As a builder myself, i won't never put a subcontractor in that situation, or myself for that matter. All prices and additional works should be agreed in writing first even if the job has to stop. Take a step back, sort then move on is my policy. Sounds like bad management from your builder friend. Good video and keep up the good work.👍

I installed a heat detector once about a similar position to that one Nick (not intentionally the kitchen design changed and I wasn’t made aware of it). Every time they opened the oven door when cooking, boom triggered the alarm. Plastic cladded ceiling as well nightmare, fingers crossed for you nick 😀 love the vids keep up the good work 👍👍

My approach is if the customer doesn't give a firm written spec to quote against then I'm on day rate + materials, I carry a job sheet that everything gets noted on & customer has to sign to say that's what they want. If a firm spec appears mid job then I take into account work already done when pricing up & make it absolutely clear what is being charged etc. If working for a builder/project manager then as far as I am concerned they are the customer - I don't care what they agree with their customer (especially on financials), that's between them.

I think it’s the customers fault. If the job has changed at their request without an estimate they still requested the work which in itself is a contract. If the price was unreasonable I could understand. I bet the outlay was more than £500.00. Fuel, materials, insurance, registration, tools, consumables, and the list goes on. This is what we have to put up with all the time.

1. Don't work for builders direct 2. in situations like this I deal direct with client - then there is less confusion 3. Cost on a fixed price PER ITEM basis, then if they treble the items the cost trebles. 4. Costings in writing with terms and conditions attached ( client has to agree prior to work starting)

It's at the point of finish were the boards are back down, carpets back down, tools more or less back in the van and all of a sudden you here them famous words!!! I WAS THINKING could I get another double socket there (just for the Christmas tree) and maybe a light under the stairs?? That grinds my f**king gears

Had one not long ago in a fairly big house casually ask me to change all (original) switches and sockets to nice chrome ones while I was fitting downlights in most of the house. I said sure I'll just add on cost of materials and half a days labour. Emailed them links to a few to choose from, prices right there on the page, then they wanted to know why the invoice is £700 or so over the original estimate for fitting the downlights!

At least the customer was going to pay something. I did work for a woman 23 years' ago fitting new lights and sockets and replacing damaged accessories. When completed, she said she couldn't afford to pay as she's a single parent and offered to pay one pound! a week until it was paid.

I’ve been in this situation a few times. The builder has completely stitched you and himself up with his stupidity. I can’t believe you’d have quoted £1200 for all that work and travel up front. I’d be looking for around £2500 for that spec but once they’ve put you on the back foot you feel like you have to do them a favour. Never let people dictate your price. Always give written, itemised quotes in advance. Or just don’t work for builders, that’s my policy.

not knowing exactly the job but based on the points you mentioned, supplied and fitted, i'd have estimated that at £1810 +vat as a minimum, im in the south east and i know prices can vary geographically but i couldn't or wouldn't do for less anywhere as there's lots involved and its a lot of work. Someone else in the trades that I watch mentioned similar things happening to them, and they ended up loosing money on it. Their suggestion was to always work to the contract and nothing more, but have a way to do contract amendments with clear pricing & changes

Every tradesman has to deal with this crap. Makes the job too much hassle imo. Such a shame because i like doing the work. Radio on, bash out the flooring (i'm a floor layer), get home put your feet up, nice! But instead you have to stress over getting paid and argue the toss over quotes and stuff knowing full well that if they went with a high street flooring retailer they'd be paying a lot more!

Hi nick going to be honest with you you handled that pretty well I can’t believe you got told to go back to 2nd fix when it was not even close to being ready very poor organisation from the builder I would say. We would never do that as we would likely get a bill for the extra visit 😡 and to be honest it would of been better for him to delay you for a bit. But fair play for carrying on 👏. Catch you on the next one 👍

Sounds like you was well light in the 1st place, 2 of all day(long day at that) plus another day 2 nd fix would of spanked £600 then you got material on top ,diesel, doing cert at home etc.

I've realized that you'll ever get rich working for builders these people don't know what's involved in a 1st/2nd fix ;sounds like a fairly cheap price with all that driving and chrome .id be charging him and some on the next job i find the builder alway owes you money hope you get payed for this one mate

Sounds like the customer is trying it on and is being unreasonable - we had a job recently where we did the 1st fix builder called us back to 2nd fix then customer threw us off the job because she’d ran out of money - still not been paid for the 1st fix. In my experience never work for the builders always go to the customer direct and add a bit on for the builders. £1200 seems a bit low to be honest especially with a days travel all together. Is that including VAT?

