Excellent! My DIY model didn't look nearly as spiffy as yours, not to mention the exacto measurements! Do the end pieces of lumber need to be notched for the piece of metal protruding into the cavity?

If I understand which piece you're talking about, you can just cut your lumber 1/8" short and it should fit snuggly :)

Great job! I just started drawing floor-plan for my micro-tiny trailer, and realised that mine trailer is only 12ft, the smallest from all of those trailers in the file. But I will make slide-out section which will convert it into 20ft. But in comparing with yours models it's look too fragile. But this is not a tiny-house, more likely i can call it a tear-drop'ish camping-box-on-wheels.

Some day i will make my own step-by-step video (besides I like to make good quality videos) about my project. Currently I trying translate subtitles for one of my videos about the way to get hot water in the field/forest without having propane heater, for you.

I have watched ALL of your video's and have been truly entertained by all 3 of you! I love that you raised your joists up 1 1/2" above the steel flange and the addition of having 2x6's around the edges. Is there a reason you don't mention green treated lumber for use around the flooring ares? And that you "could" apply your floor sheathing out to the edges of your 2x6's. It would be easy to mark where the bolt heads are and drill holes into your plywood. Then build a normal wall with top & bottom plates and place them directly on top of the plywood. My biggest concern with building a Tiny House is going to be figuring out how to attach a flushing toilet to my kids septic tank in a northern MN winter and freezing issues. I built houses for 8 years and it was the best job I ever had, so it was fun to watch you build and it made me realize how much I miss it. I am hoping that Iron Eagle can get a trailer a little closer to me, otherwise, it is going to be a FUN road trip! Congrats to both of you and best wishes!!

Thanks for watching! For us, it's a bit up in the air as to whether or not treated lumber is necessary... if a tiny house is to be towed a lot, then it's probably a good idea... but we've had ours in only one spot so far, and so we used regular lumber since it won't be subjected to excess moisture. The thing with the subfloor sheathing is that laying out between the bottom plates (like we show) minimizes cuts and wastage, since you'd be covering an area that's less than 8' across. Iron Eagle can get a shipper involved but you'll have to talk to them for more details on that. Let us know how your project turns out!

Great video. How come you didn't add the height of the sill gasket? Did you reduce the height of the roof from maximum legal height to be cautious of these small extra things?

The sill gasket compresses to s tiny amount... but you're right that little things should be taken into account during design. We might be an inch or so over the limit because of how our roofing went on :P

Your comment regarding approaching the construction from different perspectives got me thinking. Rather than raise the floor joists 1 1/2", one might lower them 1/2" and use 1/2" plywood sheathing. The plywood would then be flush to the top of the steel flange. Upon both the steel flange and plywood adhere a layer of rigid insulation. In addition to a good R value this would provide a flat surface upon which any number of flooring systems can be glued down. Like cement board and tile for a shower/toilet wet room, or floating laminate floor, or vinyl planks on wood underlay. Anyways, just thinking "out loud". [I wonder if that's what one calls it when posting ones thoughts in a public forum? It's not really loud at all, is it?]

Definitely lots of options out there. But I would mention that you wouldn't want to place the entire building down onto any kind of foam... it would be better to use wood blocks to make sure there is something uncompressable under the structure.

Absolutely, the perimeter walls which transfer the weight and wind forces down to (and up from) the steel trailer still need to rest directly upon the trailer's steel flanges. But there would be many options for the flooring system between those bearing walls. I recall some in-floor heating systems use a rigid insulation layer to hold the hydronic tubing in place with the final flooring product placed on top of it.

Quick question... how would you install the vapor barrier with this subfloor design as opposed to the way you guys did it for your house? Would you wrap the VB just around the plywood, or around the bottom plate as well? Thanks so much for all the resources and hard work!

Our reason for the way we did our vapour barrier was to keep it on the warm-side of the shell, so we would still try to install it directly under the plywood, and then meet up with the rest that would be on the inside of the framing.

