This really isn't the deal they claim it is. Per the story in the Denver Post newspaper, the houses are a max of 600 square feet on each level, 1200 sq, ft. total. There are no basements. There are no garages. They are installed as close together as the law allows. They start at $300K. In comparison, my house is about 3000 square feet including the basement. It has an oversized 2-car garage. The lot is over 13,000 square feet. This house would realistically sell for about $750,000. But the homebuilder will place about 6 of these modular homes on a chunk of land the size of the lot that my house sits on. So with these smaller homes, they are stuffing nearly $2M worth of homes on the lot instead of just $750K. The builders have just found a way to maximize profits.
People buying at that high price will never see that return. Seen this merry-go-round before. Even in the 60s. Pre fab homes don't last. 10 years later they will figure that out.
What everyone is forgetting and news didn’t mention is where that home sits! Many go on land you won’t own. Much like a trailer parks of ol’, you will have a lot fee. One that goes up all the time. You can easy get into a monthly payment higher than a home with more space.
Average price 350K plus. The bigger one costs almost 400K with less than 1152 Sq Ft. It's more than a product designed for the high-rate and high-price market. The value and the price?! I'm not quite sure.
The same builder built 1600 SQF whole houses and sold them for 300K-350K in the same area just a year ago. Now, the same price can only buy 2 boxes with less than 1000 SQF. The house price increased more than 35% (highest in the Denver metro area) in just 1 year in that area all because the builders raised their prices. The value is not high, especially in a double-high housing market.
Yeah looks like pure quality to me lol. Don't be fooled. You may be thinking 300k is a price for quality but I have this sneaky suspicion it'll be garbage and will need many repairs in the upcoming future. Buyer beware is my opinion
1. how do they build 1300 SqF houses in a 200SQF facility? Sorry couldn't resist. 2. manufactured homes are held to the same building standards of any other home. So quality isn't much of an issue especially in a controlled environment like a factory
This is getting closer to what we need... Millenials and Zoomers need AFFORDABLE housing. Period - end of story! If this doesn't happen then the american dream is dead.
