With two young children, Jaclyn and Michael have outgrown their two-bedroom home in Oceanside, New York, and desperately want more space. But after fourteen months on the market and no offers, their plans to find a larger home have stalled. Their beautiful ranch-style property overlooks the water and although they’ve reduced the price twice already, potential buyers just can’t get past the bold and mismatched paint colours, textured walls, and garish décor. In order to appeal to families and young professionals, property expert Sofie Allsopp comes up with a plan for an amazing budget-friendly transformation that includes a cohesive colour scheme and a custom breakfast nook.

When I walk into a house all I see is the potential. I start redecorating in my head immediately!! People, OBVIOUSLY don't have any imagination any more.🙀😖

Me, too! Cant believe some people are so dull they actually ask "And what is this room for?". If the have to ask, they don't need it. I always have to change something...ideas start immediately! Couldn't possibly just move in "as is" (even if it had already been redone!).

Exactly! That's why we get some pretty good deals on homes, we look for the space and if it's cosmetic...painting, flooring, different lights, decor, etc....really not much to it and it's fun! But I, like you guys, walk in and start imagining if there is any way to make the house my house without too much money...I don't work (was a stay at home mom, but now I just stay at home LOL), so pealing wall paper, etc. during the day is no biggie and I can paint, do flooring, plastering, you name it LOL! We move for my husband's work every couple years...sigh...this is our 9th home in 20 years...almost retirement time...one more move maybe and then we look for a home just for us...not one that we worry about re-selling (location, the schools, etc)! That will be fun!

Not everyone's brain is built to see potential. My father was an architect, and some of his clients were unable to translate from the floor plan to the finished look. This was before the days of CAD. His best design was one he did for a childhood friend who had become a commercial artist. The house was on a sloped, wooded lot, and it ended up having five levels to avoid and significant grading. This guy immediately understood what my father was going for. I would say it was my father's masterpiece, but I could just see Sophie making it look like the lobby of the Marriott, or whatever is trendy at the moment. I think this ability is linked to intelligence and spatial reasoning. People buy on emotion? Again, that is linked to intelligence. Emotions are rarely a good blueprint for life.

I agree, I tend to ignore what other people have done and start thinking about just the space and what I could do with it. This particular house has a lot of distracting colors though.

@@lindickison3055 I agree about if they have to ask, they don't need it. Since when is having two bedrooms, huge living room and other areas and 2 small children "bursting at the seams?" My parents had 6 children and we ALL shared bedrooms until we left home. Why do parents not expect their children to share bedrooms?

This is the third episode I've seen so far where they install a breakfast bar facing a wall. It would make so much more sense imo to put a small bistro table (bar height) and two bar chairs oriented perpendicular to the way they have the bar now. That way you'd at least be sitting sideways towards the kitchen instead of with your back to the kitchen.

so ya wake up and you are cooking breakfast for others and you are checking your phone(outlet on the wall) listening to the news you dont want to eat over the sink....you are over there at the bar and eating your own breakfast or packing lunches eating cerial... maple leaf is over thinking the design of the bar or having a view...or the reality of 5000$ not much money for a whole kitchen make over...

I did think they should have put a little bit of smaller table in there but I would not have went with the bar because you can't face the people that you're eating with and there's only room for two

I can't believe they have once again blocked the view of the water. In Florida that would be insane. "Oh yes, it's waterfront. And here we have made the TV and a faux fireplace the focal point. You can look over the back of the couch if you want to see the water."

In real life, is anyone going to invest thousands of dollars in furniture that they might not like and don't want to take with them? Maybe if they're rich, it wouldn't matter. Most families, especially ones with children, probably don't have that kind of money to play with.

I grew up in a 3 bedroom 1 bathroom house that was only 900 square feet, how do people have 1,400 square foot houses, only 2 kids, and think they need a bigger house? That's a huge house!!

The den takes up a lot of that floor space. Combine that with the floor space of the living/dining room, and it does not leave much for a bedroom corridor, bathroom, and two bedrooms.

@Emma Dzekute 783 sq ft here, w/my 2 brothers in the basement. To be fair, I just cleaned that house out in February and the new owners are knocking out walls to make it open concept. I know this from going and looking in the windows.

I think a lot of people would set up a coffee station or baking station on the breakfast bar. Better use of the space than sitting facing a wall to eat. I would have put a buffet there instead and styled it as a coffee bar. Lots of storage and probably cheaper than the bar and chairs.

