The owner may not be willing to comedown, but will have to eventually. No one is buying that for 30m. Only with the land price given the renovation cost, and 30 is too much
True especially the mold problem. If molds are already present, it is highly likely renovation costs will be much higher than what can be seen in the surface.
That level of decay and damage in an only ~20 year old house makes me wonder what happened. The roof must be fine since the 3rd level is the nicest. Hard 'No' from me just because of the mold. It's questionable whether that could be made safe for habitation.
You're right, I forgot to consider how prevalent and extensive that mold issue is. For it to get that bad, through cement, in 20 years, might be a catastrophic reason. The owner should add safe stairs and then lower the price. I think it's kind of rude to demand such a high price and not even have a safe method of getting to the top floor from the outside for those who wish to view this expensive damaged home.

the house is nice however odds are the reno will cost around twice the current asking price to solve all issues present and those still to be found. still a great place.
Too pricey for the work that it needs. The upper level does look really nice but with the water damage I'd be concerned for structural issues. Also, does the lot allow for rebuild or only restricted to renovations?
I think the owner is a bit out to lunch. It would be a cool house, but the rehab required due to the extensive water damage and mold contamination, it would most likely make more sense to tear down and rebuild. So, that leaves the question, what is the value in that plot of land?
A nice property but definitely has a lot of problems. As the son of a building contractor I can tell you honestly there are many hidden problems in this property. The mold and damp conditions make me believe that it’s all in the walls and ceiling. It will all need to be ripped out and replaced. Pus water damage is not a good sign. Could have an underground water leak somewhere and would to be inspected by a professional plumber. The renovation cost could end up costing nearly the asking price not to mention any other hidden problems not visible. The owner will never be able to sell it for the asking price. Definitely a stubborn person to hang on to it and let it go deeper into disrepair.
Lol there is millions of homes priced at $5-10K range in better condition... You can fix 10-15 of those up and own 15 houses for that price. HE WILL NEVER SELL THIS... never
Right that hill might be rolling down all kinds of water under the soil from higher areas. And thuse creating the mold under the house. Earthquake could shake the hill more and it might not even have proper underground drainage to begin with.
Taxes are almost nothing if you file the waver for an undies home. I was paying like $10 a year for 1/2 acre of land on a lake. I was finally able to unload it after 15 years of trying to sell and even give it away.
The problem with this house is that, although you say its a single family dwelling, it has at one point been divided up into three separate dwellings; a three apartment building to speak of. Thats why you have three kitchens in the building, one per floor. Its also why you have to ascend an exterior staircase to get to the third floor. Even at $200,000 USD to purchase, you'll need at least twice that budget to renovate and repair all of the water and mold damage to the building, just to bring it back up to current building codes. It might actually cost less to tear the house back down to its concrete base and rebuild from scratch, tbh.
Maybe for about 8-10 million yen Could cost about 3 million yen for a handy person to repair, 4-6 million yen for a hands off person. The owner need to understand, that place is not getting any newer. Soon that water damage in the roof will destroy that entire side of the house.
Worth all the huge amount of awesome affordable Akiya in Japan this guy asking 30mil is nuts. He will have this house for ever because no one would be silly enough to buy it
At this level of decay, I would really get the owner to lower the price considering the amount of renovation required to get this house to be at livable state. Although very generous in space that’s the saving grace. Considering its location not far from the Kamakura main railway station, I might even consider under certain conditions.

But to answer your question; no i would not make this deal from 200k with how much repairs are needed. The seller needs to drop that price. Especially because foreigners have a much harder time acquiring a loan. Therefore many interested foreigners are going to need the 200k plus taxes and fees plus renovation budget already all in cash. If i could pay down the renovation over a loan, i would consider it. Especially in kamakura.
that upper level porch leaking into the second floor probably not a big deal, but woof, if those outside corner vertical posts are damaged, look out. folks, you can defer all kinds of maintenance with a house but anything involving the roof or water intrusion, ya gotta be johnny on the spot. water has leaked thru from the upper deck so long that it is blowing out the posts and beams all the way down to ground level and rotting out the concrete floor. house is closing in on a total loss.
Not for that price. That whole place looks like it would be easier to tear down and rebuild new from the ground up. Not worth that much with all the damage.
Do many owners are willing to sit on garbage and refuse to sell. I lived best to a beautiful home in Tokyo turned rote over 13 years because the owner refused to go down. Now it is absolute garbage and he still wants US$400,000 for it. The land isn’t even worth an 1/8 of that.
50K? You'll pay that much just setting the foundations and bottom floor of the building back to code for that much. Also, the seller is being disingenuous about the building, as this was formally a three unit apartment building that has been re-designated as a single family unit. Thats why there is a full out kitchen on each floor, and why there is no interior access to the top floor of the building.

The clues are in the three(3) separate kitchens, one on each floor, as well as the exterior access to the top floor. How many other single family homes have you ever found these features in?
Around the corner from where i live are 2 brand new just built 4LDK homes 30-40 min from Osaka and Kobe for 32mil in an awesome neighbourhood why would anyone buy this for 30mil? Crazy
