If entire city is filled with skyscrapers, it will get very congested as no of people per sq km will increase. Better is to improve connectivity and high speed public transportation (which is already happening).. if this idea is implemented, price may still not go down for end user as demand for such property will be extremely high escalating the prices (like affordable housing is now being sold in 50 lacs in resale market) whereas intially these cheap apartments are grabbed by builders/other powerful people..
The sufferings of people residing in poor quarters is sad, but this is no solution to it. Yeh poori story sirf builders/investers k profit k liye h. End mein kisi bhi middle class ko koi fayda nahi hone vala. Market mein property prices increase hi hone h. Ground water aur bhi deplete ho jayega aur kabhi recharge bhi nahi hoga. Pani ko koi zameen ke andar jaane de toh na. Har jagah concrete aur storm drain bana do aur pani ko river se ocean mein direct kar do. Ek din toh rainfall sirf history books mein milega haha. Also storm drains are helpful in planned cities but most places mein flop h. Jab flooding hota h river/lake/dam ka pani fishes k sath residential areas mein enter karta h. Ab? *Urban Green Spaces* is what the world is talking about now. In a way we already have it and should focus on retaining it.

New cities should be built in every states. Right to residencial land should be there for every indian citizen above 18 yrs of age, every government land should serve some purpose for indian citizens eg. in form of parks or offices or rental residencies. No government land should be lying as a waste land either inside city or outside.

Mera ek idea hai - Family me kitne members hain uske baad par max area define hona chahiye minimum registry aur tax k liye. For example, family me 4 log hain to 1000 sq ft tak kam regiistry aur tax ho 3-4% ho ho. 1500 par wo badhna chahiye 5-6% ho. Jitna zyada area per person k naam par registered hai utna zyada tax aur registry hona chahiye. Jitni zyada property ho kisi k paas utna zyada tax lagna chahiye per year. Jinke baap se properties mili hai wo kisi samay kabja ki hui hain koi mehnat se kamai hui property nahi hain. Full ownership ek limited area k baad nahi honi chahiye.
Singapore model is quite like this, where gov. own land & made neighbourhood on 99 lease. That's why Singapore has one of the highest home ownership & spacious despite of having high density population.
Guruji please cover Jaipur real estate as Delhi NCR is becoming unaffordable (I guess No.3 city of North India after Delhi & Gurgaon, so might be a great option for North Indians). Please cover for both, investment & End use. Also does it make sense for a Delhiite to buy there ?
Sir your idea is great, but ek issue hai, agar aap center area devolep karoge toh outskirts par kon jayega , it’s a domino affect, government or various important people don’t want that city center should be devoleped they want outskirts to be devoleped because money prints over there. Delhi has lot of areas which can be devoleped but those were never forced to devolep, devolepement happened in Gurgaon, Noida because lands were cheaper in Delhi compared to outside Delhi

Hi Sir Your idea is good but there is no limit to builder / neta nexus greed. In mumbai several slum redevelopment projects are going on, builder gets the land almost free, but has to build 300 sqft accommodation towers for slum dwellers. SRA is govt authority which is incharge and regulating Still the price in mumbai doesnt come down.
@@SuperArindam1982Bro I think only Hyderabad & Chennai are on verge of that and should figure out solutions and learn from Bengaluru. I guess NCR (Gurugram, Noida), Ahmedabad & Pune are fine. Real estate in Delhi & Mumbai is unaffordable.
