The police should be waiting for him when he comes to get his belongings. Then arrest him for the criminal charges of stealing your electric, pipes etc.

Totally invested in this story and hope you upload the next one quickly! 😂 I think in the US our squatters rights laws are similar to the UK, except our residential laws are like your commercial property laws. It does vary from state to state though. It's completely insane. You guys seem so composed, I would have been irate!
The laws are similar. Right now we have a property in Iowa that we have some very nice neighbors going in and out of everyday to make it appear someone is there. They are very helpful, also, they probably aren't keen on having squatters next to them either. We even have the alternating lights that go on and off at different times. It's crazy how difficult to remove squatters...but pretty easy to get evicted...so strange.
You two are such a good lot. I've unfortunately got a moocher/fraudster in my distant family and they know all the laws and the loopholes to be able to live their whole lives moving from one unsuspecting victim to the next. "Michael" is just like him. Always a sob story to tell (complete lies), fast-talking, knows just what to say and do to get away with his crimes and offenses and only leaves when absolutely forced to, while trying to make his victim feel bad for the situation he caused himself. I know you don't want to anger him (he could escalate if you did) and you want to do everything by the book, but you're being loads more kind than I could be. The only truthful words out of "Michael's" mouth was when he confessed to being a "proper criminal". Please don't fall for the rest of his poppycock. Hugs & best wishes.
Thanks Thomas, I'm sorry to hear about that. This was certainly our first encounter of somebody like 'Michael' who knows the laws and their rights etc. We believed his story to be honest, but there was no way he was going to be able to stay inside the property. Thanks for watching and supporting 🙂

I would see how to get it passed that it's illegal for them to squat on this type of property. Obviously laws are changed. They madenit illegal to squat on a residential property, so see what it takes to get this changed. Keep your evidence and a spreadsheet of the cost to you for the number of days he was there. Not sure how taxes work there, but you may at least be able to write it off as a loss. Put his stuff in boxes and hand it to him, while all on video. Don't let him enter the property to retrieve it.

It’s scary that the police won’t assist with transferring the belongings. I’m glad you were able to secure the place. It’s sad for Michael but crazy to think he thinks he’s actually doing you a favour!
Hey guys, me again. After watching this video, I have been getting video recommendations on similar topics. One that is going viral in the U.S. is where a homeowner couldn't get the police to do anything about a squatter in his home. So HE DECIDED TO SQUAT IN HIS OWN HOME, moving in along with the squatter and bringing some of his "hunting" gear. Perfectly legal. See Steve Lehto's channel id# watch?v=SPHk_6i_2aU. AK can move in with a few friends (here's where Keegan's Rugby team will come in handy). Your squatter has no recourse to call the police on you because HE can't provide proof of occupancy, but of course you can. And to make matters worse for the squatter, you have the right to be as obnoxious as you want while being there. So he wont stick around long. Not sure the legal rules are the same in the UK, but you should be able to occupy your own property.
This situation just makes me so angry. How someone feels this is okay is just unbelievable. And he actually lives down the road? And the police at this point are useless
It is a complete joke, and you are not alone in this matter. I am in the same situation. My newly refurbished property in East London, which was advertised for letting, was taken over by the squatters (non-English speaking gypsy). I nearly had a heart attack since my life savings were invested in that property. When questioned, the people living there showed a fake tenancy agreement signed by an unknown person as landlord. I know this is all set up. They even claimed to have paid 3400 pounds as rent and an advance but provided no evidence for that. Long story short, they refused to leave my property, and the police didn't even show up when called and simply said it was a civil matter. I even went to the police station to prove that since September 2012, it has been a criminal offence to squat in a residential building. The police officer over the counter simply looked at the legislation and said there is nothing he can do and that I will have to go to the county court. I am so frustrated by the police response since the squatters broke into my house, changed the locks, and used all the utilities for which I am paying the bills. Not to mention that everything in that house is brand new and refurbished. With no option, I took legal action, which is costing me thousands of pounds. I literally just got an interim possession order from the court, which in theory orders them to leave within 24 hours, but we know they won't leave. I would have to go to court again to get a warrant of eviction for bailiffs to evict them. All in all, it's a stress that I've never experienced in my life and is costing me a fortune in this cost-of-living crisis. The law must change, and the police must be educated to act and protect landlords instead of simply saying it is a civil case. I hope all ends well with you two. All the best.
Elias, i'm so so sorry to hear how bad it is. By law they have to leave 24 hours after being served the IPO or they will go to prison. Often these squatters know what they are doing and will just up and leave to the next place. All the best. Please keep us updated.

That is awful, please keep us updated on how you get on. the police are useless. That is a burglary and an aggravated trespass. Lodge a complaint with the police complaints commission that they are neglecting their duty to investigate criminal offences.
This is what is wrong with class warfare. People think that “the rich” or organizations owe something to the less fortunate. This man is nothing, but a criminal and he needs to be punished and then get a job. If he is crazy, he needs to be in a home.
Probably the worst nightmare as a landlord. As a property investor myself, I have come to the conclusion that it's best to put your money in a low cost index fund and just let it there accumulate interest then having to deal with nightmare tenants. I know it's rare the situation of having to deal with these sort of tenants, but I would rather not take the chance anymore.

In the USA one cannot put people’s things out either. I was a general property manager for a realty company ( not a very good one,as I learned on the job btw ) and I ended up quitting, when firearms were drawn.

Well done I don’t think I would have been so calm . No need for a conversation with him while he try’s to justify his actions and make his problems yours . Also with the police ( 16.36 mins ) they would be required to attend if you advise them that you have reason to believe a breach of the peace will occur even if they would rather not get involved.
Bless your hearts, this is a horrible experience for anyone. Living on the other side of the pond, as land/property owners, we are forced to deal with similar situations and it is, quite frankly a F**king nightmare. My heart really goes out to you both. Thankfully here where I live (southeast) if I catch the squatters in time, I can get them removed with a small fee paid to civil court, however, if it's been over 90 days, which it rarely is, it can be a headache to get them removed properly. I am hoping and praying that you will have success in getting the person gone with little expense and work can begin and get you on your way to seeing your returns. Best wishes! Just curious if it is legal to record telephone conversations (as you did with the police and the squatter) without the other person's knowledge and consent. Maybe they did know and consented. In eleven US states it is illegal, including Massachusetts where I live. Hope this all works out for you guys, what a terrible predicament to be in.

How deluded do you have to be to actually phone you on the number and make out you were in the wrong for not getting a court order. There were some belters in that phone call, the police know him well, the CAB told him it was ok. The police should arrest him. Amazing what you can get away with in this country.
I sent a suggestion to This Morning ITV about this video. It would be good for people to know this sort of thing happens. I know I have never heard of such a thing and honestly it’s ridiculous that people can get away with it. They need to change the laws on that.
The part I hate is how he knows all his rights and how he's using them against you. However, I have the feeling that he has mental issues. Maybe a case for the psychiatric clinic?

I actually can't believe the laws on this 🤯 it must feel SO weird to have BOUGHT a property to then be told by someone 'oh no I just live here now' and you have little to no rights to get your own fucking propert back? The squatter knows all the laws, so he can squat in as many homes as possible. He obviously has a bit of a mental illness, to rationalize he is in the right.
