Additional Rates of Stamp Duty: Introduced a 3% surcharge from April 2016, increasing upfront costs for second-home buyers. Additional CGT Rate for Residential Property: Higher tax on capital gains from selling secondary properties, impacting property investors. Leasehold reform is more an issue for folks who are buyers and own flats not landlords who simple add all costs to rents and offset ground rents etc.

With new rent caps and other limits the residential new lettings market will decline. There had been no new lettings market in the UK up to the late 1980's, for at least 40 years. You pretty much HAD to buy.

No airbnb is just one, they are hiding them in other platforms asnd apps or word of mouth. That way its just a 2nd home empty and not a rental for tax purposes. We are watching.

Great content. As someone in the audio business. Can I suggest not always dipping the music but keep a couple of db lower throughout. The dips happen way more than they need to. The content and delivery is enough to not need to emphasise a point by ducking the music. Just saying from a massive fan of the podcast which has helped me build my portfolio.

I live in England and I live in a rented property since 1995 now rent keeps going up its called cherry picking sort out the empty homes there are 200,000 and more we got three hundred empty in Hastings East Sussex lets all have a home for ever no more privet renting with landlords. sort out empty first then look at building.

My wife and I had recently retired. We bought a detached run down house in North Wales at auction without a survey and prior to covid.. We used most of our savings plus the lump sum from our pension. To our surprise we won the bid. Both in our late sixties, one an amputee (me) we slaved away for 6 years doing the place up including managing it's one acre of landscaped gardens. We sold the property in August 2022 completing in the November. We were lucky. We rode the property price increases in the area, plus profited from the work we did over the 6 years. At the end of the day we more than doubled the original purchase price and sold out at the right time before property prices dipped and mortgage rates rose. My biggest regret?? We waited until our late 60's to do what we should have done in our younger years.

Without a doubt, this year will be worse than the last. I lost a lot of money last year as a result of bad investment choices that I would not have made if I hadn't been so worried about my portfolio. I kept investing, but I couldn't determine whether to start paying for a house. In the end, I sold my positions, and the house needed more work than I had planned. I'm not sure how long I can keep going like this

My portfolio was diversified across several markets with the help of a financial planner, and were able to achieve over a million in net profit among high dividend yield equities, ETFs, and bonds. It is vital that you have a variety of exposure, including in firms that are currently generating cash flows.

You buy cheap properties for rental yield only. You can get 50k properties paying 600 a month rent with normal tenants who stay long term. I have 3, minimal issues.

The evidence for the uk suffering due to not being in the eu is flimsy at best. Germany is a negative gdp growth. France stocks collapsed 10%. And the uk has the lowest inflation and highest growth in Europe. Better inflation even than USA.
