What about the overflow drain? That plugged too.

Damn, that roof may have been flooded, but damn can it support a lot of weight without failing catastrophically. I'm curious whether tenants were complaining about leaks which spurred this inspection - I'm betting it was.

Hello Tom, I am thinking of building my house. I plan on contracting the foundation, framing, roofing, electrical, plumbing, and hvac. Should I have an inspector making sure everything is right inbetween each step, or only at certain parts?

I've experienced the exact same thing when we lived in a condo in North Vancouver. The only difference, the water level was much higher, It almost made it over my rubber boots. I was thinking the same. how many tons was that on the roof. It's such a simple thing to do.