They certainly do like those breakfast bars on the show. People like an Eden kitchen literally if your dining room is right next-door why is that so difficult does it save time to not walk that 5 feet? I haven’t been at the bar that is what has my stove in it and I do use the space for the stores would be to put two bookcases in Houston for storage because I always thought why does somebody want to sit in a store with no back when you can just turn the chair sideways at my dining table and talk to me it’s an open plan. That’s one thing I really didn’t think I thought through when I redid my kitchen I’d rather have that 1 foot of space in my actual kitchen. I would might have a little short breakfast bar as long as it had an outlet I just took my toaster my blender for my smoothies my coffee maker my electric can opener be nice if it was wide enough for a microwave. I would feel like I was being punished if I was made to face the wall

Make the formal living room the regular living room and use the den space for another bedroom or playroom, etc. plenty of room for 4 people.

A few lights under the cabinets would have made that back-splash pop even more. I noticed all the drapes and blinds were open and the house looked twice as bright and clean.

People are mindless nowadays. Staging and depersonalizing never used to be a thing. People have no imagination today- they want to just move in and not have to do anything, which is unreasonable. Unless you’re building a custom home, you’re going to have to do some things to an existing home.

Yes! But this video is pretty old-but my very favorite kitchen has white cabinets. That's been my go to for most of my adult life. It's just so cheerful and bright when the cabinets are white.

Was she wearing invisible gloves while she was staining that board? I guess she found out it wasn't a good idea to work with a stained rag with bare hands. Why do they keep pretending she can do anything handy? Just the way she holds a paint brush makes me laugh.

I once heard a realtor say, “You live one way and you sell another way.” They should’ve rented a storage room and moved any excess items out of the house prior to the first showing. That would’ve improved their chances of selling right off the bat.

That fireplace could have been the feature in the front room + put the couch on that wall to enjoy the view. TV could’ve been opposite couch. Skip the desk in the corner. Bistro table in kitchen. Owners needed a handyman w/ vision. Pretty house. 👍

what a sweet couple...i feel bad that they lived with those atrocious palm tree things in the living room and then felt compelled to decorate around them. great makeover though [besides the teeny tiny pictures, which everyone else has mentioned]

They just complicated themselves for nothing. They could have just paint over them with the color they liked better and be done with it. That is just a relief that would look good with any paint over it.

@@vaderladyl You are so correct. I saw a lot of potential in those inlays if they were a different color and those poufy curtains weren't fighting with them. I don't think the blank smooth wall with a tiny cluster of stock pictures was any improvement.

I wondered about the little pictures also. I notice the host tends to decorate that way in most of the spaces, but those pictures weren't right for the wall. Maybe they were running out of funds or something. Most everything looked nice.

It's hard to believe people can't look past decor, but it's true. We staged our home ourselves and it sold in 24 hours for well above our asking price. I was seriously shocked.

The experts did state up front what the issues were, and the open house was just a validation to see what the buyers thought. And what they stated mirrored exactly what the experts said at the beginning.

What a lovely young couple. So often we see negative sellers who defend their bad design choices and don't want to declutter, but not this couple. They went all in with a smile on their face. I would have changed a couple of things (no busy blue backsplash, replace the 6 tiny pictures above the couch with larger ones), but it looks so much better!!!! I really hope they sold it for a good price.

well they did have a whole kitchen table in a dining room so the breakfast bar is for, wait for it......breakfast. Its where someone can have their cup of coffee in the morning or a quick bowl of oatmeal. its not for a family to sit down and have dinner 😂

I think it's only for the staging and not meant to be functional. It makes the kitchen look complete but still spacious because it's slim and the buyer will probably decide to replace it with something more suitable for their needs (and then notice how cramped the space looks with a proper table haha)

Pargetting is not to everyone's taste. Many people would not want it, and most would be daunted by the task of removing it. Worst case, you need to replaster the whole wall.

@@michaeltutty1540 No you don't have to plaster the entire wall-you saw how they did it-You scrape the parts that are raised up off the surface of the wall and then you sand it. Next up is whatever type of filler or Sheetrock mud to fill any spaces or cracks that are left. Prime and paint.

You can fit 2 bedrooms in 700 sq ft, and this house has twice that! Instead of moving, the couple should have spent the money to reconfigure the floor plan.

I don't know what the problem is... I'd just negotiate the cost of redecorating from the sale price and move in. Minus $5-8K for starters, if you're up for that.

