Living through this, alot, most, quite a few people didnt "walk away" at the low. They lost their jobs, could no longer afford to pay mortgages with no money comming in, and were eventually forced out through foreclosure, land management companies, or land lords.

Your investment videos are always pretty informational dude, much respect. If i could make a suggestion, its probably a great idea to teach these youngsters about dollar cost averaging. Dollar cost averaging when theres a MASSIVE drop is almost always the most profitable move. The SandP 500 is as close to a long term guarantee as you can get, so when youre down 40 percent from all time highs, start dollar cost averaging through the bear market. Its the best way to accumulate long term gains man. Period. Youre getting everything on a discount. Dont try to time the falling knife; simply dollar cost average while the drop happens. The correction always comes. AND DIVERSIFY! Have your 401k, your real estate stocks, a little gold, a little crypto, and some of your favorite collectibles your passionate about for fun!

I love the video, but I disagree HEAVILY with what was said. 1. There were MANY people whom were screaming at the top of their lungs in 2007 the markets were unstable and housing was in a bubble. 2. "Staying the course" REQUIRES that your investment will eventually recover. Some don't. Housing will likely recover because the health of a nation partially depends on it. Stuff like Magic cards, Bitcoin, etc could crash and never recover. So your advice CAN work for stuff like Housing, generic Stock indexes etc. But it can be completely wrong for other asset classes. 3. The days of "staying the course" are over now. With Government/Bank intervention asset classes can SWING WILDLY up or down 50% and not recover for 10 years. If that statement is true (and it is...) then YES attempting to "time" a market has merit. For the record, I sold all my stocks in 2007, avoided the crash 100%. Bought back in in 2009 and rode it up until 2014. Yes I got back out a bit too early, and I realized that in 2016... so I set aside 30% of my account to day-trade and keep income coming in. I made 35% in 2017 and 38% in 2018. Lost 15% or so in 2019 trying to get in position for THIS CRASH WE ARE IN NOW. So yes... you CAN time the market at least to some degree. At the very least, you can sell risky assets and move into assets that ride out downturns better. Like selling the DOW and buying GLD in 2019, or selling GLD in 2011 and buying stocks.

-Be me, in Spain -Had a huge house, very expensive -Mortgage house to build a restaurant -Restaurant worked fine, although lot of expenses on working people, too much work, too many people working. It was fine -It was fine until 2008, it all broke apart Mortgage interest grew up to 150%, we were paying up to three times the mortgage we were paying before. -All prices skyrocketed, light, gas, everything, consumables... -Lot of people fired, lot of disemployment. Fewer people coming to the restaurant, down to 50% earnings -After every month we managed to get our expenses equall to our income during a long time. No benefits, only enough to get by. This was during 2 years and we were very fortunate to not bail out. -After 2 years mortgage begins getting cheaper, to the point that we were earning benefits at last. I didnt have you back then but all I just kept thinking was, ok, keep doing what you do, nothing crazy, just stay the course. We could have lost EVERYTHING.

Staying the course and not succumbing to knee jerk reactions is definitely key. Same with the gold and silver markets...they're down right now but only "down" to what I paid a few years ago...they'll go back up again over and over until the end of time.

Reminds me of a fetoria in Age of Empires 2. Short term it gives you a small trickle of resources for a huge investment but over time it pays for itself and by the end of the game you're able to grind your opponent to dust when the map is exhausted.

The fact that you could buy a home and immediately rent it out for more money shows that you were in a very odd area of the country. No where else have you been able to do this, unless it is an foreclosure auction that you got lucky at. In a proper city (Seattle), we had to wait 4 years before making a profit over the monthly mortgage (we bought in 2007), property taxes and insurances. If you are making a profit on your mortgage payment, it doesn't matter what the home is worth or what it was worth when you bought it. If renters are desperate enough to pay more in rent than they could buy for, you will always come out ahead. That is not normal for about 99% of the country. Investing in real estate you accept a small loss for the first few years, because your long term outlook you know you will make a profit. You did not lose 1/2 your money, you are making money every month in this very very rare example. Only Rudy could think it was stupid that he was making money every single month from his investment property.

Just right now thinking about buying a home (first, for my family). Prices in Poland are INSANE, and everything looks like its going to a) crash at least 20 % b) hold, stagnate for a while and go back to moving up. No way to know. Financial future of the family on the line. Fun times.
