I believe in each to their own approach. Real estate has always been an investment, although today not so much, you have to buy something that will resell well and not every house now resells well. Over my short life (29 y.o.) I have noticed that people spend money on whatever their priorities or passions are. For me it is driving, and even though I am in nursing school, I still make money in surplus from my side job while making payments on my BMW and supporting my wife who is also in nursing school. I will walk out of school without debt on top of everything and a paid off BMW. My passion is driving fast, luxury cars and detailing them and in the future after I pay off my home completely (which I think should be every owner's #1 goal) I think I will treat myself to a $100K+ car. Cars are 99% never an investment but more of personal enjoyment, like how traveling is for some people. It is all in the money management. I have co-workers right now who make as much as me or more and cannot understand how I have and do everything, when they think it is not possible, but it clearly is with adequate management and prioritization of what is important to you. There has to be a goal. Recently, myself and my wife went into a neighborhood where we aspire to live and you can see how some people have a fair sized home (which would be easy to clean, maintain and resell in the future if needed) looks fantastic and would likely go up in price over time, and there might be a Lamborghini or a Porsche parked in the driveway. Houses too big and too expensive resell terribly despite where they might even stand, so people manage their finances by not missing out on the things that give them pleasure and still have all other necessities at the level that is manageable and satisfactory. My parents (1 of them is an RN) paid off two homes as new immigrants in about 13 years, second one was close to a million $ which they built for themselves. When you don't have that mortgage and have a paid asset, all the money you make can be used for whatever. The first PROBLEM is the income, management is second. People that have both going for them well, are winning and enjoying. Just have to set the bar and work towards it. Priorities vary. - I.S.

My Sienna V6 15 years is more reliable with the same MPG as your newer Volvo SUV. They jack up prices for all SUVs and trucks. For a small family all you need is Camry and mpg is amazing.
The one thing we do need is a 7-passenger vehicle because we go on several long-distance road trips per year and often times bring a lot of family members with us. We have a 4-passenger, $13,000 car, but we do need a larger vehicle. I will never be caught dead in a minivan though. That's where I draw the line. But I've learned my lesson. We plan to buy either a used car or a car we can pay for in full and are making so much money that don't have to worry about the maintenence costs involved.
Okay, ALL NURSES ALL OVER THE ENTIREEEE COUNTRY WANTS THIS TO HAPPEN IN THEIR STATE!!!!! PLEASEEEE ADOPTTT THIS STATES! U wanna keep ur nurses!? THEN FIGURE OUT THAT THIS IS WHAT U NEED TO DO!!!! As an LPN with 12yrs in! I JAVE HAD 120!!!! YES!!!! U read that correctly! I had 120 fkin pts! In Alabama as a brand new BABY NURSE HITTING THE FLOOR! because noone else showed up! And OF COARSEEEE MANAGEMENT NONE OF THEM ANSWERED THEIR PHONES when called or texted! In TN. The past 8-9yrs. and the most I’ve had here has been 40. However! I was not only nursing at this LTC FACILITY (NHC OF FRANKLIN)!!!!! I WAS ALSO MY OWN CNA! The DON would write down names of people “working” that weren’t even ON STAFF ANYMORE! This place seriously needs to be looked into! I told the nurse who hires for that entire side of the states region! And she LITERALLY JUST TOLD ME TO….. “TRY TO STICK IT OUT”! I quit not too long after that because I got called by the DON and screamed at because even though I had 40 pts. As a nurse and doing the CNA care! But because the other two nurses (ONLY HAVING 20 PTS. A PIECE)!!! CNA didn’t show up, and I wasn’t able to help them! Due to three frigin falls!!!!! Amongst all my other duties! I didn’t help them personally be a CNA as well for their pts. So, yeah! I NEVER WENT BACK IN! NHC IS SUCH A JOKE! Nice facilities HORRID MANAGEMENT and actual care about their pts…… IN EVERY SINGLE ONE! The one in Columbia, tn…. (Older facility, not transitional) I had told the DON that I had an issue with a CNA as the CNA wouldn’t help me change a pt. and I had noticed Pt. Was falling ONLY WHEN NEEDED TO BE CHANGED! But told me do QUOTE! “NO”! Not to just doing her job? To HELPING ME DO HER JOB! The DON told me WHILE LAUGHING! “That CNA has been here longer than we’ve been alive” as if that’s an excuse not to do her job or to be A CRAPPY CAREGIVER! That won’t do as told or even HELP TAKE CARE OF A PT!? Quit there too! I have so many horror stories from LTC IN TN! It’s ridiculous around here! THEYRE ALLLL COMPLETE CRAPPPPPP!!!!! Managements ALL A JOKE!!!!
If you buy a Toyota you will never have any repairs or very little. I have a 2015 Camry for ten years and no issues whatsoever. Only gas and oil changes. You can compromise and get an suv instead of a van. Or you could even get a Lexus. They are a little more expensive (might be as much as a Volvo) but it might be worth it not having any car issues and then there is also peace of mind. Especially if you have a new baby peace of mind means everything. And you could use the extra money you are saving for college savings instead.
I missed the livestream. But here is my story about car. I live a simple and humble life. I dont drive a car everyday going to work. I take the train going to work everyday. Free unlimited train ride is one of our benefit as a nurse in the hospital where i work. I live in an apartment walking distance to the train station and the hospital where i work is nearby the train station as well. I have a brand new toyota prius and its paid off already. I dont drive it everyday. Because of that i fill the tank only once every 2 months. Im a good driver so i do not have a high insurance premium. I have nothing against people who buys expensive cars. But i totally agree that its not a good investment. I am happy and thankful where i am now.
Don't worry, we followed Dave Ramseys advice after reading his books. We're debt free except for our house now and our net worth went from negative $80,000 to $728k
I appreciate you covering LVN/LPN life as well. I have been LVN for 12 yrs and I feel we are used based on need and easily dropped when we are not needed or cannot work the horrible condition. We have limited areas of work and are often not respected or treated kindly and take it or leave it there is never an option of how can we make things better so you stay.
This me. I crank up 17k per month. Picking up shifts is the best. I was able to pay off my school loan and my car loan. Paid off my debt collectos with confidence. I wish I have done this loooong time ago.

Im a software developer and I can tell you that there is no stability in tech. These tech companies are actually downsizing due to artifical intelligence. You may hear software developers making up to $130k - $200k per year and working remotely but in reality these salaries are decreasing as tech companies hiring temp workers. Unless you create your own tech business, software engineering is not stable at all.
This is so affordable ; I live in Seattle where a tiny 3 bedroom home costs 1.2 million unless you live in a unsafe area with bad schools 3 hours away ; you need 1.4-2 million to buy a nice home

She is so inspirational. I been following her for several years. Nursing is a tool that with compassion and great work ethic, you can become wealthy. I make $180k-200k by doing per diem. And my plan is to teach other nurses how to budget and invest their money to become financial independent. Because I am not working until 60 years old either
