The Villages Construction Update #133 (take 2) - Another Winter Building BOOM! - 12/18/2023
YES! I know, it's HARRY AND THE NATIVES.
Video #133 takes a look at all the construction happening in and around The Villages, as is typical of this time of year construction projects are going on everywhere and this year is certainly no exception. In this video we’ll take a look at the construction happening on Blondie’s in Spanish Springs, down to new apartments being built on 466, two new 7-11 stores going in, the new Target, Home Depot, CVS and the rest happening at 466A and Powell Rd. We’ll head farther south and look at the areas around Eastport and Middleton, The Enclave and Dabney, Coleman Ridge, and last but not least the work now happening in Richmond.
This is called “take 2” because the first version of #133 I had on a cruise ship with me and when it came time to upload it simply wouldn’t happen on their internet connection. When I returned home everything was out of date and I had to start anew. With a few minor impediments, things were delayed, and the weather had to throw a wrench in the works. But it’s finally done!

I really don’t keep track of too many other RU-vidr posts or when they post. The Villages Newcomers and Rusty I watch regularly because they are friends and do great work. Most of the others lack much quality or content to draw my attention.

Love your videos! In regards to people checking out the new areas. You’re right because it could be dangerous. Given TV developers are so secretive, I wish they’d be more up front so people aren’t so curious, or let people check out the areas on Sunday when it would be safer. But I get it, there’s no trespassing. Just know people are curious so think there could be alternatives- like very clear announcements

Thank you so much for this video. Just to let you know that the restaurant coming to Lake Okahumpa Recreation Center is Larry and the “Natives” not Neighbors. The original restaurant is located in Hobe Sound and was my late sister’s favorite place to bring out of state visitors. It’s a really fun place.

Wow- I think of two things when I see your videos; Money and Manpower! 1) The enormous amount of money it must cost to transform these vast expanses into towns and neighborhoods, and 2) The army of workers required to wrestle it all into being. There are somewhere in the neighborhood of 12-15000 people employed in the construction of the villages when the subcontractors are included, even more when back office and support staffing are included.

I've seen nothing in the plans for another Edna's. I had predicted last year that there would be one in the Dabney area but I was worng on that prediction. I think Edna's was a great idea and I'm surprised that they have not repeated it yet.

They’ve something planned for the lake, if I recall correctly it will be a gazebo of sort. Lake Denham Drive is a shared traffic roadway, like most residential streets. With only 121 homes in the Enclave, the traffic will be minimal.

Yes, I am a huge dog lover and advicate for them. First I would like to offer that if you can find it in your heart to adopt an animal from the shelter or one of the many rescue groups in the area, plase do, these animals are is disperate need of homes and someone to love and care for them. I do understand and respect that a rescue is not for everyone and that they can carry with them baggage that many are unable to deal with (costs, behaviors, etc.). If you do get a puppy please research the breeder carefully, there are many that are unscrupulous and, in my opion, poor examples of the human race. If they are not willing to take the animal back in order to keep it from going to a shelter or rescue (or worse), look elsewhere. As far a a Beagle pup goes, I can't really help, I, like most, have my favoriate, Golden Retrievers. I can recommend several very good breeders for Goldens but have no idea on any for Beagles because I've honestly never looked for one. Best of luck in your search.

Another great video, Don! I agree with your opinion of people who trespass on property that doesn’t belong to them. I don’t understand the fascination. I have a question for you. I don’t know if you have noticed, but the street signs that the developer puts up makes it difficult to know what street you are making a left turn into. The street signs are currently at the same level on the post. This means that the sign that tells you what street you are currently on, blocks the sign for the street where you are making your left hand turn. If they staggered the signs to different levels on the post it would make it easier to see where you were turning into. Not sure who to ask about this. I thought you may know.

I think those are actually put up by the city, in the case of the ones by me in Monarch Grove, Wildwood is responsible for these. I called more than a year ago and they told me they were going to fix all of them. Clearly, they have not.

Nothing has shown up in any of my sources. The problem is the lack of population in the area that would be drawn away from other stores, the people just aren’t there yet. People can be inconvenienced and have to travel a few extra miles but few will drive those same exact miles to get to a store, which would be the death of a store. It’s not a chicken and egg situation, the customers have to come before the businesses.

