I feel any very detailed advise about how you start to find model plans and how to hire qualified, certified reputable contractors for most everything that needs to be done, as opposed to doing much of the planning and building yourself. I believe most people either have no training to do any of this type of hands-on work so quality will probably suffer greatly, or just don't have the time to dedicate to not only actually building items, but first learning how to do many of the jobs, and then the inevitable time and money that gets wasted when having to repeat poorly done jobs. Also bringing on experts to discuss how to protect ourselves legally when hiring work to be done on our property, and how to handle payments to workers to avoid being ripped off would be very beneficial.
Good evening. I was driving around burning gas ie bored. Drove by a 40 acre property for sale with a 2 story house on a full walkout basement. I walked up the 1/8 mile driveway and knocked on the door. A week later I was signing the purchase contract. 30 yr fixed 2.75%, same day Covid went on National News. 500 gallon propane tank, set, filled & plumbed $2900. Home Inspection $675 I'm a Navy veteran, so I am very lucky that I don't have to have private mortgage insurance. Generac 22KW generator, plumbed for propane and electrical ran by contractor $8900. I'd do it again in a heartbeat. Almost 3yrs ago. Regret nothing. Our well is 300 feet down. Hardest water in the state. Lime,Calcium and Rust. I buy salt for the softener by the pallet (40 bags). The pump was replaced last year, $3000, it was 10 yrs old. No complaints. If in hard water do not cheap out on your pump, but you also don't need to of the line either. Enjoyed this, it helps me for a pole barn build in the future. Thanks for your time spent on this.

Nice house, nice plans, nice ,nice land, love the video! 179k is a great deal these days. My only complaint would be that hvac price. I get it in covid times. In 2023 $7500 would get you there. And actually 2 220v split units for around 4-5k would likely handle it. 😊😊. But again I really loved the video. And your House!

36:04 Dramatic!? HA for us it that 25-30k just to see if you have water down there. And you have to have at least 10 acres to drill a well. With oilfield prices out here for desert scrub land its like 30k and up for 10 acres
My late husband was a contractor, I’ve helped him out for many years and I can say Great Job!!! In todays market in any state, if you can start to finish build a homestead for under $200,000 dollars you’re doing damn great!!!

Buying the lift was a great idea. Bill the billionaire in Austin was quoted rental on a "T" crane for his home build over 2 years and then asked what you did. How much to simply buy a used one, and his contractor stated, those are almost impossible to find. Bill realized, well that means if I sell one used then price is high. How much is a new one? What is the difference? What is the total to rent for 2 years? HELL, I will buy one. Rent it to you to use, and that creates creative taxing and other opportunities, and then Bill sold it back into the used market and made a net profit on equipment. Keep your options and mind open to what can be accomplished.
I think I met you and your wife in Florida. This is exactly what I want on our property. Sold our house after 12 years, bought 3 acres, and living in a 5th wheel until we build. This is great! Congrats on your build!

That's a pretty genius design. Will save their roof, reduce cooling costs, reduce wear and tear from the elements, etc. Plus you can enjoy grilling out or entertaining even during bad weather.
We remodeled an old home we bought for 9k in Archer just 8 miles outside Gainesville Florida. We did all the work ourselves with owner builder permits. It took a year but we are mortgage free for the last 6 years. It gave us the freedom to save and also travel. We own a small business and can take off anytime. I also work as a travel nurse six months out of the year. Definitely thought of something like this in retirement but small home.
Thanks for sharing your build cost. A lot of people tend to avoid that topic due to how many people get worked up about it. House came out great and made for an excellent build series. The cost is definitely reasonable for building a quality house. Especially considering saving $70k+ from the builders contract price.
Keep in mind that 70K was for a much smaller house with a lot less upgrades. No doubt we saved well over $100k for a year of our time. I'll take it! Thanks for watching.