This is one of the best transformations on this show. The only thing I would have done differently is that I would have had a drop leaf table in the kitchen, because as it is, there is no place for a family to sit and eat, because there's no dining room in this house. If I were the owner, I'd build on an extra bedroom. Where will they find that view again? And with the updated decor, this house is now a winner.

Building up may well not have been a reasonable option. There is every chance that the soil, foundation, or even the walls may not have been strong enough for the extra weight of a second floor. No room to go back. It would ruin the back garden. Also, there are likely required set backs from the canal as well as on each side of the house. There are also legal limits about how much finish interior space is legal for the square footage of the lot.

We have a 2 bedroom that's 1,600sqft (excluding the 800sqft basement). Our bedrooms are twice the size of normal bedrooms but odd shapes bc it's a cape cod.

My house is 1000 square feet and two bedrooms, most two bedroom in this area are like half the size of mine. I don't have a pointless unusable front living room and place feels too big for me.

Most people don’t buy 2-bedroom houses, especially for the price they want. Most ranchers, even old ones have 3 bedrooms.

Depends on the location. If in big cities, it can be a steal. I've seen broken down, moldy small bungalows in California going for a million dollars and that was 10 years ago. Fix it up and it goes for 1.5 million.

I am surprised the kitchen cabinets were not updated by painting and replacing the doors. Light colored, smooth cabinets would look great with the back splash, walls & steel appliances.

The rear addition off the front room covers a lot of square footage. I'm going to guess it is close on 300 square feet internally. Keep in mind, square footage is measured by the outside dimensions of a house, so includes both exterior and interior walls. That could easily knock another 200 square feet off the usable space. That leaves just 900 square feet for the living/dining room, kitchen, bathroom, and both bedrooms. Not a lot to play with.

I would think about adding a 2nd floor for more bedrooms/bathrooms. The living space in this house is spacious and really flows. good luck finding that again. that view won't be easily duplicated either.

The structural strength of the single story is not adequate for a second story. You'd have to have all new structure to carry the second level or redo all the exterior walls. If it were me, I would look into adding on a master suite at the back overlooking the water.

A lot of people don't want to buy a house and have to do a lot of work, especially in better neighborhoods. Most of the issues in this house were cosmetic and easily remedied with paint and better staging.

Someone explain to me how a 3 bd house with 300 more sq ft is comparable to their 2 bd? Where I live, the market is super hot for sellers (Denver) and there is no way you can compare a 2 bd to a 3 bd. Also, why do you always choose brown??!! Oh, and I loved the trees in the living room. I guess I am weird. Also, a breakfast bar...thats a no for me. So limiting. And I do not like to sit up where my feet arent able to touch the ground. That can be very uncomfortable.

You live in a home one way and sell it another. Too bad this home doesn't have a third bedroom. I also can't believe how inexpensive this home is ! As for the after, I don't like the back splash, and never liked the cupboard doors, I would have changed those when I bought the home to begin with. But the rest of the home looks lovely.

I read a lot of comments here questioning why they would sell this house. We don't know anything about their personal situation. Anyhow, The improvements were great, accept that they could have had a small table put in, and the pictures on the wall were out of scale. But I loved the color scheme and they are right near a lake-nice. But there are situations where being right on a lake isn't good ;like in Florida, where there are crocs and hurricanes! So people never judge. But certainly they needed another bathroom. I believe most people want two bathrooms these days.

I have to stop watching these programmes! Living in the UK in a tiny two bedroom bungalow that could fit into their lounge, I get really annoyed to hear " with two kids, we need more space" They have plenty of space, and a beautiful view.

It depends, as you noted, with what you grew up with. Not all folks in North America have big houses. 1920's bungalows are very common in the town we currently live in. 300 to 900 square feet. But they've been grandfathered in It's the newer homes that are larger. Zoning laws insist on massive spaces, and builders can charge more, so they are pushed as necessary. It would be nice if smaller homes were being build today, and given the same advertising push.

Decades ago textured walls were all the rage. They are difficult to overcome. Painting over wallpaper is a terrible idea. I probably am not brave enough to use a paint sprayer. The pictures over the sofa are too small. I still hate the kitchen cabinet fronts. Also, the family of four can be accommodated at the breakfast bar in the kitchen.

Yellow is opposite of purple on the color wheel. They should go well together and we are told in color classes to use yellow and purple together. Of course you have to have the right purple and yellow.
