I'm buying a house this year because this was my personal timeline 3 years ago regarding becoming completely debt free and saving for downpayment/closing costs. It just so happened that I stumbled into this terrible market 😂 I have a house under contract though! So if all goes well, I'll be receiving my keys next month! 😊

I desperately want to move into a better school district. I’m selling my home (it’s been on the market for 2 days now), attempting to buy a home too.

@@AndrewFinney Don't know if you've done this already, but I'm sure us first time homeowners would LOVE a "Anatomy of a House" video where you talk about the different parts of a house and in general what their function is and how to maintain them. I didn't even know what a septic tank was before embarking on this home buying journey haha. A video like that would help demystify a ton of things about owning a home!!!

We bought the home my mom grew up in 50 + years ago. My parents are now downsizing and moving in and we are so excited for them. We are a few hours away so we can be there at the drop of a hat, and its in town so we can easily hire house cleaners and landscapers. best of all, its 2 blocks away from the hospital.

A friend of mine told me a story of when his parents tried to sell his grandparents house the agent they hired basically didnt list it well and barely put any work into selling it and the house sat on the market for months without any showings and when the agent was unresponsive. This was because the agent chose to focus on the properties that pat a higher commission. So a real estate agent can make or break a real estate experience.

Great video one again! Love the advice about looking at homes that have been on the market a little while. I will definitely keep that in mind when the time comes. 👍❤️ P.S love th sign in the background: “Sometimes you win, sometimes you learn.” Definitely something to remember and a great way to treat situations that were not a success.

🙋‍♀️ Hi Andrew! I finally found my “nearest perfect” home community nearby and closer to Kim’s house too! She and I met many wonderful neighbors at their monthly social and everyone is so warm, fun loving and welcoming! Building from the ground up (my first time for that) with a local premiere builder who is treating us good. Kim and I have a great time with the Sales Rep and take him treats, ( maybe a good tip, he gave us a $500 discount for Mexican takeout ! 😁 This is the perfect time for my next chapter with less home owner responsibilities, less work, more freedom and will love the HOA benefits and designing and decor is going to be a ball! Treating myself to our home selling staging Decorator from start to finish for this also , who is now our good friend too. She has a great eye and advice. You are always so spot on with all your advice, especially buy when it makes sense for you, not wait for whatever reason. You only go around once, so have the best home you can afford, especially over 50! 😜 Having an entire three room guest suite built upstairs with private everything a guest needs (including wet bar and adult beverages ) , so if you are ever in Nashville , Kim and I would love to have you visit with no hotel bill. You and she have made this experience so fun and informative . I am so lucky to have you both for this big and exciting move. Wishing you much well deserved continued success and massive thanks for all you do for so many...AND all you agents remember to pamper yourself during this crazy and unprecedented time in the real estate world, it’s got to be stressful even if very rewarding. This was a very informative video, Andrew. Based on your knowledge of housing trends, do you believe this substantial price inflation will worsen? Even though I'm not looking to buy until late 2022 or early 2023, I want to know what hurdles I may expect before I can literally get my foot in the door. The "looking where others aren't" maxim definitely applies to my situation.

Thank you Matthew! Yes, unfortunately, the current housing market show's no signs of letting up over the Summer. It'll likely be the Fall/ Winter before the housing market cools off a little. There's a lot to this question. I'll post new videos with the housing trends and where it looks like the real estate market is going. By the time you buy your home, interest rates will likely be higher and we should see some "stabilizing" in the real estate market. Thank you for your excellent question Matthew! Got pre-approved by 2 lenders in the same day. I'm having a hard time to decide which lender to go with. They're pre approving me for different prices. One is pre approving me for $5k more than the other one but the other lender that's pre approving me for $5k less has a stronger, get things done character and responds way quicker than the other one. How do I know which one to choose?

I started looking at homes on the market longer than 30 days unconsciously and I got the the first house I put an offer on at asking with the seller paying half closing costs with warranties. May 2021

@@AndrewFinney started escrow today, but I do think it was bit of luck, realtor, and time on the market which you totally elaborated on in your video. We changed realtors 3 times because we started off with new realtors verse experienced ones

I am buying because being a renter is coming to an end for me. I want control and privacy of my living space. I am finally ready financially. I intend to only offer 5% above appraisal value. I have a question for you. When your clients agree to cover the appraisal gap, how much above do they agree to pay (in percentage)? There has to be a balance for both parties.

Hey Jennifer! Thank you for watching and for sharing with us! I'm super excited for you my friend! Yay! You may or may not need to offer 5% over list price to win a bidding war on your new home. Have that conversation with your Realtor for each home you wan tot pursue. Negotiations vary and are unique home to home based upon the parties involved. (i.e. the agents, the seller, you, etc...) If 5% over list price you're willing to pay, then stand your ground if a bidding war goes higher than what you're comfortable with and simply walk away and find another home. As mentioned in the open line of this video, I'm seeing sellers get anywhere between 3%-10% over the list price backed up with cash if the appraisal comes in lower. I've seen the appraisals come back at value, be lower than the offer price, and be higher than the offer price. That's why it's about identifying your financial comfort zone and staying true to yourself. I hope this helps. Sending you positive vibes everything goes your way!

@@AndrewFinney I was asking about appraisal gap only. I can go over list as long as it is 1) in my budget and 2) does not exceed 5% above APPRAISED value. That would be cash out of pocket. Thanks.

I know my question has nothing to do with this video but I would like your advice… is it possible to back out of a contract for a new build house. My closing is next month but I’m having second thoughts. I know I may lose the earnest money, but do I have to pay the realtor a fee? Will I be sued by the builders for having second thoughts?

Hi Monique! Thank you for watching. Actually, your question does have to do with this video. Specifically about getting in touch with your reasons why you're buying a home of your own and what that means to you and your life moving forward. I'd ask you to get clarity on why you're buying a home at this time in your life. Why now, what changed? What were your thoughts and feelings when you first went into contract on your new home? Write those down to get in touch with you deeper self to gain perspective on what means that most to you in life and about owning a home. To answer your question... Yes, it's possible to break a new home contract. Yes, you'll lose your earnest money and probably some if not all of your deposits for the options you selected on your new home. As for paying your agent, that is certainly the right thing to do if you opt to not move forward. That said, it will depend on what the written agreements are between you and your agent from a contractual point of view. Lastly, it's natural to have second thoughts about buying a home and to get nervous. It's new and you haven't done this before. In life, when we do new things and step outside of our comfort zone it's normal to feel anxiety. Yet when we push through the FEAR (False Evidence Appearing Real) we often find that our own mental anguish leading up to the event/ situation was far worse then what we thought resulting in a confidence boost we'll have moving forward in life know we can achieve anything we set our mind to then take meaningful action to fulfill the desired results.
