It makes me so mad that some people are not being held accountable where there are responsible folks that need those houses…. Are the bond holders on these mortgages being paid off by the government? The non transparency of this government is ridiculous

Our taxes went up $800. While we can afford it, it makes me worry about next year. And I really feel sick for people that own their homes but live on a fixed income.

I agree. My taxes just keep going up. I had to write a very big check this year ... so I had to raise my federal tax withholding. Sucks pretty bad.

Recently my wife and I just sold two real estate properties in the Bay Area for a total sum of $616k due to foreclosures. We plan to purchase a new house next year, the cash is just sitting in our joint savings account What do you recommend we do? I will appreciate any suggestions.

Certain stocks and commodities are a good hedge against inflation, however you need to know what the heck you're doing or better still, seek help from a money coach/invt-advisor

Concurred. was way easier for me to navigate the markets not until 2020 stock market crash, I had to source for a prtfolio-coach to revamp my entire prtfolio and hedge against inflation. Concisely, I’ve pulled off around $ 8 5 0 k after subsequent investments, since using a coach two years and counting...

1.) Federal banking laws allow banks to keep foreclosures off of the market for 5 years, up to 10 years if selling the foreclosure will cause the bank harm. 2.) The Federal Reserve changed the foreclosure rules around the year 2011 to allow banks to rent out foreclosures. Banks prior to this had to leave the foreclosure empty. Because of the Federal Reserves' rule change, banks were allowed to become landlords of foreclosures. This eased the burden of #1. This means banks no longer had the impetus to dump foreclosures on the market. Banks could leak foreclosure inventory on to the market when it is to their advantage.

Banks probably don't want to fix up the homes to rent out. It's not cheap.

As the lender, the bank has complete control over when they choose to foreclose. If they care less about the lack of payment on the loan than the price they will obtain on the sale of a foreclosed house, that is entirely their choice. If they do actually foreclose (a court case, judgement won, and then public auction) and win the auction, then the bank is the owner of the house. Again, they can choose to hold, rent or sell at their sole discretion. By definition, a “foreclosure” is a home on which a lawsuit to foreclose has been filed, but not yet resolved. If the bank wins the case, it becomes “REO” property (real estate owned).

Just say you can buy a house in Texas, with property tax at 3.3% plus HOA. You will still end up and make payment each month more than $1300 each month for insurance + tax + hoa as long as your name on the deed. And that is mortgage payment for life even you do not own the bank a dime! Check out property new tax, new insurance before sign a purchase contract. For a folks who is retired, that $1300 each is more than social security pay out which is about $1200 monthly

In 2013, my three adult sons left home - two got married - my wife of 30 years divorced me after we got foreclosed and I walked away from the house after being involuntarily unemployed for 6 years since 2008. I sold the furniture, junked my obsolete computers, sold my used car, burned my old clothes, packed up my bags with newer clothes. My number 2 son (unmarried) found an apartment (decent $750 1 bedroom - I sleep in the living room) and moved in with me. He complained that his mom was a "Karen." I left the door unlocked for the sheriff and his deputies. We left the house two weeks before they arrived and then - 15 days later - I stood on the sidewalk a block away watching them walking through the front door. If you have little kids, never wait until the deputy breaks in your door with a crowbar - they will cry and scream and you will emotionally scar them for life.

You will be able too. I think that all Real Estate is worth half of what it is going for now. We will crash as all bubbles do. Just put as much money away as you can so when it does you can take advantage of those lower prices. Think of all the millions and millions of boomers that will be leave us and how much the home builders have over built. All that is going to come onto the market and flood it. There will be way more sellers than buyers. This will cause the prices to crash..... hard. Just like we are seeing in the car market right now and the car market is an indicator as to what is coming for Real Estate. Keep your head up. The boomers that caused all this mess are gonna get theirs... they just don't know it yet. But they will.

I really wanna buy but I cannot afford property taxes. Even if I were to pay my home in full, I'm getting close to retirement and I will not have been money to pay for property taxes. It said how the government who put us in the situation are the ones that are benefiting. But isn't that how it always goes.

The problem is that property prices have increased by a double in the last 12 years. Obbably more than a double. So even in states where property taxes are low, You're still looking at paying a minimum of a $1000 for taxes and homeowners insurance. That doesn't even count what you pay for HOA.

During the GFC they also drastically increased lending standards, no one could get a loan. People don't realize how much lending standards have been loosened since 2013-2015.

