For Commercial work, contact the corporate office and talk with the head of accounts payable. Find out the last day before the next billing cycle. Find out what they pay by Net 30 or Net 60. And if you're turning your invoice into the location manager, the manager might sit on it because his bonus will be less if they turn the invoice in before they gets paid their bonus money.
I just pre communicate all that with my customers during the quotes. Clear communication with clients helps set expectations, clear up misconceptions, and ensures everyone is on the same page before I ever start the work. 3rd year this year and have had no issues with clients on my end nor theirs.

I understand your focusing on folks in the business of cleaning. I wonder what you would suggest for the customer looking to find a reputable pro in their area? I would certainly pick up the dog feces and move whatever I could to the yard to be clear for anyone working on the roof or the hard surfaces, that’s just good manners. I would also heavily water any vegetation that would be subject to overspray as I would think that in part would be my responsibility. But I kept chuckling when you would say “move it off the property”. With almost 14 acres, I believe we could find someplace to put the patio table and the bench to be out of your way😂. To say that a company would not be responsible for any damage incurred as someone else said, I wouldn’t hire them. If a trade causes damage that would be within their control if they had been paying attention, I certainly expect them to pay for it. Unfortunately there’s way too many trades people who believe recreational intake of substances isn’t an issue for them nor their customers. As a customer, and one time commercial roofer, I make it abundantly clear that there will be no tradesperson under the influence working on our property. My homeowners insurance wouldn’t like it…as a result, I have received quite a cursing because I have told people to come back when they’re sober or not at all, their choice.
I feel ya on the dog shit. Washed a house few weeks ago and the ladies dog only shit on the deck. Had to clean the deck off before I could wash the house.

So what do you do bro, when you walk a job to give an estimate you have a contract that goes with the estimate that you give them? Keep a stack of terms papers in the truck and give it to them when you close? I’m still super small time, my biz is legit on paper but it’s still a “side hustle” it would be nice to have all this together before I go full time whenever that happens

It's a good income stream for the off-season. Also because this industry has a very high failure rate for beginners. Just a small handful of people survive without help. The rest of the people need someone to hold their hand.
This is well worth $49 even if you get it for a month and get the terms and conditions. But once you're in there you can consume tons of great content and see if you feel it's worth continuing for more months.
Wait you don't give people the option to NOT agree to using videos of their property for marketing? This could be seen as sketch. I recommend upping your price by 5% and offering people a 5% discount if they let you use media for marketing. Win-win. Disclosure is so important...
I use video and photos to Markate, protect my company and better educate future employees. If a homeowner or business owner does not want to allow media use, they always have the option to go with another company.