While yes, I agree that building is going to be for sales, but not because of any distance issue but because there is one in every town square, that's the ultimate goal of the developer, to sell houses, no secret there. The distance from Sawgrass to Eastport and Everglades to Eastport is 2 miles and 3 miles respectively. There is also one going into Middleton downtown area less than 2 miles away. There will likely also be one going into the next town square.

I'm pretty confident on what is coming, but before I say anything more I need to find a public source - permit filing, water use permit, etc. Otherwise, it is purely speculation, and that would make me no better than the res. If it comes to be what my resources are saying it is, then many people will be happy, many others, myself included, simply won't care.

Yes, at Okahumpka park there is a public boat ramp, the park is located about half way between Buena Vista and Morse Blvd on SR44 on the south side of the road. There's a LOT of vegetation in the lake so it not a choice for swimming or water skiing but it does seem to attract a loyal following of fishermen.

Lake Deaton is the better choice, the vegitation growth in Okahumpka is very thick and makes it very difficult to kayak.

Federal law - 14CFR107.145 prohibits operation of a sUAS (drone) over moving vehicles unless specific conditions are met or a wavier is obtained as described in 14CFR107.200. Basically, the concern is the aircraft falling out of the sky, hitting a moving vehicle, and causing an accident, damage, or injury. There are also provisions for operation over human being in 14CFR107 Subpart D, however I and everyone drone pilot I know of don't have an aircraft that meets the necessary requirements (very few people do). Bottom line, safety, if the drone fails in flight, I know have no control over a 3 lbs falling rock.

Not dramatically, for most buying homes here a mortgage is not really an issue, where it does impact many is trying to sell their current homes and the buyers being able to afford the mortgage. Many make the decision to sell their exiting home then buy here with the proceeds as their the mortgage on their current home is paid off or nearly paid off. Obviously there are pluses and minuses to this approach. For myself is was a little painful, I was still working and had only been in my previous home about 7 years. But we set ourselves up to be able to carry two mortgages if we were able to find "The House". We had special needs (3 Golden Retrievers that needed a large fenced yard, so only a few select CYVs would possibly work) and we jumped when "our" home finally came on the market. We carried 2 mortgages for 6 months, but in that time not once did an acceptable alternative show up on the market that would have been "The House". The lesson here is to jump when the right house appears and be ready to deal with the situation that may arise. This was 10 years ago and the interest rates were similar to what they are now, people have become used to the cheap money that was available for several years so these more moderate rates are a bit shocking to many. This (The Villages) is not the typical home market, it never has been. It's not driven by jobs or businesses in the area, it's driven by the lifestyle offered and the people looking for that are in a different (better) financial position. The developer knows their market and target demographic and adjusts as needed.

Another great video Don, thank you very much!! I am enjoying the new Mac based editing software and the compass/speed/height gauge. I see other beat me to it- Harry and the Natives (I think it should be Harry and the Villagers). Particularly enjoyed the snarky dig at other non-FAA compliant RU-vidrs and the exploding pineapple graphic. Wonder who you meant (not), lol. Appreciate you going back up to Richmond at the end. You mentioned the "well known name corporate HQ". moving into Middleton. Isn't that area going to be primarily retail/dining? Did we ever figure out what they were building on that water-front offshoot from the new road extension south of Brownwood there? Especially looking forward to coverage of the new villages and their time estimates surrounding Eastport and areas south of that. Thanks again Don, I eagerly anticipate each new episode! I'm very happy with the overlay software on the Mac, it's called Race Render, and it does a much better job and is more flexible than the old software, DashWare, that I use on my Windows PC. Next is transitioning to Final Cut Pro for the full video editing. The law is the law when it comes to flying, I and most of the other drone community work very hard to follow the rules that are in place, and lash out quickly at those who break the rules and make us all look bad. These people who break the law make it more difficult for everyone in the industry and are engaging in unsafe actions. I admit that early on in my flying I may have pushed the rule to the breaking point on occasion, but any such transgressions ended years ago. I push following the laws in the drone classes I teach and in the Drone Flyers Club. www.droneflyersthevillagesfl.com In all the downtown districts there are businesses other than retail and food, most of them are on the 2nd floor or have access via less public areas - around back and breezeways.