There is a bit of a flaw in the design displayed. The future sheathing that will go above the wheel wells will not be able to fit behind the flanges of the trailer if the design in the video above is continued. The headers that will go over the wheel-well will be going flush to the flanges (as the flanges are flush with the edge of the trailer before the wheel well - just like the demonstrated sill-plates are flush with the edge of the trailer), so there will be no 1/2" gap for the sheathing to slip in behind. The only option would be to have the sheathing to sit in front of the flange which doesn't work so well for keeping water out...the whole dimensions on this design would have to change....

I see what you're saying and there are a few ways to approach this... for our own build, we just lined our framing up with the edge of the trailer (flush with the flanges) and we lapped our sheathing over the flanges slightly... leaving a gap between the cut edge and the fender, so that any bit of standing water on it would not wick up. This has been fine for us so far, but Derin Williams, an experienced tiny house builder, recommends framing 1/2" shy of the outer edge so that the sheathing goes behind the flanges, and then you lap the house-wrap over the flanges to seal things up. So im from aus and i really like this trailer design. if i made it myself roughly the same but didnt sell it or try to make money out of the design. like maybe one day i would sell the tiny house to get rid of it. is that ok to follow this design, because iron eagle isnt all over the world and there no way i can afford to ship it here. ill probably take ideas from the design and make my own and maybe build it myself or pay someone to do it. thx if you reply :) just dont want any trouble.

Obviously we recommend purchasing directly from Iron Eagle, and the 3D models are made in a way that hides some of the proprietary manufacturing methods that they use. But in a case like yours, I'm sure you can have something built for your project that is influenced by the attributes that you like about the Iron Eagle design. Good luck with your build down-under!

When we started researching, 16ft was the common length for a single person, so we went with 20ft for us as a couple. Now people tend to go over 20ft most of the time, all the way up to 30+

Does the tiny house have to be compliant with the US building code?

There are many codes that tiny houses cannot comply with, simply because of the size and spaces inside. Some tiny houses comply with RV codes instead, but those are geared towards temporary living as opposed to full-time. It will be a little longer, but I think authorities will adopt and implement official tiny house regulations for those who want to be 100% legit.

You might want to be aware that all plywood is structurally designed to be installed across the joists, not parallel with the joists, as you depict. It will make for a much stronger folor when installed correctly. A tongue and groove edge supports the edge joint, no framing needs to be added. Otherwise, I love your design. Be well.

The tongue of a trailer should be pressing down with about 10-15% of the total weight of the trailer+load. This keeps it firmly on the vehicle's hitch without being too much of too little.

I'm designing a tiny house, and need to know how high the floor will be off the ground in order to stay under the 13.5-foot height limit. Could you tell me the height?

Iron Eagle trailers decks are around 2ft from the ground. The suspension will likely sink a little with the weight of the house, but if you want to stay under 13.5ft then basically subtract 2ft. You can really design this precisely if you use SketchUp! www.tinynestproject.com/design/

O: do you think these could be 3D printed from the models you made? I was looking to contact Iron Eagle to ask if they had 3D models I could print. I prefer to work in physical reality for design and planning, and was hoping to get my hands on a model to work with.

Hmmmm, I know you can export from SketchUp in a format that is 3D-printable, but I think the smallness/thinness of a lot of this model would make it not work... You might have to trace it (in 3D) and thicken/simplify it... would be neat to see a print of it though!

I think she is asking about the bottom plate. Initially it was a 2x4 but then changed into a 2x6. That is when he mentioned the bolts through the metal rim were subsequently off and would need to be adjusted.It's addressed at 11:30 in the video.

Oh, well in the 3D model I didn't show the insulation specifically, but the idea is that you would fill all of the open cavities with insulation.

Actually it's the exact opposite :) The floor structure goes inside the frame, which sinks it down to create more indoor headroom... and then you build the floor horizontally outwards to the very edge of the side-extensions (right out to the maximum road-legal width) so you get as much indoor floor space as is possible as well.