Regardless of who you working for directly be it’s builder or customer. ALWAYS have written agreement of what is included and how much. Makes life a lot easier, and won’t have these issues. Just had customer who got under quoted from electrician and he walked off job, had nothing written down on paper.. Builders are nightmare, always looking to save , they have already charged the customer anyway, and then look to negotiate with electrical again.. Have had my share of builders!! Rant over...😁😁😁

Cutting holes in Celotex is a massive no anyway to be fair, creates cold spots and condensation, I did a extension and cut holes in to get my pants pulled down by building control when they did a visit and he made builder drop ceiling as wouldnt sign off holes (makes sense) in future be aware of this and tell builder, in ideal world warm roof setup best as no insulation for cables etc etc to worry about

Genuine question, in the building regs is says you cant drill roof joists. I am doing a similar extension and we ended up clipping the cables around the top 150mm of the ceiling because of this reason. Are these joists any different than those in lofts?

Probably something to do with if you take a chunk out it decreases the strength & probably zonal system or something

The hole is not allowed within 2" of the edge of the joist. So if you've a 4" ceiling joist in the loft you can't drill it.

Ok, it may be my interpretation of the building regs but it seems to say you cant drill a hole in a loft joist/support at all. Ceiling/floor joists are fine within certain ranges, but no mention of size for roof joists that I can remember without checking the book

@@rodgerq That's mainly talking about ceiling joists, which are acceptable to drill. However load bearing roof joists (Rafters?) aren't allowed to be cut or adapted for cable passage in any way. From my understanding

We renovated our house and the plasterer, plastered OVER the second fix light switch boxes and the wires. The electrician was not happy at all.

Been in this situation the don't like the cables sticking out of boxes ,so coil them in and they repay you by plastering over it ,cheers mate.

This would be my main worry with working for builders. He might be an honest guy who gave the customer a perfectly reasonable quote. Customer then changes their mind and the builder does his best to keep the price as near to the original quote as possible so he doesn't lose the job, not realising that other trades can't do the same without making a loss. On the other hand your business was with the builder so he shouldn't have got the customer involved in your pricing.

Hi Nick Are you putting downlights in the celotex? As far as I'm aware the celotex membrane should not be cut as condense can run on the top surface and into the downlight hole. I don't know of any downliight which can be installed in solid insulation and the manufacturer of the celotex state that the integrity of the foil membrane should not be broken. Having had experience of this kind of customer I would of walked!!

So no one can have downlights in any new extension then,all wall lights or surface fittings, not gonna happen untill building control get involved.

@@supersparks9466 I didn't say that you couldn't have downlights just that in order to comply with building regs, which if notifiable work you must, then the construction method must take into account the requirements for downlight installation.

@@davidb3537 You will need to separate layers of celotex, so you cut the bottom one to fit the downlight you won't end up with a cold spot

Had this issue many times. Spoke to quite a few building inspectors and they seem to be happy with cutting away the insulation to fit downlights so that’s what I do. Still doesn’t seem quite right to me though and don’t think anyone really has an answer for it.

Us builders get a bad name, were not all like that. I have set prices off my sparkies,customers never ever know what they want. I'll tell them how many sockets and lights I've allowed for, anything above that can be dealt with by the sparkie, I don't add anything on to the price, literally couldn't be any fairer than that yet customers think your ripping them off. Electrician's are expensive, that I cannot control unfortunately

Electricians are not expensive, they simply charge for their worth. Most builders don't have the sense to get the electrician in to price it first before they start making off the cuff guestimates to the client. Remember I said most, not all builders.

Work it out at 2hrs a points ,add 20% on material costs,travel and petrol,you want be far off the true cost, and £15 for a decent barber for adam

“Who do you think you are taking about a builder like that” Seems fine to me, people are so wrapped up in being offended, if you ask them to do something and they don’t, it’s fair game. That’s why we’re in such a state, no one cares and no one else speaks up enough to call them out to prevent it happening again,,,,, and again.

Majority of builders are a pain In the ass and are trying to keep their own arses clean with the clients. As long as they look good that's all that matters I have found over the years. It's best to deal with the client 1 on 1, there is more clarity.

luke thorn which is precisely why people attempt to do it themselves or live with dangerous old wiring. I appreciate everyone has to earn a living, but some electricians are taking the piss massively. I was quoted £12k recently for a rewire on an unoccupied three bed mid terrace in London. That's almost six months average salary in the U.K for less than a weeks work. People on low wages simply can't afford that kind of money. Fortunately we had a healthy renovation budget and I managed to persuade an electrician friend of a friend to come down from Leeds and pay for him to stay in a travel lodge for a few nights. He did an absolutely first class job, worked bloody hard, and charged me £4,500 which we were both more than happy with. London electricians now seem to think they are entitled to six figure salaries which is insane, and why I shall never use one.

You have learned a lesson there, try to speak directly to the customer in future. Cross trade quotes are rarely accurate. Enjoy your videos, you come across as good lads. One concern, probably not wise to create content whilst driving, you can be prosecuted if it is considered to be a distraction.

Typical builder thick as shit, lost count how many times I have told builders about Kingspan insulation and they need to leave either a large hole or a slot for the down light, which is acceptable to building control, you will never change them, another thing with builders is, its OK for them to make money but if anyone else does on the job, they see their arse.