I don't believe in the appraisal process from the local agency. The property tax should be based on the purchase price. This caused the retired people out of their home.

If there's another crash, you'll never even know it. Those get swept up by investors quietly now. Anyone failing to pay will continue to get a bailout. When enough people don't pay, you'll get the debt jubilee and they'll get the property for free.

The beginning of the GFC right after Lehman was kinda nice for driving on the expressway because there were very few cars! The Fed could have raised in late 2009 to work its way thru defaults as the manufacturing economy was recovering but then after TARP, QE1, QE2, QE3. Now out economy is dead. Big Banks won.

When looking at the economy it depends on what you are looking at as to what the picture us. Unemployment is very low. GDP growth is strong. Many of the Macro numbers look good. It is when you look under the surface that you see the cracks. Credit card delinquencies going up. Mortgage delinquencies and foreclosures going up (need to compare to 2018/19 to be accurate as to whether they are going up or just returning to trend). Eviction rates rising. Car repossession rates. Those are the measures that tell you what is happening in the lower 60%. Also monitor the U-6 unemployment rate instead of the U-3 because it also shows part-timers that want to be full timers (underemployed) and discouraged workers (those that have looked for work in the past 12 months but given up in the last four weeks). This will show the leading edge of an employment issue (fyi, This bottomed out at 6.5 in Dec 2022 and now stands at 7.4)

Something I see nothing on. If gas jumps which it could with what’s going on. Last time everyone ran from the trucks and large suv to hybrids etc. paying a premium for fuel economy and taking a beating on the big vehicles. What if that happens this time to add to it as well.

Risky lending practices are going on right now. I’m getting approved for 4k monthly payment when my take home is 7k. Pretty crazy of them to allow this. I’m lucky I have other people helping with the payment but others may not be aware of this danger.

THATS RIGHT! What we do know is the PEOPLE who forgot the PAST>>>>> will REPEAT again. SO in my 1st buy with my Mom back in APR 16 1984 for $83,800 we saw VERY HIGH interest rates i believe was 14% then in 1987 we saw a BOOM (bought houses again) and then a DROP around 1990, Then we saw a BOOM around 1996 to 2000 then a BUST, then we saw another BOOM starting at the end of 2003, and then a BUST around 2007 (sold and bought houses again) Real State started DROPPING, by 2010 bought a house 3/2 at a 1987 price

Based on history, they will announce it about a year after the recession will have been deemed to have started, after all the revisions to economic data are in. Even bad revisions don't swing GDP by more than 1-2%, and reported GDP growth in Q4 2023 was +3.4%... So, the earliest they could date it would be Q1 2024, and if that was the date, they still wouldn't announce it till at least Q4 2024. I'd say odds that an official NBER recession is announced in 2024 is below 1/3.

Melody's the best, learn a lot from yall's conversations........one interesting thing that happened in midtown Atlanta during the GFC is that there seemed to be a lot of price capitulation in addition to actual foreclosures. I saw a lot of that at the time and even bought a couple of properties that were priced similarly to foreclosures during the GFC. So I wonder if there's a way of tracking these properties of extreme capitulation that seem to be de facto foreclosures even if not technically foreclosed on, hmm.....anyway, thanks again to you both for the searchful analysis of the data that I can rely on you to do.

Wow. Foreclose are coming??!! Wow I’m pumped. I’ve been going home everyday staring at my kitchen and taking a huge whiff of my success to inflate the shit out of my ego!!! I eat rice beans and eggs. Sold everything I have that’s not real estate. Gave up all my hobbies. Barely see my kids anymore. I work 7 days a week. And I love it!!! Im gonna eat up these foreclosures. Im grinding my teeth right now thinking while scrolling Zillow! Her we go!! Lets get it!!💪

7500 boomers die each day. The house builders overbuilt (even though we are being told differently... look at lumber futures that is all you need to know). No one is having kids anymore because they can barley make it as it is. People who bought a house in the last 3 years bought the top. We are going to see a massive supply side flood. Should we get a "black swan" event things will happen fast, really fast just like it did during the Dot Com, the GFC, and the Great Depression. IMHO next we get all three of those things together.

May I remind you Trump (as did Biden) gave out massive stimi checks. One thing Trump did that Biden did not do was give coporations the largest tax break in history so the middle and poor classes can pay for everything and let the rich keep all their money. Don't be silly if Trump get elected he will be the sitting president while we are going through a depression. Nothing anyone can do about that now.
