Pam here….why do they always put the AC condenser by the deck in the back…all the NOISE when you want to be outside. We put our new one in front of house or where we would not be outside enjoying yard or deck…ac guy was a pit miffed to have to run the connections. But it is best thing ever…after he was done he said …that is smart idea.

I thought you might share more about the changes in Kentucky Brad and the economy with a focus on property prices. So here I am looking at a house without land or any of the facilities I need. The only part I can relate to is that you most definitely need an assistant to do more films and perhaps discuss what it’s like to live in Kentucky as opposed to other states. Prices are vital to discuss during this downturn in the economy and it’s getting worse. It’s time to sell for some whilst perhaps it’s the perfect time to buy. What is your opinion? I’ll be over soon but I’d love to see more despite being on your list. The videos really matter to me and possibly others who are considering moving. Stay well 🥰💫

Lorrie, we usually don't run way up - like Calafornia, so we usually don't have the fall. We have still had good sales, people coming an going, jobs are growing, etc. In my opinion - people just need to jump in the market. If people are afraid of the market - like 2008-2009, and they didn't jump in - still being afraid of 'what might be' - those folks missed one of the greatest run ups in the 13 year bull run that followed.

@@BradSimmons That’s good to know Brad however I could never live in California. I need seasons to survive and not the extremes that appear to be happening in California. My ex husband lives in Santa Barbara and he can keep it! I’m interested in a completely different area with the potential to meet a community and create more opportunities by building a small village if possible. It’s partly why I fell in love with your RV Park and I still have a lot of ideas to extend the facilities into something that might attract a community. Thanks for your quick reply and my best wishes to your family and colleagues 🤘🏻🥰🥂💫

Mr. Brad, I don’t know when but I want to visit there. I was born in Michigan and parents brought me to Texas. I’ve been mad about no seasons or family since the move. I’m 60 now. Hahaaaa. My youngest and I have been watching your videos. God willing he and I will visit one day and make a plan. I’m not absolutely certain it’ll be Kentucky but I see a lot of potential. Lovely land, seasons and not super harsh winters. It has to be cost effective, water on land, ability to produce food and possibly income. Some diversity of the land. Forest and flat for home and crops. We might build our own lil house. Well need income while we make a life so not too far from jobs. I really like a few properties you’ve done. One was the perfect place. 4 or 5 years ago. Next to Daniel Boone National Park! Oh the wild turkeys!!!

Here is a lengthy (sorry) reply I give to folks who ask about storms, weather, etc. Hope you benefit from it: Couple things - 1st - we are nowhere near tornado alley - you can look that up. We do get some wind, but take a look at all those rickety tobacco barns on the tops of hills - they have been there 100 yrs - and still standing... But everything is air conditioned, so it is 60s in the morning and night - and 80s in the peak of the day. 3rd - we came from NJ 30 yrs ago - here we enjoy two things that I like: it stays lighter, later - 9:30, its still light out - because we are so close to the next time zone - we like that. 4th - we also enjoy about 3 extra weeks of spring - and 3 extra weeks of fall. Which equates to 6 weeks less winter for me - I'm happy. 5th - we also enjoy average of 3.55" of rain per month - which keeps the grass green and the lakes and reservoirs full. And wow, did I ever find something for you! the most comprehensive weather site I've ever been to - this weather info is for our Bluegrass Team office: weatherspark.com/y/15759/Average-Weather-in-Danville-Kentucky-United-States-Year-Round Lastly - a good, honest answer about snow…. Back in the day, when I purchased my first home to live-in; that was in Kentucky in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Personally, I can connect to that. When I began working with a fiduciary financial counsellor, my advantages were certain. I got into the market early 2019 and the constant downtrends and losses discouraged me so I sold off, got back in Dec 2021 this time with guidance Long story short, its been 2years now and I’ve gained over $860k following guidance from my investment adviser.

Actually, I've shuffled through a few advisors in the past, and “ Margaret Johnson Arndt” remains the most resourceful thus far. Her strategy proves profitable, and sustainable both in a bull & bear market. Most likely, her deets can be found on the net, so you can confirm yourself.

No house will be renovated to your exact specifications unless you're the one doing the renovations. I've seen people walk into immaculate move-in-ready homes and they're complaining about little things like appliances and counters and flooring and the color of the walls. You can change all of that on your own. You can't expect someone to have the exact same taste as you and sell the exact house you want in the exact location you want for the price you want to pay. It doesn't exist!
