Sydney realestate is cracked - median house price is now 1.6 million and rising. My family ended up moving to Melbourne after constantly being priced out of Sydney. Not that Melbourne is cheap mind you, but it's cheaper; a lot of other folks I know are also moving to Brissy or Perth for similar reasons.

love your vids - great to see an external/newcomers view of Australia!! I have lived in London, Milan, San Francisco, Melbourne - but Sydney... so luscious!!!! I was able to guess most of those prices to within $150K, and I live near the Hornsby one. The thing about housing - it is a bit like an escalator.. once you get on, you keep going up. So my home in Hornsby is a nice one, and cost over $800K 20yrs ago, but now it is probably $2.5M+ So as long as you can cover the repayments, time is your friend.

The lethbridge park house IMO is maybe 100K over priced, but to be fair there isn’t much in the Penrith area under $700,000 and yeah Narrabean is northern beaches 👍🏻

Sydney area covers Palm Beach which is the northern tip of the northern beaches area where Summers Bay is filmed. The most southern part of Sydney is Cronulla which too is the coastal area. The South western area of Sydney is Campbelltown and surrounding suburbs. The western part of Sydney goes out to the bottom of the blue mountains where Penrith is. Technically over the Nepean river in Penrth say emu plains is classed as country and insurance could be cheaper. To the North western part of Sydney is the Richmond area. The northern part of Sydney is Hornsby. Sydney itself with its large area covered by all these suburbs mentioned in the outer areas of Sydney is the 2nd largest spread out area in the world for a city as we ain't talking about the CBD part of Sydney. Rio de Janeiro Brazil comes in 1st as the most sprawled out area in front of Sydney.

Yes Ross, Narrabeen is part of the Northern Beaches. We stayed at the campsite there when we came over in 2022, as its not far from Palm Beach (AKA Home & Away land). Narrabeen is lovely but very expensive for housing as we looked while we were there 😅 Comparing it with where I am on the Dorset coast in the UK, it's probably on par with the likes of sandbanks, Nr Poole, affluent area of residence

You need to compare those houses & prices with what we have in Adelaide .it seems our prices are even higher than those in sydney & melbourne .whereas up to 10 years ago, we were cheaper .

If you are coming from Europe - you would find Lethbridge Park very hot in Summer. Yes it's cheaper but expect regular 35-40 degree temperatures in summer. Plus not an easy commute to Sydney CBD or even Parramatta - tolls on very busy motorways, crowded trains at peaks. Lethbridge Park was a big public housing area though lots have now gone private. No sea breezes like the coastal properties. Very much an entry level area or for people who cannot afford anything else. The southern Sydney area had beautiful trees and bush - but it is thus a bushfire prone area.

In Sydney, it’s mostly about land value. Location, Location, Location. If the block is large but relatively cheaper than surrounding suburbs then the house on it can be demolished and a bespoke house built on it. Lethbridge Park property is based on land value. A beach shack on a good sized block can be worth millions.

@@ThatJohnstonLife Yes. Sydney has been over-loved to the point that fifth & sixth generation Sydneysiders can’t afford to get on the property ladder. Wasting rental payments that are higher than mortgage payments somewhere else results in the young couples & families relocating. Leaving cashed up newcomers to push up prices again. Ok if you already own home outright but climbing mortgage rates keep many borrowers out of reach of the final payment until retirement & cashing in superannuation.

Hi Ross, really enjoy your videos. Keep up the good work. After some educational advice if possible for my kids 16/17 one in 6th form and one taking gcse's this year. How exactly does the higher education system work over there? Maybe you could do a video on it. My daughter would like to progress to obtaining a history degree. Hopefully, we should be moving to Queensland around July this year. Thanks

The apartment you showed in Nth Bondi didn't really have a decent size bedroom. It's on the smaller side of what you should expect of a master bedroom. And their "rooftop courtyard is just a roof with a couple of planter boxes on it. I wouldn't even dream of paying $1.2 million for that.

All the prices quoted are way under the actual price they’d sell for when they’re auctioned. It is a standard real estate agent’s trick otherwise known as misleading advertising. I looked at a small 2 bedroom apartment yesterday. Price ? $3.5 million.
