over in order to take advantage of this opportunity offered by any such program. Dave deeply understands that the math is not matin' at all that is why he dismissed it!!!!I also noted that she called this so-called program for the "middle class" when she would be considered to be about 30% below poverty. Honestly she created a financial nightmare for herself as she should be living in subsidized governmental housing for low income families so her rent should be next to nothing.

Dave doesn’t know how NYC co-ops work….. once she pays the 33k ownership fee she still has to pay monthly “rent” for the rest of her time there. Co- ops are like a hybrid renting/buying program

@@mmp495 it’s basically a way for New Yorkers to ensure they never experience rent increases. It locks in their monthly living expense once they pay off the buy in amount. I agree- I would never buy a co-op- many New Yorkers see it as a good option though because to buy real estate the traditional way costs millions and if you rent you’re subject to rent increases every year

Why you tell people the truth that there's bonds in the treasury in our names from when we were born and they have tons of money we got millions of dollars in there why don't you tell them the truth that one we got mortgage it's a secured mortgage meaning the government already paid for it so then the bank double bit double dips makes us pay for our own money to borrow it and charges us interest

This describes my initial investment life, I barely made anything from AMC. I went from green 73k to down 22k. My financial consultant suggested I sell off what was left of it and diversified my portfolio into profitable sectors. So far I've recovered my loss with an increase of over $175,000 and bought back in. Still buying more. It’ll bounce back and then some.

The broker I'm in touch with is *’LINDA* *RENEE* *BRUNE’* She works with Morgan Stanley near my old office so I see her often to discuss my business. You can use something else. for me, her strategy works hence my result. She provides entry and exit point for the securities I focus on

There are definitely pros and cons within a socialism healthcare, if you need major surgeries or get acute illness you are on a waiting list to die so honesty Id rather take my chances in American health system because you can't be refused care but in CAN you'll die on a waitlist battling for your treatment space... just sad!
