Sometimes, a man's best friend gets promoted to its highest calling as a crucial companion for community members, as a service animal. Today, a lot of people rely on them to help assist with disabilities.
However, this higher calling brings about a new set of rules you need to know regarding your short-term rentals. By law, we have to make reasonable adjustments to accommodate service animals. But what about emotional support animals? (ESAs)
How do you really know the difference between a service animal, an ESA, and a pet? And how do they exactly fit in our short-term rentals? It gets tricky.

I owned a long-term rental property in Las Vegas The renters signed a one-year lease after several months went by our Gardner noticed that the backyard had signs of a dog and he seen the dog through the window! He notified us of this and we notified the property management team. Once they confronted the renters they said it was a emotional Service animal. They do not have to prove it and they do not have to tell you about the animal we could not charge additional rent even though it was in the original lease contract! The property management said there was nothing they could do about it either! I’m not too sure about short term rentals in Las Vegas but you might want to check it out before you purchase a property there!

We had guests who brought 5 animals, claimed one was a service animal, did over $1000 in damages, and Airbnb suspended our listing and forced us to pay for it out of rental fees. We were denied an inspection of our own property to confirm it was a trained animal. Then Airbnb removed the guests from the platform as they damaged other properties as well but would not acknowledge that we, as Superhosts with 10 years of experience ought to call the shots when it comes to knowing when guests are breaking laws and vandalizing our property. That’s a crime.

It’s ridiculous, and the worst part is that myself as a pet owner if I want to travel with my animal I will definitely want to be in a place where animals are appreciated and welcome and not try to shove it up everybody’s throat, it’s just common sense, some people are just feeling so entitled and all these new laws and policies are enabling them. There is an absolute jewel of an article on the New Yorker called pets allowed by Patricia Marx, check it out.

I have a service animal and in Texas, the owner said, “While we love our four legged friends, we do not allow pets in our home. Our strict policy to to ensure our home is in perfect condition for all of our guest. We have a short time to make sure our home is clean for our next guest so we will likely need to hire addition help to take care of any pet hair left behind. Also we try make sure all of are guest with pet allergies are taken care of. We would kindly appreciate if you can make other arrangements for your pup during your stay. We hope you understand. Jack.” Can the owner do that?
