I just spoke with a Zillow sales rep. You aren't really competing against 4 other agents. The rep told me 80% of the time, no one selects a specific agent. They just fill out the contact form. Then they have a round robin system to where the leads go to. But I agree, Zillow is the most expensive. I have also tried Market Leader, which has not been great. Market Leader builds you a site and drives unique traffic to it. So you get unique leads. But hardly any leave phone numbers or respond back to your emails. Being an agent just isn't what it used to be. The competition is fierce!

I had a colleague go on leave for a couple weeks due to a family emergency. She had all her leads routed to me while she was out. In 10 days time, I got 3 solid leads. One of them closed and I'm still actively working with the others. I was fortunate enough to get a "trial" run before signing up. I pay 1/2 the amount my colleague does, so I don't get as many leads, but my first one I picked up with my own profile was a $600,000 buyer (I'm in Tampa, FL.)

Yes I agree. This may sound silly but will other agents in the office let you mess up a transaction just out of spite? Losing a sale would hurt but getting sued sounds scary

Great video Chastin. Zillow, on a sales call with zillow asked him to show me how it works, put fake info in and waited for call. My listing went to another premier agent LOL . I also was told that Howard Hanna has an agreement and the leads to go them if it is there listings.

I just got a cold call from Zillow & within the first 20sec of this video I can tell it’s not worth the cost. If it was a great investment I think he would have stayed , and the fact that he’s chilling out tells me he’s not getting enough ROI. Great video. I think he’s right though. Never rely on a service to get business. You need put the work in.

A lot of agents I’ve talked to also said that Zillow has partnered with ReMax Realty and their agents get top priority and that’s why a lot of agents I know have quit using them. Also, have you done a video or maybe will do a video about phone dialers like RedX, Vulcan 7,etc and do you recommend something like that for lead generation?

zillow was very good when not many people know about it. It was affordable and able to purchase 3 zip codes and gotten tons of leads and got some seller leads too. I had my rough patches. Now you have to work harder to try to convert them. It was easier before but not with so many choices they don't care so we have to work our ass off just to get them to buy from you. i had to stop since i suddenly don't get enough leads that I am paying for so i fought with them and stopped paying them. so I am back using it now again. I am deciding to focus on trying to convert better on them so i can close more.

it depends on how your team has it set up- sometimes you do, and its 30% -- but most of the time they only offer that service to teams who do alot of business...usually no. just the monthly cost.

I have home for sale in Roxborough Park in Colorado. Is valued at 440 thousand. Zillow offered me 363 thousand. I told them I could not sign over to them almost 80 thousand in equality. Such a low-ball offer and lying to people, not good for business. As the inventory in Denver area so small, we expect to turn this sale very quickly.

Zillow sells leads to agents. They are not an agent in the transaction.

Oh, I thought the realtors showing up on Zillow listings were the original listing agent/broker. Hey, calling a 'possible lead' crap isn't exactly crap. If someone called me as a realtor from a Zillow listing I'd see it as an opportunity.

It is hard to judge when no one states where they live. 🙄 So in California Bay Area it was 10k for 6 months and the leads were HORRIBLE!!!! In Central Oregon where I am now...they tell you the market is RED HOT 😂🤣😂 and the cost is 10% of what they say your sales should be 😏🤨 so that was $300-400 per month but if you are in rural area...they don’t care, same price.

Never does a sales rep say the word " guarantee " on a call while selling zilliow That's a lie. Zilliow sells reps also share their screens when it comes to pricing and availability so that it is completely transparent. Some zips over produce while some underproduce from time to time. There are a certain amount of estimated leads per zips per month. Depending on your spend and share of voice u will get x amount of leads. 90k agents don't use zillow across the entire country for " crap leads "

@E you sound like an agent that couldn't figure out how to work the leads lol. I made 100k my first year working Zillow leads, spent 20k in advertising. 80k return on investment sounds good to me. Btw you don't become a 20 billion dollar company and have over 100k agents advertising with you because your product " sucks " you are the minority, nothing more

I don't feel like it's needed. There are already real estate appraisers who do their job. Unless thats what you wanted to do but it's not necessary to get both licenses.

Zillow turns a late payment on a mortgage into a foreclosure and those are they leads you get.When you reach out to them potential clients some of them want to rip your head off cuz.

I personally work referrals more. I still keep the other lead sources to bring in leads for my team so cold calling, events, direct mail, social media, etc. I do Zillow and Realtor.com seasonally.

How can you be a reliable source if you yourself are selling lead generation. You are in the same industry making you a competitor. I'm a closer, you give me leads, I close them. I wouldn't buy from this guy. how was this guy's follow up? how many times a day did he call that first day? what kind of email and text messages auto send upon receiving the lead? How aggressive was he at setting the first appointment? What was the show percentage on his appointments? so many actual pertinent questions that he didn't even get close to covering which shows me how unprepared he was to start running leads in the first place. He openly admitted he doesn't track any of his metrics lol. Oh and Calling something an experiment automatically sets you up for failure. This is the deal with all these services you ready? For everybody that's winning there are three people that are loosing. Which on are you? PS ditch the word cheap and replace it with affordable. that's just day one sales man you might want to cover the basics before spending money on leads homie. man I've been on a 2-hour Zillow information-seeking journey on RU-vid and none of these videos are helpful.

For everybody winning there's three people losing. just remember that you're one of those three. have you ever worked for a call center or seen how to properly work a lead from beginning to end? Genuinely asking there might be something in that worth analyzing. but if you don't want leads you have to beat up and call from Here to eternity maybe Zillow isn't for you.