@@TKCL when we built our log home back in 2017 my wife and I flew to Utah to the place we chose to get a better grasp of everything. They were not the cheapest but it what we wanted. On the flight back home she absoultly drove me bat shit crazy wanting to change this and that. Keep I mind we both had full time jobs and they give you the specs or the foundation and it was up to us to the foundation ready for their crews to set the log. My wife who enjoys your channel as well absolutely drove me nuts !!!!! Once the walls went up she got it. She is a physician extremely smart woman but common since she has absoultly zero....we got what we both wanted and enjoy our home as I know you and Tiffany do as well...job well done !
Kind of surprised that it was so much. But you did go over built on a LOT of things and the price war of "supply issues" definitely didn't help any. Overall considering what you got really not bad price.
Hey, you two, great video, thank you for this! I tend to believe things hit at the right time when looking for answers and I only found your channel a week ago and today you posted this video right as my wife and I are planning to move next year. Taking this year to save up and decide between buying or building. So, this was an eye opener and even though I am a beginner DIYer, I will probably have to pay someone else to do most of it, this gives me hope at certain area's that I can save some money myself. I recently got new gutters on my house in 2022, 4-inch gutters, seamless, and I was charged over 5k, my house is only 1000 sq ft, but when you mentioned your gutter price, my eyes got big lol. But I wouldn't be able to do those myself ;). Either way congrats and thank you for the insight and advice of your progress.
Shop around, get multiple quotes and pay cash when you can. Those made HUGE differences in the quotes I was getting. The housing market was just so big that contractors were tossing out ridiculous bids and most people were taking them without any question. For example one person quoted me $5k labor on my shower tile, the next guy quoted me $1k..... I mean come on, how is there that much difference? Another person quoted me $8k labor to lay 1700 sq ft of flooring. I did it by myself in 4 days if I remember correctly. Apparently $2k a day is what some people think they should make. It's insane out there, don't get taken advantage of.
@@TKCL Exactly, I got 16 new, simple basic windows in my house, no bay windows or anything crazy, it was over $15k, when you said your price, my jaw dropped lol. I'm still learning, but yea I have learned a lot these past 10 years at this house. Learned electrical and getting multiple quotes. Had a Gen contractor bid for a basement bathroom remodel $5k when 3 other companies told me $18 to $21k, I was like why such a huge difference. His tactic was me as the Homeowner would buy all the materials needed, so he won't mark them up and I only pay him for labor. So still cost around 10k total, but huge compared to the other companies. But like your house, we are looking for something outside of the city, on some land, but I work IT and work from home 90% of the time, so need to be able to have a strong internet, which is when I found your channel putting up your routers with external antennas. So, yea, lots of discussions between my wife and I still to narrow down location, wants, and needs. As long as we get the house functional at the beginning, we can add on to it in the future, so we don't go fully broke on day 1 ;). but seriously thank you for your comment and input. Appreciate you!

This video was good for me because I’m getting ready to build on my remote property and you gave me some great ideas. I love the roof how it’s wider then the home. That’s how I would like my house. It’s a smart idea. Most people are getting soaked standing in the rain trying to open the front door. I like the house and you really helped me with some ideas for my build. And that’s pretty good price. I got a brand new heating and AC unit from habitat for humanity for $300.00 so yes shopping around can save some big bucks
Watched the whole build, you built everything beefy af. Your workmanship was as perfect as you could ever wish for and you never would of got that with just about any builder. It's a beautiful, well built home! My favorite part is the huge porch space! If it was my house I would have converted the closet room into a guest bedroom and added the closet directly to the master bedroom using some of the pantry room space.

My wife and I want to build our own house on a piece of property. I’ve just retired from 30 years of teaching and started a handyman business to stay busy and to see if I’m up to this challenge. Also will move to a more affordable part of the country. We are in San Antonio and the land prices have skyrocketed, as have the taxes!

Awesome, love your content. You, sir, are a DIY dynamo. I am curious, did you have any building or construction experience prior to starting on your build? You definitely made some wise decisions regarding what you could do and what was best done by professionals. I totally agree with the process you did to make your dream a reality, I don't care what any naysayer has to say contrary to what you did. I had 8 years of experience in the construction industry building all types of structures. Plus 21 years of experience working at an Architectural firm in the Midwest concentrating on commercial buildings. So when I watched your DIY vid here titled "Couple builds their own home! Full cost breakdown and what to expect." I can say with the absolute assurance you were spot-on with your decisions. Obviously, not everything you did would be what others do and you were adamant about that.
Thank you! Zero construction experience in the trades before building this house. But I've never been scared of a challenge and I like to research and prepare. Living in the country and not growing up wealthy its just commonplace to get out there and figure it out.
How does the composite shingles and decking hold up with spray foam insulation ? Does it affect the longevity of the life of the singles? Or increase the temperature of the shingles since there is no ventilation underneath ? Does it effect the Re roofing in the future for nailing and insulation underneath.
In my case no because I decked with plywood like a traditional home and sprayed directly to that. As for the heat, I can't forsee there being any ill effects. It's sure nice not having a 130 degree attic.

