Well first the units are very nice, and it will be a good complex for some. But a few things need to be pointed out, you're not buying a condo, you do not own it, these are leasehold units vs. freehold. With a leasehold, you are leasing for a set period of time. It is 25 years regardless of anything else you're told. And it will not be renewed. Yes, you can sell your lease, but you only are selling the balance of your 25 years. Your cash up front payment of $320,000 means you are prepaying about $1100 a month. But you also need to pay the association fees, which can add several hundred more each month, plus parking is not included. No Trikes are allowed on Clark, so you really need to have a car. With the rain here, really too far to just use a motorbike. And strict rules for living on Clark. Myself, I would never do a freehold lease. As an investment, I do not see this working for many reasons. But other maybe would see the value. I f you really want a luxury unit, I would say look at the Rockwell Complex being built in Angeles City.
I am about 1 year from moving there permanently. My budget is under $700 a month for a long term lease. Those places are nice but over my budget. I enjoy the wide variety of Chad’s home videos. He puts a lot of effort in everything he does. He is the best in the Philippines, hands down. Todd will be “Go To” man to find me a place for sure!

Just look at the condo situation in Florida. HOA's are sky rocketing. The buildings are lacking years of maintenance, which has caused structural damage. If these problems occur in a 1st world, you can bet it's bound to happen in the 3rd world. Yes, the Philippines is a 3rd world country.
I knew it was going to be fancy because you came out with a collared shirt. These places are so nice. I think the builders knew in advance what kind of market they had for investment reasons. Super nice layout. I think for those watching this that have only seen the PI has inexpensive have a bit of sticker shock. They have had places in Manila and some of the resorts that are way more expensive that than this place. Not for everyone but it's nice you showing everyone what this shade of the PI is like. The beauty of those outrageous priced units is you never truly own them for your money, they all come with a lease period, which to my knowledge the longest available on Clark is 25 years but maybe that part has changed. Crazy!!!!!
If you are going to show condos your 1st question should be Leasehold or Freehold? 2nd is there a elected HOA? 3rd What is the date the builders leave?
Morning Chad, another great job and great information for some peps. The big problem I have with Clark Freeport area is like others have said. It's just a lease so you're nothing more than a renter. If you don't pay cash your really hit hard with extremely high interest rates from the bank. The positive is the cost per sqm is in line for a new build. Again, that really doesn't matter cuz your really just a long term renter with zero return for your investment or deeding it to your family etc... This is the main reason I did not buy in Clark and it came down to Cebu or BGC for me. BGC won for my needs hands down! I so appericate everything you do as your definitely the best of the best vlogers in Pampanga. Buy one of these so I can sit on your balcony and have a beer chatting with you two😂 See you soon buddy!
i’d love to have a balcony here overlooking the pool and golf course where we could chillax, but dont like the “not owned” aspect 😬 Clark is appealing for so many reason but then it’s also irksome for many, i’m ok with my old Angeles for now 😃
Condo’s have lost the appeal especially in the USA market Florida and Hawaii are a perfect example because of the outrageous HOA fees. These are some nice looking units. However in that market I would rent over purchasing a condo. I’m a landlord in the USA with a few homes and apartments. I got out the condo business 2 decades ago. My advice is buy low sale high if you can but it’s not always a large equity increase and don’t stay there too long. Thanks for sharing 👌🏾!
Nothing against this place but Residential Condominium Php 18,347 per sqm Condominium construction costs in the Philippines 2023 add in the land an say 26 precent to cover common areas and cheap land. 35 sqm about 1.5 million hard cost for an average building.
Honestly very nice, however extremely overpriced for this area… they will have difficult time selling them , even to the Koreans and Chinese… bottom line is not enough tourist coming into Angeles to sustain these prices… look at the night club failures and the bars etc… closing , even the old margarita station wanting 1.2 million php a month in rent , it’s sitting empty and in total disrepair… my personal advice… give it two years before investing in anything , wait and see the global economy… ✌🏼
320 k ? No way. I would settle for a small, concrete, 2 bed room apartment in old Angeles city. One room for my live in maid and one for me.Just need a little space to park my 3 wheel scooter. What else could a man want ?

Nice apartment, I assume you can renew the 50 year lease if you survive Angeles that long! Good to have the trees for shade as it will decrease the need to run the aircon and give a little privacy. Property prices are increasing significantly in the Clark/Angeles area (Mabalacat not so much yet).
At those prices, they should be furnished. The trees are nice; I would be concerned about birds using the rails and balcony for “target practice.” Thought I saw a small shanty area near the rails?
there’s still worker complexes around the grounds, storage security materials etc… those will be around til the building is complete then shift to the next one
Bgc near golf course 25m 2 bedrooms 2 bath condos. 😮 they want 19m 1 bed room 1 bath. And shopping not build yet.. ROI is not there. Even 25m in bgc I think is still over price...
Wow, premium American prices in the Philippines. Looks like it will be nice but, looks like too much money for what your getting and for the location. I would expect a premium USA location for less money.
Be careful buying Condos in Clark majority of them are long term lease ownership not actual perpetual ownership. It’s really nice locations but you have to ask them about the type of ownership Chad. I may be wrong ask more questions about it. I’d rather buy off Clark with that type of deal.