I priced similar but smaller in a couple of cities/states. If you're lucky to get anything approved in good weather areas, it costs WAY MORE than you paid for any of those estimates. Some places can't find contractors. Even offering cash, get screwed. We decided to stay & suffer where we are. Maybe when I die my kid could move to another country to actually enjoy life.

Love your home! Your video has me inspired to add an outdoor kitchen. I'm a senior with back problems so carrying items in and out of the house is not happening. Then i saw the pass through window and realized there is a perfect place that kind of window could be added. Was it custom ordered? Was it expensive?
I wish I could do all the work you did. I can and will do the electrical, HVAC and help with the plumbing. I could hang the cabinets, not even attempting drywall. My plan is pay to get house put “ in the dry”. Do the sub work I can and work with friends to do the rest. My plan is to spend the most on standing seam or no seam metal roof, air sealing, insulation and windows / doors. Low maintenance and low utility costs for our retirement home. You have given me good ideas
Well done! Cabled a stick house years ago that was 2x6's. It was a monster house. Multiple audio zones, every downstairs door and windows got security wire, motion sensors everywhere. It even had its own fire sprinkler system. Peace y'all and enjoy
Very practical, l used the same design 40 years ago in North Central Australia. Temperature averaged 30°C, so shade year round and great air flow saved our sanity. Room for vehicles in the shade and concrete floor made a big difference, especially with a serviving Pitt. Rainwater tanks were also under shade, outdoor cooking in camp oven's. Concrete was the biggest cost as it was a long dry haul and water mixed on site. Well done.

Beautiful home! This is the only video I've seen, so I can only go off the visual, but it appears you have standard romex (12/2 or 14/2) running to your exterior lights. As an electrician, I would strongly advise either running it in liquitight (sometimes called flex) or upgrading to UF wiring (outdoor/direct bury rated wire). The bare romex (please feel free to correct me if you have something different in place and I just couldnt see it) will not last as long and is also encouraging to vermin to chew on due to soy being used in the production.
Hey Andrew. I'm planning on building something very similar, except with a full front and back porch instead of the entertainment area. I watched your build from start to finish and it has helped me tie everything together tremendously! May I ask, where did you purchase your pole barn kit? Is it any particular brand, or is it custom built to your specifications? I'm in Oklahoma, but do not mind traveling or paying delivery for good quality material.
Backwoods buildings in Chipley Florida, they do deliver via semi. I had their engineer beef up my structure since it was going to be a house. Traditionally these are for agriculture barns.
I had to hire a painter to paint my eves, exterior doors, garage door and the eves on my workshop and it cost me over $7,000. They power washed the whole house and 300 sq ft. workshop and all the woodwork. We are not as talented as you are.
Hello Andrew Outdoor kitchen build start to finish, is superb great attention to detail and explanation through out. Over engineered well yes! but is there any other way to make a build last, the cost of the kitchen is no doubt a huge investment in the appeal and functionality of your home. Well sir you claim not to be a professional but with the commitment to detail and love put into each task, so no your not because they wouldn't have the time to achieve such quality of finish. Those wooden poles that hold the roof, when it hits the concrete at the bottom, I thought the concrete touched the wood. When wood touches that concrete over time, it rots. Evaluate a metal plate or something over the concrete on which the wood sits on.
Yes!! kitchen quotes are like 15-25K, small bath 5-8K, master bath 12-18K...hurricane windows in Miami 20-45K...is insane what some areas/cities are charging and people are PAYING FIR THEM!! 😳 Labor cost is insane on price gouging...cement and rebars up the roof!! Paint cost is like drilling an oil well😄🔥🔥🔥Beautiful Home guys!! God bless and enjoy your hardworking efforts!!

Who did you go through to get construction insurance? We went with state farm but after a couple months, they sent us a letter saying they couldn't do it so now we have find another company.
I honestly don't remember the name of the company that covered my builders risk policy. I use a small local insurance agent that shops around. Builders risk was easy to get, it's the final homeowners insurance that's more complicated on a structure like this.
